Below you will find a report from the flat roof repair crew. The issue with this roof was that a back-slope was required to get the water drainage correct. Once the back slope was installed on the flat roof the water drained from the roof much better. May 9, 2015: Crew Arrives to Complete Repair

  After filling out our safety documentation and a weekly safety meeting we went up on the roof to find about 2 inches of standing water along the back wall. We spent 2 hours getting the roof dry. Once the roof was dry we then installed our slope with screws and plates to correct the roof ponding issues. After that we put 3 inch seam tape around the perimeter of our back slope. Once that was complete we put latex in our rubber using 2  pieces as one piece. It would of been a hassle after we glued our rubber down. The crew then glued it to the seam tape all around to ensure a 100% seal. The slope turned out really good. The customer inspected the work and was happy. I also noticed 2 outside corners that where failing so I fixed them while I was there we then packed up our tools downloaded them to the truck and left site at 5 PM. Below is a site report from a low slope roofing crew of ours in Edmonton. Service order per engineer roof inspection was roof drainage repairs. This was to include work to external scuppers, internal drains, flashing and down-spouts on a torch-on SBS modified bitumen flat roof system. February 21, 2015: Roof Inspection and Scope of Work Determined. Maintenance and Repairs (per Engineer report). Supply and Install: 32 penetrations (vents) will need roof nails removed and proper screws installed, 1 - 12 inch chimney vent with flashing installed 2 ft X 2 ft, replace old drains with new 4 inch retro fit drains with u flow and proper screens they also two major ponding spot and I recommend that we put in 2 - 6 inch scuppers with down pipe to relieve those areas of water the last thing is to remove all debris from the existing scuppers and roof its self.

Materials needed: Sheet metal flashing for chimney and vent. 2- 4 inch drains with basket. 2- 4 inch u flows. 2 - 6 inch scuppers. 80 ft of 3 inch down pipe white. 5 elbows. 1 bag of 1.5 inch wood screws with rubber grommets 100 pieces. 1 can of spray primer. 1 roll of cap frost grey. 1 roll of 180 flam-flam. 1- 3 gal can of Sopramastic. February 27, 2015: Crew Attends to Location. Repairs Completed.  Site Location: 10716 - 102 Street Edmonton, Alberta. This site's scope of work is specific to the engineers report to repair a number of issues relating to flat roof drainage. We started with the drains which took extra time to remove the old drains since they used gum to make their seal on the drop drain (the previous roofers). Which didn't work. Then we started on the repair of the external drainage scuppers and completed them. We then unloaded most of the tools and started with replacing the nails in the plumbing vent curbs with screws with rubber grommets. We then started to install the down spouts.

Edmonton Commercial Flat Roof Repairs, February 2012

This client required repairs to their flat roof, and contracted GRS to carry out the service. We arrived for an investigation and were met with a roof report assessment from a year ago - many of the third-party's investigative findings stand true, and gave us an idea of the scope of work to complete. Inquiry Received: November 15, 2011 The client first called in looking for a quote or estimate on repairs that needed to be carried out on their flat roof system. We scheduled them in for a visit a few days later so that we could perform an investigation on areas needing repair. Investigation: November 17, 2011 We sent a technician out to the job site to investigate the client's identified areas for improvement. They presented a report conducted a year ago (via third party), giving the technician an idea of where to examine. Going up to the roof to double-check all of the locations, it seems like the problem areas still need to be addressed. That concluded the investigative stage, and we prepared to deliver a quotation. Quotation Delivered: November 26, 2011 After reviewing the third-party roofing report and undertaking our own investigation to corroborate their findings, we delivered a quote to the client for their consideration. The scope of the work covered the following (referencing scans from the report):

