This client's industrial building required some repairs to the ridge line capping. They contracted a team of GRS technicians to go on-site and carry out the repair with liquid rubber.   Roof Report: October 7, 2015 The team went out to the client's location for just the afternoon and wrapped up the metal and seam work that had been left from a previous day (report currently unavailable). They also applied the engineered liquid rubber solution over half of the roof's ridge, but had to shut down the site around 3:30pm when the wind picked up. With so much dirt and dust blowing around, it would've been unwise to carry on applying the liquid rubber. With the site shut down, the crew departed, set to return another day with more cooperative weather.

  June 18, 2014: Our Leduc Roofing Repair Crew Arrives On-Site for Repairs. Today we cleaned the roof with the pressure washer including the gutter. The gutter took awhile as it had three inches of mud in it. By the end of the day we got most of the units done and the ridge cap complete. I would say about 60% complete. Tomorrow we will finish the gutters and fasteners. We will have site 100% complete tomorrow weather permitting.

June 20, 2014: Crew Arrives on Site for Completion of Work.  Today we finished all the units and details. I got the other technicians to start the fasteners as we worked on the gutters. We had to coat and line the whole thing with liquid rubber and cloth and then a second coat of liquid rubber. When we finished we helped finish the fasteners and the roof was complete. I got the customer to come up to the roof and do a walk through. He was happy with the work. Materials:

This is a site report for a liquid rubber roof coating to waterproof an industrial standing seam metal roof in Whitecourt, Alberta. Roof maintenance coatings will extend the life of a metal roof for many years avoiding costly roof replacement.

We started applying liquid rubber to metal roof systems in Canada about six years ago.

At first we were concerned because many of the elastomeric roof coatings are manufactured for the wider market - which is the USA. Of course this causes a challenge because most of the USA needs reflect or white roof coatings due to the temperature. If you have more warm days than cold days it is best to use a white or cool roof coating in most instances. If you have more cold days than warm days then a dark coating is typically the best choice.

We used various elastomeric coatings in various areas of Canada and over time came to be most confident in applying liquid rubber.

Engineered coatings with advanced polymer technology has changed the game for coating roofs in Canada.

Now that we have millions of square feet of coatings on roofs in Canada we can confidently say that liquid rubber is the best coating you can get for cold climates.

Some Liquid Rubber Facts and Ten Benefits of Using Liquid Rubber on Metal Roofs:

  1. Liquid rubber will waterproof your metal roof. It is monolithic. In other words, when we coat a roof everything is tied in to the main coating. The penetration holes, the parapet walls, the flashing, curbs, crickets and more. There is nowhere for the water to back up or penetrate openings. This is the primary advantage of a coating vs. a membrane system or a metal panel system.
  2. It is a rust inhibitor. If you have a metal roof that is either rusting or will rust due to the materials stored inside, liquid rubber is the best choice.
  3. It is a net benefit for building efficiency in cold climates. Recent studies have confirmed what we knew all along. Simply google key word phrases such as "cool roofing studies for cold climates" and you will find that coating a roof with a cool or white coating in a cold climate is not a wise decision.
  4. It will melt ice dams quicker and it will melt ice in the gutter quicker. A common problem with metal roof systems in cold climates is ice. When ice dams form they cause havoc with metal roof seams between panels, roof vents and curbs and ice in the gutter can "wick" up and under the eave area and melt and cause leaks at the inner wall. We can tie in the gutter system, the wall area and the roof with liquid rubber so no ice can "wick" in to your roof system.
  5. Coating industrial, commercial and any sort of internal gutter system with liquid rubber will solve a lot of problems you may be experiencing with your gutter systems. Especially troublesome are steel erected buildings with parapet walls that have low slope metal roofs and internal gutter systems along the inside of the parapet walls. Liquid rubber can solve that by tying the roof, the gutter and the parapet wall all together as one monolithic membrane system.
  6. It is UV stable. It does not need a reflective coating. It does not need pea gravel. It doesn't peel and crack in the sun.
  7. Liquid Rubber is non toxic, VOC free and solvent free. It cures to provide a seamless, fully adhered flexible membrane. It protects from UV, salt, thermal cycling and harmful chemicals. It is both worker and environmentally safe and is available for commercial, industrial and residential markets.
  8. When we coat your roof it is considered a maintenance invoiced service. Many customers tell us there are tax benefits to maintenance vs. replacement. Check with your accountant.
  9. Liquid Rubber works well in cold climates. It has an expansion rate of up to 1000%. Unlike other products, buildings that have liquid rubber installed by us in cold climates with heavy snow loads are doing well. We have liquid rubber installations in the coldest areas of Canada with snow loads over ten feet and liquid rubber has performed like no other product we can find (specifically for cold climates).
  10. It has an excellent cost value. In other words, to replace a standing seam industrial roof it can cost between 9.00 - 30.00 per square foot. Liquid rubber is a fraction of the cost. November 7, 2014: Crew attends to site location near Whitecourt, Alberta.

