Below is a site report from a low slope roofing crew of ours in Edmonton. Service order per engineer roof inspection was roof drainage repairs. This was to include work to external scuppers, internal drains, flashing and down-spouts on a torch-on SBS modified bitumen flat roof system. February 21, 2015: Roof Inspection and Scope of Work Determined. Maintenance and Repairs (per Engineer report). Supply and Install: 32 penetrations (vents) will need roof nails removed and proper screws installed, 1 - 12 inch chimney vent with flashing installed 2 ft X 2 ft, replace old drains with new 4 inch retro fit drains with u flow and proper screens they also two major ponding spot and I recommend that we put in 2 - 6 inch scuppers with down pipe to relieve those areas of water the last thing is to remove all debris from the existing scuppers and roof its self.

Materials needed: Sheet metal flashing for chimney and vent. 2- 4 inch drains with basket. 2- 4 inch u flows. 2 - 6 inch scuppers. 80 ft of 3 inch down pipe white. 5 elbows. 1 bag of 1.5 inch wood screws with rubber grommets 100 pieces. 1 can of spray primer. 1 roll of cap frost grey. 1 roll of 180 flam-flam. 1- 3 gal can of Sopramastic. February 27, 2015: Crew Attends to Location. Repairs Completed.  Site Location: 10716 - 102 Street Edmonton, Alberta. This site's scope of work is specific to the engineers report to repair a number of issues relating to flat roof drainage. We started with the drains which took extra time to remove the old drains since they used gum to make their seal on the drop drain (the previous roofers). Which didn't work. Then we started on the repair of the external drainage scuppers and completed them. We then unloaded most of the tools and started with replacing the nails in the plumbing vent curbs with screws with rubber grommets. We then started to install the down spouts.

Flat Roof Drain Repair Edmonton, January 23, 2015

Below you will find a report from the flat roof repair crew in Edmonton Alberta conducting their report and repairs. A material list is also made available, as specified in the crew's report. When I got to the site, I confirmed what the crew had thought: the drain had a hole punched through it and was leaking back into the system. The site supervisor went to pick up the required supplies and we worked on removing water in the area. Once he got back, we installed the retro-drain with a proper U-Flow® Mechanical Seal and tied it back into the torch on the roof.

Commercial Roof Leak Repair and EPDM Recovery in Edmonton AB, Nov 27 2014

Below you will find a report from the Edmonton roofing repair crew responding to a leak call from a commercial client.  Quotation, September 10 2014:

Assessment, November 27 2014: We arrived at 8:00 am and searched for roof leaks around the unit for two hours. With no luck, there was still the remaining task of installing the last drain unit over another one of the units which needed work. The roof on the second building is a 28 ft. x 44 ft. BUR roof on a wood deck that leaks in too many places to fix. One drain on the northwest corner and three other penetrations, as well as two vents and a motor exhaust are going through the roof. There is a 4 in. wood detail around the edge and one scupper. We suggest an EPDM roof recovery. The maintenance manager for the site also gave us a call to tell us that a leak was found on the west wall of the building. The crew found numerous rips in the roof along the membrane; it had been completely separated from the drain. Scope of Work:
  • Gum patches to three or more areas
  • Replace the drain with a new 3 in. unit
  • Roof replacement using an SBS 2 ply system
  • Estimated time: 20 hours

Edmonton Roof Drain Repair, June 2014

This report deals with a leak inside the building from a drain pipe coming from the roof. GRS arrived on location to find that it was not a problem with the roof itself, but was able to fix the client's concern and resolve the job quickly. Our crew member arrived to the site and met with the maintenance supervisor to see where the leak was coming into the building. Upon further investigation, the leak was not coming from the newly-built roof itself, but rather from a drain pipe that was plumbed through the inside of the building. The drain pipe's access fitting near the ground entry was loose and required more sealant. Having brought roofing tools unsuited to this particular job (this is a plumbing concern, not roofing), our crew member went to the local shop to pick up the necessary supplies. Edmonton Commercial Roof Leak Inspection, April 2014

This Edmonton client required a rooftop inspection to determine where his water leak was originating from. A GRS crew attended and discovered that the entire roof is very unstable and should be replaced as soon as possible. Inspection, April 23, 2014: When I arrived on site I began my leak inspection and noticed there was a very large leak in the middle of his shop. I went on the roof and I noticed 3 to 4 inches of water across the whole rooftop. We pumped off all of the water that we could but with the large amount of rain it was a losing battle. Under further inspection I noticed the roof only had one drain and due to where it was located it wasn't draining properly. This roof is also very soft and unstable, and it feels unsafe like it could cave in at anytime. I advised the customer of my concerns and let him know it would be in his best interest to replace this roof as it it very unstable. Edmonton Leak Inspection, December 2013

This report covers a leak inspection and repair carried out by GRS to one of our commercial client's metal roof system. We had to look through insulation and drain away some collected water from the ceiling. Inspection: December 21, 2013 We isolated the leaks to the southwest (about 20') and east (40' - 50') corners of the upper roof near the gutter systems. There was ice and snow buildup that had to be cleared away before a rooftop investigation could continue, so it was dealt with and we confirmed some potential areas for water ingress. The team also removed insulation from the ceiling one piece of plywood from the wall to inspect the area underneath the gutters. Findings: There was a great deal of moisture on the back of metal roof panels (that even poured out a bit when insulation was removed. The standing seam was wet to the touch (on the interior) and nearly dripping. This was likely caused by the amount of ice overfilling the gutter by 2" or more. There is also a possibility that the downpipe and gutter connection is leaking. In cases such as this, it could be that water freezes in the pipe, creeps over the connection, and seeps into the walls when it thaws out. Both of the leaks reported seem to stem from the same cause, which leaves us hopeful that repairs can be made to one location and prevent the problems in two. We advised the client of these possibilities, but informed them that there may be a few attempts made over the course of the season, considering the existing ice makes for difficulties in the repair attempts.
