Liquid Rubber Roof Repair, September 2015, Sherwood Park

This client's flat, metal roof required some patch work with liquid rubber. GRS sent out one of its technicians to carry out the quick repairs over the course of a few hours one day.   Roof Report: September 29, 2015 The three technicians began their day at 7:30, travelling to the garage to retrieve a trailer and some materials. Once loaded, they went out to the client's location and arrived around 10:15am. The technicians inspected the leak and subsequent water damage on the roof and loaded the work area with brushes and liquid rubber that would be suitable to this type of repair. They applied meshing to the expansion joint (approximately 25' long) and began applying liquid rubber to the new seam. Unfortunately, some rain rolling in hindered progress, but the crew took an early lunch and waited for the sun to break back out and help dry up the work area. All said and done, the crew was able to finish up the liquid rubber application by 2:00pm and depart the client's site without any problems arising to necessitate their return.

Ongoing Roof Leak Maintenance in Sherwood Park AB, May to July 2015

Assessment, May 7 2015: The site had a plumbing issue; the drain was backed up. Our client said if there were any roofing problems in the future, that they would definitely contact us. Surely enough, we received a call the next month. Scope of Work, June 1 2015: We are to locate and fix the leaks of a BUR roof and add one drain basket to the drain. When we got up to the roof, we had to locate two leaks which were both in the center of the roof but about 15 ft. away from each other. Once we swept all the gravel back, we noticed there had been two large gum patches that were previously installed by another contractor and had now failed. To test for failure, I pushed water out of the areas in the patch. We spudded both areas. One leak was 12 ft. x 1.5 ft. and the second was 10 ft. x 3 ft. Each tapered down to 1 ft. once both areas were spudded. Underneath, there were signs of water saturation, so we had to dry each area with a shop vac. Once dry, we then gave them a coat of asphalt prime to help the MASTIC bond on the BUR system. Once priming was complete, we then applied a coat of MASTIC to the entire system followed by a layer of reinforcement mesh. Another top coat of MASTIC was applied to seal in the mesh.

We then let the second layer of spudding dry over the mesh.
Our second scope of work was to install a drain basket. Unfortunately, this could not be accomplished because it had been completely covered with MASTIC. There was nothing to fasten the basket to. Materials:
  • 25 ft. of 3ft. mesh
  • 3x pails of MASTIC roof patch
  • 1x can of spray primer
Followup - Installation Report, June 17 2015: After filling out safety documentation, we met with the client to go over leaks on the main roof when we had performed repairs on during the previous visit. From the client's assessment, there was still apparent leaking. A crew member went up on the roof and searched but could not finding anything. We will need to return when it is leaking actually occurs to get a better idea of where it is coming from. As for the roof above the restaurant, we tracked the leak to an air unit. Once we removed the metal, paper around the base was splitting and water was getting in, evidenced by moisture. We spudded the entire perimeter and applied a coat of MASTIC, followed by a layer of reinforcement mesh, and finally a top coat of MASTIC. We then reinstalled the metal and cleaned up the site.

Quotation, June 23 2015:
  • SBS 2-ply patch along entire down-slope (60 ft. x 20 ft. patch)
  • Drain replacement with u-flows
Scope of Work: Remove all gravel in the area, spud out 10 ft. on either side of the drains, and 60 ft. down the low ride of the roof. Roll on asphalt primer and torch down the base. Add new drains with u-flows and cap the entire area. Materials:
  • 9x rolls of cap
  • 9x rolls of base
  • 10x gallons of asphalt primer
  • 2x 4 in. drains
  • 2x 4 in. U-flows
  • 2x pails of MASTIC
The client approved our quotation on the 25th of June:

Field Report, July 13 2015: We had our safety meeting and went up to the roof to shovel all the gravel away from the work-site and spudded the segments of interest in preparation of a patch. It started to rain and we had to call it a day.