This is a electrical sub station that added an addition on to their building. The first deficiency was where they joined the building together there was an open split on both sides. Water was running down and leaking in to the building. I sealed it in with seam tape and Liquid Rubber. After that we prepared the roof fasteners, seams, etc and then we started to roll in the roof. We didn't spray this roof because it was smaller in size. Unfortunately it started to rain when we got to the 70% mark and there is rain in the forecast for many days. We will have to return at a later date to finish the coating.

April 14, 2015: Roof Coating Crew Re-Attends to Site.

When we finished 70% of the roof last season the rain came in and lasted for days and then turned in to a snow storm so this roof had to be completed spring of 2015 when weather was suitable enough to apply liquid rubber.

9:50 am arrived on site.

We  arrived on site and we did our daily tool box meetings. We then did a site orientation with the engineering company who hired us. 11:00 am we got on the roof.  One of us started painting the ribs with Liquid Rubber while I started coating panels with Liquid Rubber. We coated about 1100 sq. ft. It took awhile due to the slope of the roof.  At the end of the job the customer looked over the work and was very happy.

Engineered Liquid Rubber Roof Recovery in Edmonton AB, October 2014

Below you will find a quotation, project manager notes, and a field report for an engineered liquid rubber roof recovery for an industrial metal roofing client in Edmonton, Alberta. Quotation, October 15 2014:
  • Engineered liquid rubber recovery to complete metal roof.
  • Pressure washing to clean, water test, and assess.
  • Fasteners will be tested and replaced as required to complete the roof deck, penetrations, and gutters.
  • Sheet metal repair and penetration saddle fabrication as required.
  • Remove old caulking as required.
  • Hand trowel all penetrations, roof to wall connections, fasteners, ridge, horizontal sheet seams, hidden gutters, and roof edge at external gutters with mesh and high grade rubber as required.
  • Apply liquid rubber coating, allow cure time, repeat hand trowel process above, and apply second coat of liquid rubber.
  • Liquid rubber to full inside face of parapet and top of parapet cap.
  • Ten year manufacturer warranty is extendable to twenty year maintenance agreement.
Project Manager Notes This roof structure may be a candidate for either a repair-maintenance program or an engineered liquid rubber coating - you may not have to replace it. I would not recommend a standard reflective elastomeric coating, or the SPF spray foam (with standard reflective coating), as this standard does not last well in a Western Canadian climate. Liquid rubber performs well in our climate as it has up to a 1200% expansion/contraction rate. If considering SPF for R-value, we strongly suggest covering the spray foam with liquid rubber or EPDM. Our crews do this work everyday with success. Generally speaking, metal roof systems are constant aggravating roof structures. Industrial systems have a deficient design - they are water-shedding, and not waterproofing, coverings. Metal expands and contracts more than any other roofing material and tend to leak from ice/snow loads. Leaks are also intermittent at seams (vertically where sheets are seamed together and horizontally where seams meet between sheets), penetrations, fasteners, around the perimeters at gutters, under the eaves, and at joints between roof and wall connections. Rust and corrosion may also develop. Traditional caulking or coating lasts a few seasons at best. Remedies are either spot repairs - maintenance with caulking or engineered coatings. Our recommendation in this instance is a high and engineered 2-ply liquid rubber polymer coating with a 10 year warranty, with the option of a 20 year maintenance contract for extended leak protection. Our client approved the quotation the same day for a roof recovery. Field Report, October 22 2014: After picking up the liquid rubber, we went to the work site and prepared the roof with seam tape around all seam tapes and penetrations. We then began coating the roof with liquid rubber and completed this site by the evening.

