Edmonton Commercial Flat Roof Replacement, January 2015

This commercial client in Edmonton was presented with a quotation for a flat roof replacement. The report follows the crew as they performed the replacement over the course of several months. Scope of Work:
  • Scrape gravel down to existing 4 ply membrane and take down to dispose.
  • Supply and glue down a FR board (1/2 inch fiberboard adhered to a 95 gram sanded poly sheet) and seal all laps.
  • Supply and back torch a 180 gram armour bound peal and stick up walls and all penetrations.
  • Remove and replace any wet insulation.
  • Owners to move and re-position satellite and communication systems.
  • Clean all debris and haul away.
Roof Report, January 21, 2015:
We arrived on site at 2:10 pm and I got set up to continue with the cap stripping. At the same time we were waiting to see what was going to happen with the weather since it was still drizzling. I went through the safety paperwork and then we helped with removing the garbage from the roof and brought it to the bin. 20141212_14051920141212_195820 20141212_195807 20141212_140503 Roof Report, January 23, 2015: After our toolbox meeting we proceeded to install FR board on the upper mechanical roof and did so until the point of satellites in all directions. We then installed peel and stick stripping wherever possible and sopramastic waterproofing in all other protrusions.
Cleaned up and left site at 4:30pm.

Roof Report, February 12, 2015:
This morning after we were done with the safety reports, we went to the upper roof and continued with the base seal tie in. I had two other crew members remove snow from the entire upper roof while I started to install peel and stick on the curbs. After I was done with the curbs on the north side of the roof, I installed patches over the plates and installed gussets were there were none. I also found several spots that needed patches in the field and repaired as required.
Roof Report, February 14, 2015:
Started to lay in FR board where they moved the satellite towers. Once we got the base done on one I had a crew member start capping it in while myself and another crew member started to base in the next section. Both sections were capped by the end of the day which made the client happy. Then I stayed on site to complete fire watch.

Roof Report, February 18, 2015:
This morning we started on completing the NE corner of the roof by installing the last of the FR board. We also started sealing around the curbs and perimeter.
We then moved to the SW corner and completed the base tie in around the satellite and patched plate holes in the area. Fire watch from 3:30pm to 5:30pm.

Roof Report, March 7, 2015: Today we completed the field cap and most of the DE granulating around the details. Roof Report, March 9, 2015:
Bill and me completed the cap stripping on the upper roof today and need to touch up the gum boxes and granules to finish the SBS on the upper roof. We then completed the curbs on the main roof and started to install the plumbing vents when it started to rain at 3 pm. I am not happy with the large ponding area on the east side of the main roof and would like permission to extend the sump on the east side with a trough through the high spot so that more water drains.  I would have to cut out the FR board from the sump about 1 ft. wide west about 10 ft. to where the water ponds 3 inches at the deepest point. Then tie in the old roof to new torch on roof through the trough. This would require 10 man hours and another roll of cap which would add another 2 years to the life of the cap in that area. Today we installed 8 plumbing vents and touched up the existing plumbing vents with smag and granules. We completed the west drop drain install and reset the air units on the SW corner of the main roof. We then cleaned the entire main roof and downloaded all the garbage. Roof Report, March 11, 2015:
This morning we completed the touch ups on the gum boxes of the upper roof and then started installing the metal around the perimeter of the upper roof and found that we were short one length. On the far east side of the roof there looks to be another piece missing that would cover the electrical lines and 2-18 inch storm collars are gone as well. We installed all the metal that was there and added extra screws and smack pins to make them very solid.
Roof Report, March 12, 2015: After the weekly meeting in the morning we met up at Home Depot for caulking and then went to the site. We spent extra time on resetting all the wire tracks on the upper roof and finished off the storm collars with caulking as well. 2 of the 18 inch stacks still have no storm collars but we filled them with caulking anyway. With no metal flashing on the wall detail on the upper roof, we made sure that water would not pond there by completely filling the riglet with caulking. We downloaded the rest of the tools, rolls of base, and propane into the small trailer and parked it in the very NE corner of the parking lot.  The bin is still on site and will need to be removed.
Follow-up Inspection, August 19, 2015: Upon visual inspection of the roof. I noticed 6 different blisters had developed. Attached is a copy of a roof map that shows the approximate locations of the blisters. Continuing on we walked the entire roof, testing the membrane to make sure the insulation was properly adhered to the roof underneath. I would say that there is no issues with the adhesion. The following is a list of the repairs that should be made to said deficiencies:
  • A lack of chipping away at the existing roof that was re-roofed led to a ridge. We can either build it up around it, leveling it off, or cut it and patch it.
  • Run a patch to meet lapping requirements.
  • Pipes need to be patched.
  • Anchor fasten the flashing correctly to the wall. Ms detail to seal the flashing.
  • Replace with concrete paving stones and roof mate underneath, and have a drainage mat under the roof mate.
  • Run a drainage mat or roof mate.
  • Install storm collars and caulk them.
  • Have a flashing made up and installed.
  • Have a sheet metal cap fabricated and installed.
  • Install cap sheet, roof mate, drainage mat and paving stones.
  • Box it in with cap and quick prime.