  Roof Report: February 23, 2012 The team arrived on site to work on the problem areas of the roof. One of the client's employees showed them the roof access hatch and left to continue with their work. The equipment was loaded onto the roof; safety equipment was checked and fully functional. One of the team members got to working on topping up the gum cups (five in total). The other member used their torching trowel to check all of the seams on the upper level. They are in good condition, as is the metal flashing. With that inspection carried out, the team departed the site briefly to procure some materials (storm collar, caulking, etc.). They returned to install the storm collar and seal it with caulking, then moved on to the lower section of the roof. One of the crew cleared the drain of debris, but snow, ice, and water build-up on the lower roof prevented further progress. This site will have to be revisited once the lower roof is dry and the weather is cooperating. Edmonton Flat BUR Roof Repair and Maintenance, September 2010

This Edmonton client required repairs to an existing built up roof system. Some areas on the roof appear to be blistering and others have ponding water. A crew was dispatched to perform the repairs once the weather was suitable. Note: This report contains several separate repairs and maintenance reports completed at different times.

  • 7 areas of the roof have blistering that requires repair.
  • 3 areas of the roof have ponding that requires repair.
  • 2 units show water penetration to the interior.

We removed the gravel around sections of significant moisture buildup to expose the roof surface. We found small pockets of waterpooling, which was also entering the building through the various blisters and tears that were identified.

Parts of the underlay that bordered with the edge of the shingle roof section were curling up, and required refastening. Moisture was entering the building through here.

Cement was applied over the sections of the roof where we had found significant standing water.

For smaller holes and blistering, we applied spudding, mesh over top, and then followed up with a second layer of spud.
  Roof Report, January 28, 2011: Investigated roof leak, approximately 18" frozen snow on roof. Checked all repairs done previously and no deficiencies could be found. Possible leak area (small leak now, did not show for 6 months) could only be related to metal flashing/roof flashing interface, which right now is frozen together.
I told our site contact that as soon as we have a good break in the weather we would be back to source the leak. She also asked me to check how the drains were, which were exposed and working fine. The client then showed me interior cracks in her ceiling, which with the amount of snow on the roof are more than likely due to extra weight on roof.  She told me their condo board has no money to pay for snow removal and they would take care of it themselves.
Annual Maintenance Follow-up, April 25, 2012: Arriving on site we walked around the building to look for any signs of potential problems ie. open mortar joints and general degradation, and nothing stood out. As we entered the premises interior ceilings and walls did not show any signs of water damage/problems.  Once we proceeded to the roof there was nothing that stood out. Closer examination showed some caulking drying up and cracking. We proceeded to caulk all units/protrusion on the roof and also caulked all seams and screws on the parapet flashing. There were a few minor repairs needed near the scuppers. We used MS Detail to do these repairs. Otherwise the BUR portion of the roof showed no signs of any deficiencies, such as blistering or ridging etc. Once the body of the roof was inspected for these deficiencies we then proceeded to broom the entire roof.  We would level out gravel where the wind around some units would push the rocks away and create a bare spot which would be open to exposure/ UV rays. Then we leveled out the gravel on the entire roof looking for low spot and making sure they were covered. There are only two areas of concern.  The first is the shingles under the scuppers; they are badly worn and are in need of replacement. The second is the gyp rock cover the hatch door. It came off when we opened the hatch, we would have fixed it but it had been re-screwed back on so many times that the edges of the gyp rock were nothing but torn paper. There were several different types of nails and screws around the edge to further indicate it was repaired many times. Roof Report, June 20, 2012:
Removed 18 inches of gravel around vent. The plys are wet and soft so we applied 12" of plastic cement around.

An email sent from our project manager to the client:
Hi, Our report, that was copied to you, determined that there are a number of areas of concern that will cause leaks; 1. Areas such as the caulking on the heat stacks (you don't need to call anyone to replace heat stacks) - maintenance issue. 2. Ice damming glacier effect - again maintenance. The previous repairs are not the issue. You have a failed roof that is going to fail in a number of areas at any time, as with this report. When the roof fails the leaks will manifest on the inside at the lowest points, the same points as always because water finds the lowest point in that area and manifests. Did you want a work order to have repairs done? Thanks