Edmonton Flat Metal Roof Repair, September 2013

This client requested quotation from GRS to make repairs to their commercial flat roof system. We delivered the quotes for repair and replacement options, for which the client selected the repairs. Quotation Delivered: September 4, 2013 After the client's inquiry to the services that GRS can offer their particular metal roofing system, we delivered a quote to them that covered the repair and replacement options available to them. Roof Report: October 3, 2013 The team began work for 7:45am, purchasing fuel for the pressure washer and driving to the shop to pick up equipment and arriving at the client's location for 9:30am. Everything was being set up for the day's work when the last three members of the team arrived around 10:00am. Two of the crew began pressure washing the metal roof, while the other four got to work on cutting, bending, and closing off the metal cladding ends between the parapet walls and gutters. Lunch break went from 12:45pm to 1:15pm, and everybody returned to work. One of the team had to leave near 3:00pm to deal with a family emergency, but the rest carried on. There was a brief discussion with the client about the possibility of staying past the planned 4:30pm (until 6:30pm), which required that the store manager stay late to shut off the water so that the pipes don't burst overnight. Everything was agreed to, and the crew kept working through to the early evening around 7:00pm. This report will be updated and more information comes in. Edmonton EPDM Roof Restoration Liquid Rubber Coating, April 2012

Roof Reports
  Initial Inspection: April 17, 2012: Sealants The sealants on all 9 roof levels are deteriorated and require attention. Drainage One drain was found to have a great deal of debris blocking the way for water. It was cleared as best as possible, but is still draining slowly. Parapet Walls The EPDM roofs (of which there are 2 from the total 9) seem to be in good condition. The metal lining the parapets are also in good condition. Building Structure Building Structure Interior - Very good condition Building Structure Exterior - Very good condition Tie-Ins See 'Sealants' (above). Several of the EPDM plumbing boots, wire boots etc. are damaged. This can be seen in cases where the caulking has been worn away or when there are holes in the rubber itself. Air Conditioning Units We found that much of the flashing sealants have cuts and abrasions. There is moisture is getting through that needs to be addressed. 100_1204 Splitting N/A Blistering N/A Ridging N/A Fish-mouthing N/A Punctures We found punctures in the metal roofing, but did not observe any in the EPDM as it is covered with large ballast (approximately 1 to 1.5 inch gravel). The client, however, has reported many leaks in that part of the building, so openings of some sort must be present. We will need investigate further. 100_1214 Ballast For the most part, the ballast is adequate and well-distributed. Summary It is very difficult to pinpoint where the moisture is entering on the EPDM portions of the roof, however it appears to coming in in several areas. Several offices within the building have experienced substantial leaking. This is a very large structure and would benefit from regularly scheduled maintenance. Many of the current issues could have been mitigated before becoming a problem. Roof dimensions are:

  • 2 tubes ms detail.
  • 1 tube of barr.
  • 2 tubes lap sealant.
  • 4 ft. of cover tape.
  • Primer.
  • Splice adhesive.
They left the site for 5:00 pm, scheduled to return the following day (May 29). Roof Report, May 29 2012: Crew members investigated the leaks on the upper and lower EPDM roofs. They found improper rubber detail on the walls, and a corner termination. The installation of the EPDM near the roof access doorway was in a poorly state as well. They re-glued and secured the EPDM along the wall and patched several holes from staples, nails, or other rooftop debris. The flashing atop one of the offices was removed where there were signs of recent water ingress. They brought EPDM up and over the wall properly and replaced the metal that sits on top of it. After this, they moved to the upper roof had a 'popped' corner in the EPDM, as well as a pipe boot's flashing was left uncaulked (large, open gap). There were other holes located in the metal portion of the roof, which have now been sealed up properly. A pipe boot, however, appears to have been cut at some time which left an open hole and some semi-exposed wiring. We put a temporary seal on it for the night, and plan to cover it with plate or suitable flashing the next day. Roof Report, May 30 2012: Today, we finished the repairs to the roofing system. Virtually all of the penetrations (roof vents, jacks, boots, etc.) were missing sealant, so we reapplied some and ensured that they would be watertight. There was also caulk sealant around many curbs in poor shape that needed removal and reapplication. We used MS detail to reseal them (as well as some roof jack edges), using mesh to bridge the cracking or exposed edges. One of the metal walls along the roof needed the entire base resealed due to badly failing sealant. MS detail and mesh was used again to address this spot. There is a gutter on the roof in bad shape that will need to be repaired or replaced. This may have been caused by a heavy snow pack sliding down towards the gutter; a snow brake may be useful in this location. The last point of note is that the sign on the roof may need to be looked at in the future. There are holes in the metal from nails or screws tearing through in a couple of locations. Edmonton Industrial Metal Roof Repair, September 2011

