Edmonton Emergency Roof Ice and Water Removal, November 2 2013

Our team arrived on location in response to an emergency call for a Torch On flat roof with ice and water build up. There was a few inches worth of ice with up to six inches of water buildup underneath. They broke apart the ice, but found the scupper drains to be frozen up (causing water backup and subsequent freezing). Needing a water pump to dispose of the flooding, they put in a requisition one and had to wait some time for one to become available. Returning to the site a few hours later, they successfully pumped the water off of the roofing, and turned to inspect the scupper drain. Inside had frozen up, and it could not be cleared without causing more immediate damage. Edmonton Roof Snow and Ice Removal, March 2013

This client reached out to GRS to have the ice and snow cleared off of the front half of their residence's roof. GRS drove out of town to assist these clients in preventing a serious buildup of potentially damaging snowfall. Roof Report: March 26, 2013 Our team drove out to the client's location for 11:30am. The team of two took a look at the roof, and found that it's in very good condition. As a brand new shingle roof, there was almost no worry that the snowpack had caused any further lasting damages. Snow and ice was built up in the valleys of the roof, with some slight water damage problems inside [Editor's Note: The report received does not clarify whether the problems had been around before this particular snowfall, or they were a result of it]. There was no problem with the back half of the building's roof, so only the front was cleared off. Edmonton Commercial Flat Roof Repairs, February 2012

This client required repairs to their flat roof, and contracted GRS to carry out the service. We arrived for an investigation and were met with a roof report assessment from a year ago - many of the third-party's investigative findings stand true, and gave us an idea of the scope of work to complete. Inquiry Received: November 15, 2011 The client first called in looking for a quote or estimate on repairs that needed to be carried out on their flat roof system. We scheduled them in for a visit a few days later so that we could perform an investigation on areas needing repair. Investigation: November 17, 2011 We sent a technician out to the job site to investigate the client's identified areas for improvement. They presented a report conducted a year ago (via third party), giving the technician an idea of where to examine. Going up to the roof to double-check all of the locations, it seems like the problem areas still need to be addressed. That concluded the investigative stage, and we prepared to deliver a quotation. Quotation Delivered: November 26, 2011 After reviewing the third-party roofing report and undertaking our own investigation to corroborate their findings, we delivered a quote to the client for their consideration.   Roof Report: February 23, 2012 The team arrived on site to work on the problem areas of the roof. One of the client's employees showed them the roof access hatch and left to continue with their work. The equipment was loaded onto the roof; safety equipment was checked and fully functional. One of the team members got to working on topping up the gum cups (five in total). The other member used their torching trowel to check all of the seams on the upper level. They are in good condition, as is the metal flashing. With that inspection carried out, the team departed the site briefly to procure some materials (storm collar, caulking, etc.). They returned to install the storm collar and seal it with caulking, then moved on to the lower section of the roof. One of the crew cleared the drain of debris, but snow, ice, and water build-up on the lower roof prevented further progress. This site will have to be revisited once the lower roof is dry and the weather is cooperating. Edmonton Industrial Metal Roof Repair, September 2011

This client needed repairs done to their metal roof on an industrial building of theirs. They reached out to GRS for quotation on repair or replacement options, which we provided to them with our recommendation for replacement. Due to the nature of metal roofing, expansion and contraction in Canada's climate can be a hassle, and repairs are not always the best option to extend the life of the roof.

