Edmonton Downspout Installation, July 2014

This report covers the installation of industrial-grade downspouts at our client's commercial location. They had GRS conduct repairs to their roof in years prior, and  requested our help in reinforcing the downspout system. Quotation Delivered: July 16, 2014 After conducting some repairs at the client's location the winter prior, we advised them that there would be difficulties in repairing any downspout while the winter season continued. Now that warmer weather has arrived, it's time to conduct the repairs (or, in this case, a replacement). We delivered our quote for the installation of three new industrial-grade downspouts, and booked them in for early-mid July. Roof Report: July 7, 2014 The servicing technician arrived on site for 8:00am and did a site walk-through to investigate any further causes to leaks experienced over the weekend before. The problem was quickly identified as loose meshing where the metal meets the gutter, so it was fixed with a new piece of mesh and brush-grade liquid rubber solution. There was also a problem with the eavestroughs leaking when they were filled over a certain capacity. The problem can't be fixed while they are full, so the technician promised to return at a later date. This report will continue to be updated with more reports and in-progress photos as they're brought over from the old content system. Edmonton Leak Inspection, December 2013

This report covers a leak inspection and repair carried out by GRS to one of our commercial client's metal roof system. We had to look through insulation and drain away some collected water from the ceiling. Inspection: December 21, 2013 We isolated the leaks to the southwest (about 20') and east (40' - 50') corners of the upper roof near the gutter systems. There was ice and snow buildup that had to be cleared away before a rooftop investigation could continue, so it was dealt with and we confirmed some potential areas for water ingress. The team also removed insulation from the ceiling one piece of plywood from the wall to inspect the area underneath the gutters. Findings: There was a great deal of moisture on the back of metal roof panels (that even poured out a bit when insulation was removed. The standing seam was wet to the touch (on the interior) and nearly dripping. This was likely caused by the amount of ice overfilling the gutter by 2" or more. There is also a possibility that the downpipe and gutter connection is leaking. In cases such as this, it could be that water freezes in the pipe, creeps over the connection, and seeps into the walls when it thaws out. Both of the leaks reported seem to stem from the same cause, which leaves us hopeful that repairs can be made to one location and prevent the problems in two. We advised the client of these possibilities, but informed them that there may be a few attempts made over the course of the season, considering the existing ice makes for difficulties in the repair attempts. Edmonton Residential Leak Repair, November 2010

This client reported a leak around their chimney and contracted GRS to carry out the necessary repairs. The service was done quickly, and the leak issue resolved. Inspection: October 21, 2010 The technician carrying out the investigation on-site found that there is a leak coming in on an inside wall up near the vaulted ceiling. They took photos of the roof and possible fault sites to help give the repair crew a better idea of where to make the necessary repairs.

Our inspection of the gutter system and eaves-trough revealed crumpled metal and improperly fastened components throughout the assembly.

Next, we moved onto the shingle roof. Our technicians looked for signs of weather damage, missing or broken shingles, and any holes or tears in the roof surface.

Next, we moved onto the ventilation units. Signs to look out for include holes or dents on the unit itself, crumpling around the base, and unsealed seams.

We found that some of the step flashing at the wall connections was not sealed properly, or the caulking was wearing out.

The downspout only extended a quarter way to the gutters. Although some water was draining, there was a significant amount of moisture that had seeped through the shingles and into the building on the way down.
  Roof Report: November 15, 2010 The roofing crew arrived on site and, with the assistance from the previous report, found the leak and made quick work of the repair.
