Flat Roof Leak Inspection Edmonton - Below you will find a photo journal and emergency roof repair assessment from our Edmonton roofing repair crew at a commercial roofing site. Although the call began as a tar and gravel flat roof leak repair, the extent of damage escalated to the client requesting a quotation for flat roof recovery or replacement options. More field reports will be posted as they become available for this site. Regular Flat Roof Maintenance Will Save You Money. If you own a flat roof it is critical for you to conduct regular inspections, maintenance and repairs as needed. You will save considerable money if you do this twice per year. The reason it saves you money is that a complete flat roof replacement is expensive and 9 in 10 times had maintenance been done the replacement would not be required. If you do not do regular inspections and maintenance you could face a catastrophic failure which has occurred to this roof below. Emergency Flat Roof Inspection Edmonton, March 29 2014: Flat Roof Leaks. There are multiple large leak problems on this commercial tar and gravel flat roof that are currently being managed with buckets. Flat Roof Ponding. The roof assembly is carrying considerable ponding all over that is definitely a concern with dead weight load on the roof in times of sudden storms or in winter freeze thaw situations. Roof Drains. There are two drains on the roof that are useless; the previous contractors did not sump them properly. Roof Maintenance. Previous roof maintenance contractors did not remove the gravel before using tar to patch spots that needed repair. An excessive amount of tar has also allowed trapped air to cause blistering. Gum Boxes. Four gum boxes were actually near open water, and it was able to get into them. This is also contributing to some of the leaks. Roof Membrane. The tar and gravel roof membrane has become weather cracked from the sun, contributed by an improper ballast spread. If the pea gravel is not covering the bitumen layers the UV of the sun will dry out the bitumen causing it to crack and ultimately leak. Blisters. There is mass blistering of the roof membrane in multiple areas. If they continue, water will enter there as well. Several of the blisters on the roof are cratering water into them. Temporary Flat Roof Repairs. While we were on-site, we attempted to drain as much water as possible. The client called off the temporary repairs since the problems have become greater than simple roof maintenance work. The client has requested a quotation on roof replacement or recovery options.

Residential Roof Leak Repair in Edmonton AB, July 22 2015

Below you will find an initial assessment for an ongoing residential site by our Edmonton roofing repair crew. More reports will be posted as they become available. Initial Assessment, July 22 2015: We arrived on-site at 1:00 pm and were lead by the client to two leaks in the shop. One was coming from around the skylight, and another one around the chimney stack in the middle near the edge of the roof. Upon inspecting the roof top-side, we observed that the acrylic MASTIC around the chimney was cracking and lifting in areas. It should be removed and replaced with seam tape and liquid rubber. The penetrations require the same. It is only a matter of time until it begins to leak around the entire skylight. There are also cracks and splits in the skylight, which seems to have had been coated with spray foam. The metal gum box also needs to be topped off. There is a metal boot top-side as well that looks like it was only spray foamed. The roof measurements are 85 ft. long by 51 ft. wide, and the skylight was 4 ft. x 4 ft. Edmonton Commercial Tar and Gravel Roof Repair, Feb 2015

This client had leaks coming through their commercial tar and gravel flat roof. The roof itself is in good shape, but was in need of very minor maintenance.

  Inspection: February 13, 2015 The client is experiencing a small leak in the roof 15' away from the front doors, which appears to be originating around an electrical conduit penetration through the roof. The penetration itself is some two feet from the roof edge, which is among the highest points on the roof (drains are in the center). It's believed that the leak could be one of two things. First, it could be leaking around the gum box (which is starting to crack) or second, where the stack is fastened to the roof. To fix the problem, we could first need to patch the gum box, and tighten up the bolts around the conduit and seal the area with some caulking. First, the steel pipe had moved slightly under the weight of the wire hanging off the pipe itself. Second, the crew that had installed the pipe and/or roof only filled the gum box one-quarter full of gum and three inches of insulation filler. Over time, the gum began to dry, crack, and settle; allowing water ingress and ponding. The gum box was emptied of the previous solutions and filled 3/4 with pourable sealer, which should now be a permanent solution to the problem. As a precaution, we added a bead of lap sealant around the base of the gum box and a bead of high-quality caulking around the metal support (which had metal bolts going right through the parapet without any sealer at all). IMGP2608 IMGP2609 IMGP2611 IMGP2610 Investigation: March 6, 2015 The client called us to assess the roof once more for three reported leaks in the northwest corner of the building. The roof is an EPDM ballast system, so gravel relocation is necessary to uncover root problems in these types of roofs. We sent out a technician to investigate the causes of these three leaks, for which they found two (need to search under ballast for the third). It would appear that there are two holes in the roof with a near-3" diameter that require patching. Roof Snow Removal and Leak Repair in Saskatoon, March 2013

Below you will find two field reports for a commercial snow removal in Saskatoon, Saskatchewan. Snow buildup had been implicated as a cause of leaks in the client's office.
March 1 2013:
We arrived on-site in the afternoon and measured the roof, which was a bit larger than our initial estimates. There is a leak in the client's office, so we cleared out about 150 sq. ft. around the leak area (first photo).
Better shovels are on the material list for tomorrow so we can work a lot more efficiently.

