Edmonton Commercial Roof Inspection Report, July 2014

This commercial client required a full rooftop inspection by one of our red seal journeymen. The report outlines the many issues encountered on the rooftop and includes photos of the site. Inspection, July 4, 2014: This roof is an SBS Modified Torch on replacement and it was observed in a complete failed condition. The numbers of failure areas are so numerous that itemizing each would take many hours - this report will only explain generally what was observed because the whole roof was considered failed. Generally speaking most of the torch side laps were not heated correctly which in itself has caused the roof to fail. End laps and side laps were found at numerous areas to be less than the required measurements (side laps at 3” and connecting rolls at 6”). There were areas observed where the field rolls were installed over flashing which is opposite of procedure. The termination points of SBS at walls where flashing is required is not done, the rolls were not cut at the corners prior to the next roll installed, and drainage was not designed correctly (the slope is not appropriate). There were numerous improperly applied repair patches at seams that were failed. Much of the detail work at the corners of units and penetrations was done incorrectly, and the flashing membrane at the parapets did not extend in many instances fully up the vertical to the top of the parapet and across and terminating at the outside edge. The stripping at the parapet walls was not adhered correctly in many instances, and it did not extend at least 4” over the field. Edmonton Commercial Roof Leak Inspection, June 2012

This client in Edmonton required a roof inspection due to leaking that was occurring during heavy rainfalls. This brief report outlines the initial inspection and includes photos of the site. Inspection, June 13, 2012: Upon arrival at the site we talked with a manager who directed us to the roof hatch and the damaged office area. We spoke to the person whose desk was directly under the leak, and he noted that the leak only occurred when there was very heavy rain. All vents in the problem area described were inspected. The plastic cement was also inspected and it appeared to be solid. We determined that the large unit in the area was the source of the leak (we calculated it to be directly above the leak area). We scraped the gravel from around the unit and lifted up the flashing in order to get a better look, and to expose the area for the incoming rain. After the rain had passed, we inspected both the unit and the office area. No leaks were found in the office area. We swept the pools of water around the unit onto the unit itself, trying to provoke a leak, but there were still no leaks. This led us to conclude that there were no leaks in the roof, and the leak that occurred previously was due to the rain being so heavy that it must have overflowed into the unit itself; if there was a problem with the roof, then the rain today would have exposed it. Edmonton Commercial Flat Roof Inspection, August 2011

This report follows an initial inspection for a commercial client requiring a roof replacement. Also included is a correspondence sent to the client by our project manager. Inspection, August 19, 2011: This roof is accessible by hatch. The current roof system is tar and gravel and is experiencing multiple leaks. Upon inspection I found approximately twenty blisters, numerous spots of surface erosion, and sealants cracking around vents. The client would like a quote for replacement. He will be removing the outside lighting which is set on the parapet walls, but would like us to remove the satellite dish.

Beyond attempting repairs, there are two different methods to do your roof.
One method is to rip the old roof off (a complete replacement) and the other is a new Roof Recovery System.
A Roof Recovery would have our crew scraping the gravel off, taking the old membrane and soaked insulation off (as required only) and then mechanically attaching a fiber board and putting a new roof over top (SBS Torch On, Tar and Gravel Mop On, EPDM, TPO, or PVC per quote).
Typically a roof recovery is what is done. A roof recovery is less intrusive, it is more environmentally friendly as the old bitumen layers don't end up in the land fill, the old system also has an inherent R Value of usually around 7, it is less costly, and the life-cycle is the same as a complete replacement.
However, if you find that you want or are required to completely remove the old system down to the substrate (the sheathing or metal Q deck), we can accommodate this and the pricing is included in the attached documentation also.
Additionally, there are a number of different membranes available, which I've detailed in the quote. Essentially, it comes down to 1) A traditional 4ply mop on tar and gravel (BUR), 2) 2ply SBS Mod Bit (torch down or cold apply), or 3) Single ply; black rubber membrane (EPDM) or a white membrane (TPO or PVC) depending on whether you want to draw the sun in or not. EPDM, TPO, PVC are available in multiple colors, however EPDM out of the box is typically black and TPO / PVC are typically white.
Single ply systems are what are being installed more and more now (for GRS singly ply is about 80%), however, we install all system types. I would encourage you to consider the life-cycle costing and maintenance / repair benefits of a single ply system prior to choosing a system.

Edmonton Residential Roof Warranty Repair Call, June 2011

This report follows a warranty dispatch for a residential client who needed several shingles repaired. An initial inspection was done followed by the shingle repair. The client first called us to determine whether or not her warranty was still valid as there had been some damage to several of her shingles. A crew member was dispatched to inspect the rooftop and obtain a sample of the existing shingles. Our crew determined that the shingles were under warranty and will be doing the repairs for the client. Repairs commenced on the next visit and a crew member was able to remove three wind damaged shingles. These were replaced with brand new ones. After this the crew member spoke with the client and ensured that the warranty forms were filled out properly. The site was then cleaned up and the client was satisfied with the repair work.

Several of the shingles had been damaged during heavy weather conditions. The roof was still under warranty.
