Edmonton Roofing Replacement, December 2014

This report details a residential roofing replacement as well as an initial quotation with various options for the client. The roof had water leakage due to issues with the sealants and draining systems. Additionally the roof was found to be blistering and splitting in areas. The initial email sent from our project manager to the client:
Good morning, Please find attached the quotation options for various membranes for the roof over your garage per the inspection report from our Red Seal Journeyman (see report below my signature at bottom of this email and quotation as attached). Unfortunately because of the small size the per sq rate is significantly higher than if you were to do both your house and garage - so if your house may be a consideration let me know and I'll revise the pricing for you. I've included options for replacement of all membrane types. Once you have had opportunity to review give me a call or email and I'll assist you with any questions you may have. Thanks again for your consideration!

The following is an inspection report from one of our crew members who inspected the site initially: The biggest problem for this house is that they have only one 2 5/8 drain for 3/4's of the roofs.  During heavy rainfall water pours over the edge of the parapet. There is a large amount of water ponding which has reduced the life span of the torch on roof. There is also moisture inside the system and it is apparent that the fiber board laps are beginning to buckle. The sloped roof on the house is in okay condition and will last another five years however the flat roof on the garage will not make it another two. There are signs of rot near the drain on the roof of the garage (there is already a BUR roof and torch on roof on top). I do not recommend a recovery on this roof because of weight issues during the winter, and because of the rotten substrate which will cause issues with attaching another roof. The lower flat roof is 1300 square ft. and the long side is 48 ft. I have given the client two options with the drainage: he can go with a drip edge into a gutter with two drains along the long side, or go with two drop drains in the low spots through the soffit. If we decide to go with the gutter on a new roof, we should add a 1% slope package on a torch-on system. If going with drop drains we should go for a new roof with a EPDM system. Regardless, the old roof needs to be removed to inspect the plywood substrate (in order to deliver a 20 year roof which he is looking for). 
With either drainage we are going to need approximately 100 ft. of downspout and nineties to run the water to the back alley and away from the house.

  • 45 sheets of 1/2 inch secure rock.

  • 1x 5 gallon pail of splice wash.
  • 10 tubes of lap sealant.
  • 2x tubes of caulking.
  • 2x 6 inch rolls of seam tape.
  • 1 roll of form flash.
  • 1 box of rags.
  • 1 scrub pad kit.
  • 8 roller sleeves.
  • 8x 4 inch paint brushes.
  • 1 roll of garbage bags.
  • 600x 3 inch hd fasteners.
  • 600x 3 inch plates.
  • 40 sheets of plywood.
  • 100x 3/4 inch deck screws.
  • 100 ft. of drip edge.
  • 12 ft. of flashing for the chimney and smack pins.
  • 48 ft. of 5 inch brown gutters with hardware and matching gutter guards.
  • 100 ft. of down spout.
  • 10x 90 degree down spout and hangers.
  • 100x self taping brown sheet metal screws.
  • 2 rolls of 250 grey cap.
  • 1 roll of flam flam.
  • 1 can of spray primer.

Daily Report for Dec 4, 2014: The crew arrived at 7:30am to lay down the iso board as well as the rubber bug. At 5:00pm it started to snow so the crew left the site for the day.
Daily Report for Dec 5, 2014: Arrived on site at 9:00am to determine the best way to apply the liquid rubber. The client was also on site and had many questions so some time was spent talking with the client. Most of the day was used to install the liquid rubber. Daily Report for Dec 7, 2014: Arrived at 8:00am and spent most of the day installing the metal. There was some detail work to do around the perimeter and the chimney. The lap seal was also installed. The crew did a walk-around with the client who is satisfied with the work done so far. The gutter still needs to be installed. Daily Report for Dec 12, 2014: Gutter is installed and the job is 100% complete.

Edmonton Commercial Roof Penetration Install, October 2014

This commercial client reached out to us about having two roof penetrations installed properly on their EPDM roof. The roof was very muddy and needed to be cleaned before the installation could begin. This was an EPDM roof which the client needed two penetrations installed on. The roof was very dirty and covered in mud which took some time to clean. They had used silicone to put a temporary seal which we had to remove once we had cleaned the area. We roofed it in with form flash and the job is now 100% complete. This was an hourly dispatch plus materials.

Edmonton Industrial Liquid Rubber Roof Recovery, August 2014

This is the second part of a project for this industrial client in Edmonton. A full liquid rubber roof recovery was requested for this part of the project. The previous article detailing a downspout installation can be found here. All units were meshed and sealed with liquid rubber. Today we finished the shop roof and started on the office roof by cleaning it with the pressure washer. We have started painting the ribs and have also started the unit install. About 30% of the prep is done (will be done tomorrow) and we should start rolling out our coating tomorrow as well. The site will be complete on Tuesday. Roof Report, August 25, 2014:
Today we finished all of the units and penetrations on the office roof. We also have half of the roof rolled in. We are on schedule for site completion tomorrow.

Edmonton Commercial Roof Downspout Install, March 2014

This client required a downspout replacement and extension in addition to a scupper installation. The report follows the work completed by the GRS crew and includes photos of the site. Roof Report, March 29, 2014:
Today we scoped out the job site with the client. The scope of work will be to install a scupper, replace and extend the downspout, and to top up the pea gravel on several areas of the roof.