  Assessment: September 22, 2011 We sent out one of our crew members to perform an inspection on the roof. The following is from their report: There are two roofs at hand. The upper metal deck measuring 110' x 95', which has eight 12" roof jacks, one air conditioning unit, and one gum box for a 3" gas line. The roof appears to be leaking from seams around the perimeter. The gas line with the gum box is exposed, and all eight roof jacks require resealing. There is a 20' piece of metal flashing missing from the northwest parapet. The lower roof has a metal deck measuring 25' x 50'. I recommend that the high-low wall caulking be redone. The seams around the perimeter also appear to be source of leaks. When returning the quotation, we noted that the issue, specifically to this roof, is that it is at the point where it should be coated or replaced. Spot repairs will likely bring more aggravations as the expansion and contraction of seams, fasteners, penetrations, etc. is at the point where spot repairs likely won't last long and would come with no guarantees. After receiving the quotation, the client wrote back to request that spot repairs be made. They are currently planning renovations to the building, and will likely have to put some more holes into the roof during that time. Once that is done, they would be open to re-evaluating any roof recovery or coating, but for the time being, the spot repairs will be sufficient. They also noted that in the wintertime there are serious concerns about ice buildup and icicles coming from the eavestroughs, and would like to have them replaced with continuous eaves. We scheduled the client for service three weeks later, and noted that we'll measure the eaves in the meantime. Typical turnaround time on eaves of that length, however, can be up to a month.   Roof Report: October 30, 2011 We arrived on site in the morning and filled out all of the necessary safety documentation. The aerial lift was missing a certificate, so we had it switched out for another one and used a pull-rope hoist to get the tools onto the roof in the meanwhile. Once on the roof, two members began sweeping and shovelling the snow off the roof and chipped away thick segments of ice to clean up the areas where repairs would be done. The new lift came in with an appropriate certificate and was presented to the client. We cleaned out the eavestroughs on the front of the building and dealt with the ice buildup that the client had noted some weeks earlier. In the early afternoon, however, heavy snowfall rolled in and hindered work. The team departed the worksite after storing the tools. Save for a lunch break, the bulk of the day was spent removing snow and ice buildup from the eavestroughs and clearing the worksite. Shortly after finishing the worksite preparation, they had set up the pump, mixed the saltwater solution and stirred the rubber. 75% of one side was finished in the day, with an estimated 3.5 - 4 hours worth of rubber spraying to finish the following day. The pump was cleaned out, and the team packed up for the day. Roof Report: November 4, 2011 Back on site, the team scraped off a small amount of ice that had built up overnight. They set up the liquid rubber pump and sprayed the remaining sections of the roof. Afterwards, a beauty cap was ordered to be later fastened to the building, and the pump was cleaned out to specification. The remaining work to be completed is the beauty cap, 9" rain caps (to replace some broken ones), and fasten the new eavestroughs once the ice has melted away. Commercial Roof Maintenance and Repair in Edmonton AB, January to June 2011

Below you will find a series of reports from the roofing repair crew from the period of January to June for a large commercial client in Edmonton, Alberta. From snow removal to PVC maintenance, the often large time-spans between work is evidenced by weather conditions and their effects on structural integrity. January 22 2011: The entire day was spent shoveling snow in preparation of a leak assessment. Service call, February 8 2011:
Your contact is the facility manager and expects a service call prior to servicing the leaks. Before any future work is performed, a quote must be done unless it is with respect to repairs from shoveling. Note that one of our workers said there is a section that needs repair from a leak that was not caused by our shoveling.
There had been sub-zero conditions in Edmonton that month. We provided the client with an update when the weather was beginning to become favourable. February 27 2011:
As you know, we had temporarily sealed the various points where leakage was occurring as well as spots where we noticed tears. We have also received the Sarnafil that we had special ordered for your site. The next step is to wait the sub-zero weather out and get the Sarnafil patches welded on to permanently seal the deficiencies. In these temperatures that we are currently experience, the cold may prevent proper adhesion. We would rather wait it out than have to come back for another visit. If you need any further clarification, please give us a shout. We will give you a call before arrival, at any rate.
Field Report, March 18 2011: We repaired the leaks right before the afternoon broke out. Any patches that required maintenance were also attended to.

More problems, April 19 2011:
I just got off the phone with the facility manager and he said that leaking has begun again. He believes it is in a different spot, since the leaks are exiting from the carpentry shop about 30 ft. to 40 ft. from the roof hatch.
In the meantime, a PVC repair was also added to the invoice. The weather did not let up until June. PVC Repair, June 1 2011: We called the facility manager and arrived to the facility at 10:45 am. Industrial Metal Roof Snow and Ice Removal Edmonton, January 2011

Below you will find a series of field reports and correspondence from the Edmonton roofing repair crew responding to a call for snow and ice removal.  Field Report, January 21 2011: In the morning, we broke ice and removed snow from the work-site. After taking a lunch break, there was more than enough left for us to complete the day with. There are only two of us on-site so this may take some time. Client Correspondence, January 22 2011: We appreciate the hard work your crew has been doing despite only have two available. It would be great if you guys could work on getting the parking lot taken care of on that side of the building first as a priority.  Leak Assessment, January 24 2011: We assessed leak issues and determined an ice dam at the gutters and the dam is pushing the gutter away from the roof's edge. It is unsafe to move ice and snow without the entire gutter or ice falling on pedestrians or vehicles below (an entrance way is right below the problem area).
