Emergency Flat Roof Inspection Edmonton, March 29 2014: Flat Roof Leaks. There are multiple large leak problems on this commercial tar and gravel flat roof that are currently being managed with buckets. Flat Roof Ponding. The roof assembly is carrying considerable ponding all over that is definitely a concern with dead weight load on the roof in times of sudden storms or in winter freeze thaw situations. Roof Drains. There are two drains on the roof that are useless; the previous contractors did not sump them properly. Roof Maintenance. Previous roof maintenance contractors did not remove the gravel before using tar to patch spots that needed repair. An excessive amount of tar has also allowed trapped air to cause blistering. Gum Boxes. Four gum boxes were actually near open water, and it was able to get into them. This is also contributing to some of the leaks. Roof Membrane. The tar and gravel roof membrane has become weather cracked from the sun, contributed by an improper ballast spread. If the pea gravel is not covering the bitumen layers the UV of the sun will dry out the bitumen causing it to crack and ultimately leak. Blisters. There is mass blistering of the roof membrane in multiple areas. If they continue, water will enter there as well. Several of the blisters on the roof are cratering water into them. Temporary Flat Roof Repairs. While we were on-site, we attempted to drain as much water as possible. The client called off the temporary repairs since the problems have become greater than simple roof maintenance work. The client has requested a quotation on roof replacement or recovery options.

Below you will find an initial assessment for an ongoing residential site by our Edmonton roofing repair crew. More reports will be posted as they become available. Initial Assessment, July 22 2015: We arrived on-site at 1:00 pm and were lead by the client to two leaks in the shop. One was coming from around the skylight, and another one around the chimney stack in the middle near the edge of the roof. Upon inspecting the roof top-side, we observed that the acrylic MASTIC around the chimney was cracking and lifting in areas. It should be removed and replaced with seam tape and liquid rubber. The penetrations require the same. It is only a matter of time until it begins to leak around the entire skylight. There are also cracks and splits in the skylight, which seems to have had been coated with spray foam. The metal gum box also needs to be topped off. There is a metal boot top-side as well that looks like it was only spray foamed. The roof measurements are 85 ft. long by 51 ft. wide, and the skylight was 4 ft. x 4 ft. Article: Flat Roof Repair Edmonton Mastic Patches Used to Patch Leaks Around Rooftop Drain.

Below is a brief article on patching leaks on a BUR flat roof in Edmonton. Our crew had to locate leaks and patch them using mastic and reinforcement mesh. to prevent anymore leakage from occurring. Thursday June 18,2015 Crew arrives at 11408 Jasper Ave to Complete Repairs.

11 am arrive on site. I had 4 guys on site when we first got there. We had to  search for the leak for awhile, the leak was above the drain in the center of the roof. Once we shoveled back the gravel and located potential leak spots. We then had to patch the leaks with mastic to prevent any further leakage. For this we covered the leak with a layer of mastic. Once the first layer was down, we then cut reinforcement mesh to place on top of the layer of mastic. We then covered the mesh with one last layer of mastic to seal in the mesh that we installed.

Residential Roof Window Leaks in Edmonton AB, July 2011

Below you will find an assessment and photo journal from the Edmonton roofing repair crew. The client had called in about leaks coming through his roof window caused by a poor installation. The system was only a year old. Work Order, July 10 2011: There is a roof window in my pool area that is leaking. The cedar shakes were replaced, but the problem subsists. Assessment, July 14 2011: Note that  the client had the back side of his roof replaced last year. The problem area was a roof window 40 ft. wide. There is only a three-quarter inch. curb. Instead of building it up with a row of shakes and overlapping the top, the previous roofers tries to flash it. It is now leaking but they will not come back to take care of it. My solution is tearing up three to four rows from the top of the roof window, building it up (BUR) with a row of shakes, flashing over top with valley metal, and sealing it to the curb. 36 in. Ice & Water up from the flashing, and then 18 in. felt will be used for protection. 35 ft. of ridge capping will also be replaced. Quotation, July 14 2011:
  • Remove three to four rows of shakes above the sky window.
  • Install a row of shakes to the full length of the sky window to get the roof up to curb-level.
  • Install flashing from roof deck to curb and seal to curb.
  • Install 36 in. Ice & Water shield from roof deck onto flashing.
  • Reinstall 18 in. roofing felt.
  • Reinstall three to four rows of heavy cedar shakes.

Commercial Roof Maintenance and Repair in Edmonton AB, January to June 2011

Below you will find a series of reports from the roofing repair crew from the period of January to June for a large commercial client in Edmonton, Alberta. From snow removal to PVC maintenance, the often large time-spans between work is evidenced by weather conditions and their effects on structural integrity. January 22 2011: The entire day was spent shoveling snow in preparation of a leak assessment. Service call, February 8 2011:
Your contact is the facility manager and expects a service call prior to servicing the leaks. Before any future work is performed, a quote must be done unless it is with respect to repairs from shoveling. Note that one of our workers said there is a section that needs repair from a leak that was not caused by our shoveling.
There had been sub-zero conditions in Edmonton that month. We provided the client with an update when the weather was beginning to become favourable. February 27 2011:
As you know, we had temporarily sealed the various points where leakage was occurring as well as spots where we noticed tears. We have also received the Sarnafil that we had special ordered for your site. The next step is to wait the sub-zero weather out and get the Sarnafil patches welded on to permanently seal the deficiencies. In these temperatures that we are currently experience, the cold may prevent proper adhesion. We would rather wait it out than have to come back for another visit. If you need any further clarification, please give us a shout. We will give you a call before arrival, at any rate.
Field Report, March 18 2011: We repaired the leaks right before the afternoon broke out. Any patches that required maintenance were also attended to.

More problems, April 19 2011:
I just got off the phone with the facility manager and he said that leaking has begun again. He believes it is in a different spot, since the leaks are exiting from the carpentry shop about 30 ft. to 40 ft. from the roof hatch.
In the meantime, a PVC repair was also added to the invoice. The weather did not let up until June. PVC Repair, June 1 2011: We called the facility manager and arrived to the facility at 10:45 am.