Edmonton Residential Flat Roof Maintenance, September to October 2014

Below you will find an assessment, field reports, and photo journal from the Edmonton roofing repair crew for a maintenance on a residential flat roof. The roofing system is due for replacement, but required immediate leak repairs and vent installations. Assessment, September 24 2014: The roof is a low-slope system with existing tar and gravel. There is an approximately 3 in. insulation on top of the plywood roofing below the tar and gravel. The client would like some insulation of their patched areas. The roof was installed in 1981 and needs to be replaced soon. There have been no leaks to date.
  1. There are two holes that need to be filled in - one where the old chimney was and the other where there was formerly a kitchen exhaust. Everything below the roof line has been removed, so the scope involves removing metal roof caps and installing pieces of plywood, insulation, and roof membrane.
  2. There is one hole in the roof requiring a new range hood. An HVAC contractor has already marked out a location on a roof where this hood will be installed. The hole needs to be 7 in. in diameter. The ducting requires installation and sealing.
  3. There is a small 2' x 12' addition over the front stairs that needs a roof membrane. There is no need to insulate this area, as it is just over the exterior stairs.
  4. There are two plumbing vents approximately 4 in. in diameter that need to be cut off and sealed.
Field Report, October 8 2014: The scope of worked was changed slightly. Rather than eliminating three vents, one was eliminated and covered in the drilled hole marked by the HVAC contractor. Another vent was then sealed that was leaking. I also ripped an old vent off and replaced it with a new one supplied by the customer. When our other crew member arrived back on-site with SOPRAMASTIC, we sealed all the vents in. Afterwards, we started work on the overhang above the front door. A drip edge was installed around the perimeter along with a 3 inch sheet metal angle at the wall connection. Seam tape was then applied all around it to get a good seal as we glued to the plywood surface. Finally, EPDM was glued down near the end of the day. Materials
  • 2x cans of SOPRAMASTIC three-gallon
  • 14 ft. of EPDM
  • 1x roll of 6 in. mesh.
Field Report, October 9 2014: We finished off the drip edge with seam tape, rolled it in, and then cut our access-rubber off. At this point, the site was completed. Edmonton Tar and Gravel Roof Repair, April 2014

The below report follows the GRS crew in their attempt to make temporary repairs on a flat tar and gravel roof for one of our residential clients.  Quotation Delivered: April 16, 2014 The client had reached out to us regarding the leaks found in their tar and gravel roof. According to the client, they had beforehand attempted to make the repairs on their own, but the leaks returned and they would now like professional attention to the areas of concern. We delivered quotation for both temporary repairs and full-roof replacement options, as is our custom. The client elected to move forward with temporary repairs, so we scheduled them in for work in early May. Roof Report: May 7, 2014 The crew members assigned to the case began their day for 7:30am, and arrived on site moments at 8:00. They got themselves set up for the investigation and did a walk-through with the customer to let them know where the leaks were coming from, and what the course of action would be. Knowing the scope of the work, they left at 9:00 to pick up the necessary materials (two cans of sopramastic) and arrived  back on location a short while later, just before 10:00. The team repairs three spots, two of which were fairly small but the third was some 10' x 3' and required more time. In addition to the leaks, there were sections where the metal was lifting off, so that was easily refastened and the jobsite was considered complete for 1:00pm. GRS Note: To repair these kinds of leaks on a tar and gravel roof requires that the gravel first be displaced, then an application of sopramastic and jute. Edmonton EPDM Roof Recovery, July 2012

Below you will find the report for an EPDM re-roofing effort GRS undertook for one of our Edmonton clients. Their existing tar and gravel roof is in need of some work, so we quoted cost for repair, replacement, and recovering services before the client elected to recover the existing roof with EPDM. Our office thought it would be best to establish the scope of the work and inform the customer of what we intended to do at their location. Below is a summary of the correspondence from our team that outlines the project details. Project Scope, July 3, 2012: We will first order the engineered insulation package for the project, and the arrival of this will (in large) determine the effective start date. The best estimate for now is that we can begin late next week (July 11-13), but we promised to keep the client in-the-know if any updates were to come about. The client's on-site contact will be instructed to put a "walk in" bin on street (to allow for us to wheel in wheelbarrows of gravel from the street level); if there are any issues with that he'll let you or I know. We promised to put down sheathing that would safely allow wheelbarrows to be repeatedly rolled across the grass without damaging the property. Another member of the project team will contact the client with respect to colour swatch and choice for metal. They will be advised to keeping the face as low profile as possible, considering the raised elevation view due to sloped insulation raising the parapet. The roofers will be advised that we will be doing an EPDM recovery (removal of gravel first leaving the existing assembly), taking core samples to ensure insulation is dry, and that we are building up parapets to allow for sloped insulation. Finally, the job will require the removal of the flashing around the chimney and possibly require a re-flash (to be evaluated at the appropriate time). Materials:

Field Report, August 13 2012: The crew met with the two new members, and began working on gravel removal from the roof. First, gravel was shovelled into easily-managed lines on the roof, and was then loaded into the smaller buckets. The buckets were brought to the edge of the roof, lowered to ground level, and put into the wheelbarrow. One member would ferry the gravel into the disposal bin and return for the next load. Once the gravel was removed, existing nail holes in the flashing were filled with caulking to make a watertight seal while the rest of the crew cleaned up the site for the day. The first store did not have everything necessary, so a detour was made to ensure that the remaining materials were purchased and brought to the client's residence. They began preparing the roof for the day's work when the weather conditions rolled in that would've made the work perilous. The crew left the site for the day. NOTE: The in-progress field reports will be inserted here as content is moved over from the old system. This will cover the EPDM installation, re-sloping, and other site details. - Please accept our apologies for the temporary omission! Field Report, September 11 2012: Today, the crew installed two scupper drains on the south-facing parapet of the roof. This will accommodate for better water drainage and lengthen the life of the newly-installed system.
