Edmonton Roofing Replacement, December 2014

This report details a residential roofing replacement as well as an initial quotation with various options for the client. The roof had water leakage due to issues with the sealants and draining systems. Additionally the roof was found to be blistering and splitting in areas. The initial email sent from our project manager to the client:
Good morning, Please find attached the quotation options for various membranes for the roof over your garage per the inspection report from our Red Seal Journeyman (see report below my signature at bottom of this email and quotation as attached). Unfortunately because of the small size the per sq rate is significantly higher than if you were to do both your house and garage - so if your house may be a consideration let me know and I'll revise the pricing for you. I've included options for replacement of all membrane types. Once you have had opportunity to review give me a call or email and I'll assist you with any questions you may have. Thanks again for your consideration!

The following is an inspection report from one of our crew members who inspected the site initially: The biggest problem for this house is that they have only one 2 5/8 drain for 3/4's of the roofs.  During heavy rainfall water pours over the edge of the parapet. There is a large amount of water ponding which has reduced the life span of the torch on roof. There is also moisture inside the system and it is apparent that the fiber board laps are beginning to buckle. The sloped roof on the house is in okay condition and will last another five years however the flat roof on the garage will not make it another two. There are signs of rot near the drain on the roof of the garage (there is already a BUR roof and torch on roof on top). I do not recommend a recovery on this roof because of weight issues during the winter, and because of the rotten substrate which will cause issues with attaching another roof. The lower flat roof is 1300 square ft. and the long side is 48 ft. I have given the client two options with the drainage: he can go with a drip edge into a gutter with two drains along the long side, or go with two drop drains in the low spots through the soffit. If we decide to go with the gutter on a new roof, we should add a 1% slope package on a torch-on system. If going with drop drains we should go for a new roof with a EPDM system. Regardless, the old roof needs to be removed to inspect the plywood substrate (in order to deliver a 20 year roof which he is looking for). 
With either drainage we are going to need approximately 100 ft. of downspout and nineties to run the water to the back alley and away from the house.

  • 20 x 100 ft. 60 mil EPDM.
  • 10 x 100 ft. 6 mil Poly.
  • 90 sheets of 2 inch iso.
  • 45 sheets of 1/2 inch secure rock.
  • 4x 5 gallon pails of bonding adhesive.
  • 1x 3 gallon pail of splice adhesive.
  • 1x 3 gallon pail of quick prime.
  • 1x 5 gallon pail of splice wash.
  • 10 tubes of lap sealant.
  • 2x tubes of caulking.
  • 2x 6 inch rolls of seam tape.
  • 1 roll of form flash.
  • 1 box of rags.
  • 1 scrub pad kit.
  • 8 roller sleeves.
  • 8x 4 inch paint brushes.
  • 1 roll of garbage bags.
  • 600x 3 inch hd fasteners.
  • 600x 3 inch plates.
  • 40 sheets of plywood.
  • 100x 3/4 inch deck screws.
  • 100 ft. of drip edge.
  • 12 ft. of flashing for the chimney and smack pins.
  • 48 ft. of 5 inch brown gutters with hardware and matching gutter guards.
  • 100 ft. of down spout.
  • 10x 90 degree down spout and hangers.
  • 100x self taping brown sheet metal screws.
  • 2 rolls of 250 grey cap.
  • 1 roll of flam flam.
  • 1 can of spray primer.

Daily Report for Dec 4, 2014: The crew arrived at 7:30am to lay down the iso board as well as the rubber bug. At 5:00pm it started to snow so the crew left the site for the day.
Daily Report for Dec 5, 2014: Arrived on site at 9:00am to determine the best way to apply the liquid rubber. The client was also on site and had many questions so some time was spent talking with the client. Most of the day was used to install the liquid rubber. Daily Report for Dec 7, 2014: Arrived at 8:00am and spent most of the day installing the metal. There was some detail work to do around the perimeter and the chimney. The lap seal was also installed. The crew did a walk-around with the client who is satisfied with the work done so far. The gutter still needs to be installed. Daily Report for Dec 12, 2014: Gutter is installed and the job is 100% complete.

Sherwood Park Commercial Roof Resurfacing, July and August 2014

Below is a series of field reports for repairs done to a commercial property by the Edmonton roofing repair crew. Our initial assessment showed that the roof was an ideal candidate for a complete replacement due to the large scale of repairs which were quoted.  Scope of Work:
  • Complete roof resurfacing including:
    • Gravel removal.
    • Spudding.
    • Cleaning.
    • Membrane resurfacing.
  • Two coats of liquid rubber.
  • Removal of all obsolete pitched pockets, with the extension of the current active pockets to a minimum of 6 in.
  • Fabrication of custom sheet metal grease trays
Field Report, July 7 2014: After completing a pre-install meeting with the customer, we took measurements for the pitch pockets, grease trays, and pitch pocket caps. We then went to the shop for a material requisition and they advised us our order would be ready for tomorrow afternoon. Our crew delivered the scope of work as promised over the next few weeks. As we had anticipated, this series of spot repairs was only temporary and it was only a matter of time until our client called us back. Ideally, we would like to see this particular site undergo a complete replacement since the structure's sustainability is running out and will only require more repairs as time goes by.
Field Report, August 5 2014:
Today we installed a full length safety railing along the eaves of the roof. We began by loading 11 patio stones and high density foam to the roof. We then installed the walkway and took our client on a tour of the completed work. He was pleased with the repairs.