The roof report below is a commercial roofing project in Sherwood Park, Alberta. It was a liquid rubber flat roof replacement (recovery). We also installed pitch pocket extensions, caps for pitch pockets, and grease trays on the roof. Commercial Roofing Sherwood Park. There were two primary challenges with this flat roof system. The first was that the rooftop units could not be shut down as the restaurant below needed them. And the second challenge was doing roof maintenance with-out removing units in such a small confined space. The decision was made to coat the flat roof with a liquid rubber coating instead of attempting spot repairs. This would enable repairs to be done with-out disrupting the business operation. We also extended pitch pockets, capped pitch pockets no longer in use, and installed proper grease trays so that the grease didn't break down the roof membrane. July 7, 2014: Crew Arrives On Site For Commercial Roof Pre-Install Meeting.  Site Location: 194 Ordze Avenue Sherwood Park, Alberta. I met with the client and did a pre-install meeting with him. I took all my measurements for pitch pocket extensions, new grease trays and caps for obsolete pitch pockets. I then went to the shop to get the metal fabricated. They will be done tomorrow late afternoon. This roof might take me two days - there is a lot of prep work and a lot of metal that has to come off and then be put back on to get the job done right. July 8, 2014: Crew Arrives at Commercial Roof Site To Complete Prep Work.  When we arrived on site we loaded our tools to the roof and started taking off the loose gravel (which was really excessive and coated in grease). After getting gravel off the roof we spud-ed out about a quarter of the roof but the hotter it got the spud would just wreck the roof so I notified project management of this and our customer. I informed our customer I would be back when temperatures cooled down with in a week or so and customer was fine with this. July 11, 2014: Crew Arrives Back On Site.  Today we finally got the roof spud-ed and it wasn't easy but we got it done. After that we cleaned the roof by hand cause I didn't want to use pressure washer on roof with customers walking nearby and vehicles in parking lot. But by the end of the day we got about 50% of our mesh on our detail and all the holes patched the job is 75% complete all that is left is finish around the unit then roll our rubber out and get the garbage off the roof. Site will be complete tomorrow.

  July 12, 2014: Crew Arrives On Site To Complete Liquid Rubber Recovery. Today we finished our prep work around the units, then we installed our pitch pocket extensions to 6 inch. While Ray and I rolled the roof I had the other guys download all the garbage to the truck to take to the dump. After first coat dried we applied a second coat. Material used. 3 pails of brush grade liquid rubber. Half pail of trowel grade liquid rubber. 1 can Sopra mastic. 120 ft of 6 inch mesh. 4 paint brushes. 2 rollers.

Flat Roof Leak Repair Edmonton, January 22 2015.

Below you will find a report from the Edmonton roof repair crew for a commercial car wash roof located in Sherwood Park. There had been a flat roof leak. I met the crew on-site and went up to the car wash roof, where I found water was pouring through a curb on the concrete deck. I checked the curbs in the area leaking and found nothing. Then, I expanded the search and found an anchor installed through the roof membrane that was improperly sealed off. I installed a lick of gum over the problem area and asked the client to call me back if the problem persisted. Sherwood Park Commercial Flat Roof Leak Repair, July 16 2012

Below you will find a roof report from the Edmonton roofing repair crew. The clients were located in Sherwood Park, complaining about their respective flat roof systems suffering from leaks in a commercial plaza. Quotation, July 12 2012:
  • Repair leaks:
    • Re-caulk AC unit flashing. Apply high build liquid rubber.
    • Reseal gum cups at base and top side of the roof.
Roof Report, July 16 2012: Two stores attached to two separate buildings in this plaza were leaking. The store owners for their respective site showed us the leak source, which were directly below AC units. For the first building, water pooling was evacuated around the gum cup, and then sealed with plastic cement. For the second building, we applied high build liquid rubber, and added another layer of liquid rubber on three sides of the unit. The remaining plastic cement was used on the side facing the other building, where the condensation runoff is located on the AC unit (it was fairly wet).

Signs of spot repairs were evident around the units. In this case, mesh and mastic were applied to the detailing around the base of the unit.

There had been a missing screw in one portion of the unit's detailing. Although it had been spudded over, it had still been exposed to water entry.

Standing water on a flat roof may be indicative of deeper problems, such as deficient drainage system or improper pitch.

In this instance, the gravel adjacent to and surrounding the drain was moved to exposed the surface. We inspected for tears, blisters, exposed pockets, and raised seams.