March 2 2013:
Above the client's office, there are a lot of improperly sealed spots that need work, which are causing the leak. Two segments of the building have had their snow removed in preparation. If the water that leaked into his office is not drained properly, there is going to be a big problem here pretty soon.

Edmonton Emergency Roof Repair, July 2012

This client called into GRS' line to have an emergency dispatch crew to their roof so that they might lay down some tarps and prevent further water ingress. We arrived to put down tarping, and discussed repair options with the client from there. Our crew received the emergency dispatch to the address provided, and loaded the truck with necessary tarping materials to cover the problem area(s) on the roof. Work was difficult as the roof structure's condition was hazardous to work on. The tarping was laid down eventually, and the team left shortly before 5:00pm (two hour job).

Missing shingles and exposed roof boards had culminated into a significant puncture in the roof structure.

Although the conditions were hazardous, we completed a full inspection to provide repair options for the client.

Edmonton Liquid Rubber Roof Replacement, April 2012

This post reflects the field reports of a GRS crew attending to a client's re-roofing request. At the onset, it would appear that they would like to explore Tough Roof or a liquid rubber system.
The homeowners at this location are in the midst of a complete remodel and are looking to eliminate all problems with their roof. Though smaller repairs could be made, it looks like they would like to replace the roof outright. After explaining the systems available to them, they appear most interested in Tough Roof or a liquid rubber system.
  Scope of the Work:
  • Sealants and tie-ins are dried, non-malleable, and cracking.
  • The drainage appears to be good. No clogs, No pooling.
  • The parapet walls consist of capping only.
  • Building structure interior and exterior appear solid
  • The current tar and gravel roof is splitting - there is no sponginess. Blistering was found in 2 areas, with the larger of the two nearly punctured.
  • Christmas Light holders have been screwed into the capping above the windows, this will have to be replaced.

  Update (May 30, 2012): We advised the client that roof preparation would commence the following day for the engineered liquid rubber application. Update (May 31, 2012):
After picking up some equipment from another job, the crew arrived on site for 9:20am, ready to begin preparing the roof for liquid rubber application. The gravel had to be removed first, followed by a thorough power washing to remove all possible debris from the roof. This took up the bulk of the day, but they received some extra assistance between 3:30 and 5:30 from another pair of crew members after they'd completed another job. Everyone on the main team departed at 6:30pm.
Update (June 1st, 2012): The crew returned to the job site for ~10:00am and continued pressure washing the roof and preparing it for the spray-on liquid rubber. They departed again for 2:30, having completed the preparations. Liquid rubber was then applied to the roof in what is called a 'flood coat'. The crew cited that the single coat was appropriate, and that another wouldn't be necessary. Update (June 13, 2012): The client called us to advise that a leak had developed at the skylight and that regardless of rain quantity, it appeared 'random' in how much water would seep through, and at what rate. The leak began after the Christmas lights were removed from the screw-in fixtures atop the window capping. The responding team went back up onto the roof and determined that the caulking around the windows was correctly applied.         Update (August 12, 2012): The client reached out to us again that the window is continuing to leak, and that they would like us to look at the flashing  on the roof where the Christmas lights had been screwed into. This recent bout of poor weather saw more water leaking in beyond a spot or two.   Update (August 28, 2012): The crew made it out to the client's location for further, more extensive repairs and safeguarding. They arrived at 9:15, and removed water from the roof, blow drying it clear as well. The capping metal was replaced and screwed down, and a trowel installed to the roof connection. After that, they installed scrim sheeting just before more rain came in. They had to leave the site between 4:30 and 6:30pm due to weather, but returned to tarp the site walls for an over-spray of more liquid rubber. Another coat was started, and the team continued to work until 8:15pm when more rain came rolling in. Tarps were left in place with the client's blessing, and the team promised their return in the morning.   Update (September 19, 2012): Once again, we arrived on location to address the area around the skylight/windows. Our crew member found a few holes and cracking that required repair. They were patched with seam tape and more liquid rubber.