Edmonton Liquid Rubber Roof Replacement, April 2012

This post reflects the field reports of a GRS crew attending to a client's re-roofing request. At the onset, it would appear that they would like to explore Tough Roof or a liquid rubber system.
The homeowners at this location are in the midst of a complete remodel and are looking to eliminate all problems with their roof. Though smaller repairs could be made, it looks like they would like to replace the roof outright. After explaining the systems available to them, they appear most interested in Tough Roof or a liquid rubber system.
  Scope of the Work:
  • Sealants and tie-ins are dried, non-malleable, and cracking.
  • The drainage appears to be good. No clogs, No pooling.
  • The parapet walls consist of capping only.
  • Building structure interior and exterior appear solid
  • The current tar and gravel roof is splitting - there is no sponginess. Blistering was found in 2 areas, with the larger of the two nearly punctured.
  • Christmas Light holders have been screwed into the capping above the windows, this will have to be replaced.

  Update (May 30, 2012): We advised the client that roof preparation would commence the following day for the engineered liquid rubber application. Update (May 31, 2012):
After picking up some equipment from another job, the crew arrived on site for 9:20am, ready to begin preparing the roof for liquid rubber application. The gravel had to be removed first, followed by a thorough power washing to remove all possible debris from the roof. This took up the bulk of the day, but they received some extra assistance between 3:30 and 5:30 from another pair of crew members after they'd completed another job. Everyone on the main team departed at 6:30pm.
Update (June 1st, 2012): The crew returned to the job site for ~10:00am and continued pressure washing the roof and preparing it for the spray-on liquid rubber. They departed again for 2:30, having completed the preparations. Liquid rubber was then applied to the roof in what is called a 'flood coat'. The crew cited that the single coat was appropriate, and that another wouldn't be necessary. Update (June 13, 2012): The client called us to advise that a leak had developed at the skylight and that regardless of rain quantity, it appeared 'random' in how much water would seep through, and at what rate. The leak began after the Christmas lights were removed from the screw-in fixtures atop the window capping. The responding team went back up onto the roof and determined that the caulking around the windows was correctly applied.         Update (August 12, 2012): The client reached out to us again that the window is continuing to leak, and that they would like us to look at the flashing  on the roof where the Christmas lights had been screwed into. This recent bout of poor weather saw more water leaking in beyond a spot or two.   Update (August 28, 2012): The crew made it out to the client's location for further, more extensive repairs and safeguarding. They arrived at 9:15, and removed water from the roof, blow drying it clear as well. The capping metal was replaced and screwed down, and a trowel installed to the roof connection. After that, they installed scrim sheeting just before more rain came in. They had to leave the site between 4:30 and 6:30pm due to weather, but returned to tarp the site walls for an over-spray of more liquid rubber. Another coat was started, and the team continued to work until 8:15pm when more rain came rolling in. Tarps were left in place with the client's blessing, and the team promised their return in the morning.   Update (September 19, 2012): Once again, we arrived on location to address the area around the skylight/windows. Our crew member found a few holes and cracking that required repair. They were patched with seam tape and more liquid rubber. Edmonton Metal Roof Repair, March 2012

The details below cover a metal roof repair for a client's industrial building in Edmonton. Multiple sections of the existing roof are leaking, and they reached out to us for a quotation to put carry out the necessary repairs. The client reached out to GRS for a quotation for the several repairs necessary for their building's metal roof. After examining it, we found six problem spots that would need to be addressed (Shop 1, First Aid Room, Four units on upper level). We returned the desired quote to them, in addition to replacement and liquid rubber options for the lower roof, should they consider that avenue of approach. We advised that the best option for the failing roof would be a engineered liquid rubber application, as metal roofs swell and shrink with temperature changes and are prone to failures of that nature more than any other system. The liquid rubber stretches with the metal, and would be the best bet to have the leaks dealt away with. Repairs were carried out to the problem points, but the failing metal roof sprung more leaks that could not be guaranteed against in the initial repair attempt. We offered re-roofing or roof replacement services at a discount, but the client requested quotations for repairs to other areas of the roof in addition to a snow removal maintenance contract for the upcoming winter.
