Roof Reports
  Initial Inspection: April 17, 2012: Sealants The sealants on all 9 roof levels are deteriorated and require attention. Drainage One drain was found to have a great deal of debris blocking the way for water. It was cleared as best as possible, but is still draining slowly. Parapet Walls The EPDM roofs (of which there are 2 from the total 9) seem to be in good condition. The metal lining the parapets are also in good condition. Building Structure Building Structure Interior - Very good condition Building Structure Exterior - Very good condition Tie-Ins See 'Sealants' (above). Several of the EPDM plumbing boots, wire boots etc. are damaged. This can be seen in cases where the caulking has been worn away or when there are holes in the rubber itself. Air Conditioning Units We found that much of the flashing sealants have cuts and abrasions. There is moisture is getting through that needs to be addressed. 100_1204 Splitting N/A Blistering N/A Ridging N/A Fish-mouthing N/A Punctures We found punctures in the metal roofing, but did not observe any in the EPDM as it is covered with large ballast (approximately 1 to 1.5 inch gravel). The client, however, has reported many leaks in that part of the building, so openings of some sort must be present. We will need investigate further. 100_1214 Ballast For the most part, the ballast is adequate and well-distributed. Summary It is very difficult to pinpoint where the moisture is entering on the EPDM portions of the roof, however it appears to coming in in several areas. Several offices within the building have experienced substantial leaking. This is a very large structure and would benefit from regularly scheduled maintenance. Many of the current issues could have been mitigated before becoming a problem. Roof dimensions are:

  • 2 tubes ms detail.
  • 1 tube of barr.
  • 2 tubes lap sealant.
  • 4 ft. of cover tape.
  • Primer.
  • Splice adhesive.
They left the site for 5:00 pm, scheduled to return the following day (May 29). Roof Report, May 29 2012: Crew members investigated the leaks on the upper and lower EPDM roofs. They found improper rubber detail on the walls, and a corner termination. The installation of the EPDM near the roof access doorway was in a poorly state as well. They re-glued and secured the EPDM along the wall and patched several holes from staples, nails, or other rooftop debris. The flashing atop one of the offices was removed where there were signs of recent water ingress. They brought EPDM up and over the wall properly and replaced the metal that sits on top of it. After this, they moved to the upper roof had a 'popped' corner in the EPDM, as well as a pipe boot's flashing was left uncaulked (large, open gap). There were other holes located in the metal portion of the roof, which have now been sealed up properly. A pipe boot, however, appears to have been cut at some time which left an open hole and some semi-exposed wiring. We put a temporary seal on it for the night, and plan to cover it with plate or suitable flashing the next day. Roof Report, May 30 2012: Today, we finished the repairs to the roofing system. Virtually all of the penetrations (roof vents, jacks, boots, etc.) were missing sealant, so we reapplied some and ensured that they would be watertight. There was also caulk sealant around many curbs in poor shape that needed removal and reapplication. We used MS detail to reseal them (as well as some roof jack edges), using mesh to bridge the cracking or exposed edges. One of the metal walls along the roof needed the entire base resealed due to badly failing sealant. MS detail and mesh was used again to address this spot. There is a gutter on the roof in bad shape that will need to be repaired or replaced. This may have been caused by a heavy snow pack sliding down towards the gutter; a snow brake may be useful in this location. The last point of note is that the sign on the roof may need to be looked at in the future. There are holes in the metal from nails or screws tearing through in a couple of locations. Edmonton Industrial Metal Roof Repair, September 2011

This client needed repairs done to their metal roof on an industrial building of theirs. They reached out to GRS for quotation on repair or replacement options, which we provided to them with our recommendation for replacement. Due to the nature of metal roofing, expansion and contraction in Canada's climate can be a hassle, and repairs are not always the best option to extend the life of the roof.

  Assessment: September 22, 2011 We sent out one of our crew members to perform an inspection on the roof. The following is from their report: There are two roofs at hand. The upper metal deck measuring 110' x 95', which has eight 12" roof jacks, one air conditioning unit, and one gum box for a 3" gas line. The roof appears to be leaking from seams around the perimeter. The gas line with the gum box is exposed, and all eight roof jacks require resealing. There is a 20' piece of metal flashing missing from the northwest parapet. The lower roof has a metal deck measuring 25' x 50'. I recommend that the high-low wall caulking be redone. The seams around the perimeter also appear to be source of leaks. When returning the quotation, we noted that the issue, specifically to this roof, is that it is at the point where it should be coated or replaced. Spot repairs will likely bring more aggravations as the expansion and contraction of seams, fasteners, penetrations, etc. is at the point where spot repairs likely won't last long and would come with no guarantees. After receiving the quotation, the client wrote back to request that spot repairs be made. They are currently planning renovations to the building, and will likely have to put some more holes into the roof during that time. Once that is done, they would be open to re-evaluating any roof recovery or coating, but for the time being, the spot repairs will be sufficient. They also noted that in the wintertime there are serious concerns about ice buildup and icicles coming from the eavestroughs, and would like to have them replaced with continuous eaves. We scheduled the client for service three weeks later, and noted that we'll measure the eaves in the meantime. Typical turnaround time on eaves of that length, however, can be up to a month.   Roof Report: October 30, 2011 We arrived on site in the morning and filled out all of the necessary safety documentation. The aerial lift was missing a certificate, so we had it switched out for another one and used a pull-rope hoist to get the tools onto the roof in the meanwhile. Once on the roof, two members began sweeping and shovelling the snow off the roof and chipped away thick segments of ice to clean up the areas where repairs would be done. The new lift came in with an appropriate certificate and was presented to the client. We cleaned out the eavestroughs on the front of the building and dealt with the ice buildup that the client had noted some weeks earlier. In the early afternoon, however, heavy snowfall rolled in and hindered work. The team departed the worksite after storing the tools. Save for a lunch break, the bulk of the day was spent removing snow and ice buildup from the eavestroughs and clearing the worksite. Shortly after finishing the worksite preparation, they had set up the pump, mixed the saltwater solution and stirred the rubber. 75% of one side was finished in the day, with an estimated 3.5 - 4 hours worth of rubber spraying to finish the following day. The pump was cleaned out, and the team packed up for the day. Roof Report: November 4, 2011 Back on site, the team scraped off a small amount of ice that had built up overnight. They set up the liquid rubber pump and sprayed the remaining sections of the roof. Afterwards, a beauty cap was ordered to be later fastened to the building, and the pump was cleaned out to specification. The remaining work to be completed is the beauty cap, 9" rain caps (to replace some broken ones), and fasten the new eavestroughs once the ice has melted away. Industrial Metal Roof Snow and Ice Removal Edmonton, January 2011

Below you will find a series of field reports and correspondence from the Edmonton roofing repair crew responding to a call for snow and ice removal.  Field Report, January 21 2011: In the morning, we broke ice and removed snow from the work-site. After taking a lunch break, there was more than enough left for us to complete the day with. There are only two of us on-site so this may take some time. Client Correspondence, January 22 2011: We appreciate the hard work your crew has been doing despite only have two available. It would be great if you guys could work on getting the parking lot taken care of on that side of the building first as a priority.  Leak Assessment, January 24 2011: We assessed leak issues and determined an ice dam at the gutters and the dam is pushing the gutter away from the roof's edge. It is unsafe to move ice and snow without the entire gutter or ice falling on pedestrians or vehicles below (an entrance way is right below the problem area).