This client needed repairs done to their metal roof on an industrial building of theirs. They reached out to GRS for quotation on repair or replacement options, which we provided to them with our recommendation for replacement. Due to the nature of metal roofing, expansion and contraction in Canada's climate can be a hassle, and repairs are not always the best option to extend the life of the roof.

  Assessment: September 22, 2011 We sent out one of our crew members to perform an inspection on the roof. The following is from their report: There are two roofs at hand. The upper metal deck measuring 110' x 95', which has eight 12" roof jacks, one air conditioning unit, and one gum box for a 3" gas line. The roof appears to be leaking from seams around the perimeter. The gas line with the gum box is exposed, and all eight roof jacks require resealing. There is a 20' piece of metal flashing missing from the northwest parapet. The lower roof has a metal deck measuring 25' x 50'. I recommend that the high-low wall caulking be redone. The seams around the perimeter also appear to be source of leaks. When returning the quotation, we noted that the issue, specifically to this roof, is that it is at the point where it should be coated or replaced. Spot repairs will likely bring more aggravations as the expansion and contraction of seams, fasteners, penetrations, etc. is at the point where spot repairs likely won't last long and would come with no guarantees. After receiving the quotation, the client wrote back to request that spot repairs be made. They are currently planning renovations to the building, and will likely have to put some more holes into the roof during that time. Once that is done, they would be open to re-evaluating any roof recovery or coating, but for the time being, the spot repairs will be sufficient. They also noted that in the wintertime there are serious concerns about ice buildup and icicles coming from the eavestroughs, and would like to have them replaced with continuous eaves. We scheduled the client for service three weeks later, and noted that we'll measure the eaves in the meantime. Typical turnaround time on eaves of that length, however, can be up to a month.   Roof Report: October 30, 2011 We arrived on site in the morning and filled out all of the necessary safety documentation. The aerial lift was missing a certificate, so we had it switched out for another one and used a pull-rope hoist to get the tools onto the roof in the meanwhile. Once on the roof, two members began sweeping and shovelling the snow off the roof and chipped away thick segments of ice to clean up the areas where repairs would be done. The new lift came in with an appropriate certificate and was presented to the client. We cleaned out the eavestroughs on the front of the building and dealt with the ice buildup that the client had noted some weeks earlier. In the early afternoon, however, heavy snowfall rolled in and hindered work. The team departed the worksite after storing the tools. Save for a lunch break, the bulk of the day was spent removing snow and ice buildup from the eavestroughs and clearing the worksite. Shortly after finishing the worksite preparation, they had set up the pump, mixed the saltwater solution and stirred the rubber. 75% of one side was finished in the day, with an estimated 3.5 - 4 hours worth of rubber spraying to finish the following day. The pump was cleaned out, and the team packed up for the day. Roof Report: November 4, 2011 Back on site, the team scraped off a small amount of ice that had built up overnight. They set up the liquid rubber pump and sprayed the remaining sections of the roof. Afterwards, a beauty cap was ordered to be later fastened to the building, and the pump was cleaned out to specification. The remaining work to be completed is the beauty cap, 9" rain caps (to replace some broken ones), and fasten the new eavestroughs once the ice has melted away.