Roof Report, April 24, 2014: Today we fixed the down pipe and installed an elbow. When I went to install the scupper box I called our project coordinator and he said it had to be a torch-on tie in. The roof was still wet from the previous rain so we are going to leave this until the roof has dried. I notified the customer of the schedule change due to water on the roof and she was okay with it. 11 image Roof Report, May 8, 2014: We installed one scupper with a torch-on tie on to the BUR roof, and I also had to modify the metal where the scupper was placed. There was an uneven balance to the roof so we put more rock on the places where it was needed. When finished with the scupper I had to fix the down pipe that was connected to it and where the down pipe hits the ground. Edmonton Industrial Gutter Installation, October 2013

This client requested a quotation for an industrial gutter installation, downspout installation, and snow rakes. Our crew was dispatched to the site to perform the necessary work. Inspection, October 19, 2013: The crew arrived for their initial inspection and measured the gutters, downspouts, and snow guards. Roof Report, December 16, 2013: The crew unloaded their tools and materials at the work site. Two crew members started removing snow and ice so that the old gutters could be removed. The ice rake also needed to be removed. By day's end all of the old gutters had been removed and the new gutters were prepped for install the following day. Roof Report, December 17th, 2013: At 8am the crew filled out safety documents before beginning to work. Then they boxed the ends of the two existing gutters on the side of the building. Following that, they boxed one end of the new gutter and worked on installing gutters on the front east end of the building.

After lunch the crew continued to install more gutters as well as two pieces of flashing that had come off of the building. Holes were then made for the downspouts. Finally snow was removed from the west end of the roof where gutter installation is to continue.

Edmonton Flat Roof Quotation and Recovery, August 2013

This report follows an initial quotation and subsequent roof recovery for a client with a flat roof system in Edmonton. The client was presented with various options ranging from temporary maintenance and repairs to full roof replacement. Due to the poor condition of the roof our project manager recommended a sustainable roof recovery using either an SBS modified or EPDM system. These options were selected as they are most suitable for the harsh and varying Edmonton weather. The client decided to go with the roof recovery option and an estimated completion time of 5 days (pending weather) was given. The crew then began work to re-condition the roof. The scope of work includes:
  • Sweeping gravel off of the roof and dispose into yard bin
  • Remove all metal and dispose into bin
  • Screw down fridge board with screws and plates (2-3 inch)
  • Torch down sopra lap tape to head seams
  • Prime perimeter with sopa flash
  • Apply peel n stick to perimeter (sopra base stick 95 gram)
  • Install new drain and retro fit with u-flow
  • Strip in boxes that the plumbing stacks are on with flam 180 base sheet and try to save the hardware on top of boxes (plumbing and roof vents)
  • Torch down 180 or 250 cap sheet (depends on what convoy can bring)
  • Strip perimeter and boxes with cap sheet stripping
  • Apply mastic to protrusions

Edmonton Industrial Flat Roof Replacement, September 2012

This industrial client required a full flat roof replacement with additional work attached to the project.   The client reached out to us regarding the time line of the roof membrane installation. The following emails are between our project manager (italicized) and the client: Are we planning to attempt something tomorrow?  Need to give status of repair job plans by 8AM as they will be bugging me again.  Just to recap they will be asking for more detail on repair job as time stretches on and more detail on backup plans if weather stays cool and wet until snow falls.
Hi, To complete the roof membrane portion we require the roof to be dry on top for at least 24 hours. As such, the weather will determine what day that occurs. Based on the forecast our scheduling is for this Wednesday or Thursday. If for some reason we cannot accomplish this task before freeze up then we will hoard. However, in all our experience with this product we have never had to, we have always, every year completed all scheduled sites before freeze up. The material can be applied to - 10 celcius which gives us ample time. After we have completed the last coat we then have to do metal which can be done in any temperature. When we consulted the manufacturer about the recent moisture after spraying it was made evident that there were a few isolated areas that did not have time to cure and of course moisture penetrated. Also we were advised that any existing moisture in the system would manifest in the form of a blister. If no blisters are present after completion we are good to go. If present, we cut that section out and replace. Thanks.

Sherwood Park Residential Roof Leak Warranty Repair, May 2012

The GRS team installed an EPDM roof for this client the previous year. The client informed that there was water coming through a vent in the washroom and requested a warranty service repair. This is a follow-up report for a project completed the previous year. You can find the original article here. The following email was sent by our project manager to the crew member who would be attending the warranty repair call:
Good morning, We installed this EPDM overlay for the client last fall. It was a good install. My thinking is that it is condensation as he has an original home and it was having condensation issues last fall when we did the install also. If it is condensation, you may want to design a roof vent lay-out for him to get the roof venting. The important part is to be sure that there is at least one vent for each air space and you have some form of soffit intake. He is doing his siding also, and with his roof and soffit overhang design we may have to drill holes in the side of the vertical. HOWEVER, if there is no intake and we would have to start that process, he would require a Building Envelope consultant to draft a scope of work for us to follow. If it is only adding roof vents and not drilling holes in to his vertical outside wall then there is no need for a consultant. It could just be a leak too, but I doubt it. He may have shoveled a rip in the EPDM also, who knows. Also of note, with all his other remediation (mold, siding, etc) you never know what's been done. If it looks like we are going to be adding a number of vents, then we may not want to charge him for this service (assuming the leak isn't our fault) and just make it back up on the vent installs. If we are quoting vents etc, that quote would come from me based on our inspection. Thanks
Roof Report, March 20, 2012:
We arrived on site and met the owner, he said his wife noticed a leak in the bathroom ceiling fan late the week prior.  When we inspected the area suspected, we found 5” to 6” of ice around the protrusion (bathroom ceiling fan) and along the entire parapet wall. As to not do further damage to the EPDM membrane by removing the ice, we decided not to shovel away the ice and snow.  However we tried lifting the edges of the ice to remove what we could. This did not make enough difference to do a repair if needed. While doing this, we did notice that we could lift the cap off the bathroom fan vent. After doing this we noticed water pooled on the membrane over the insulation. We removed the wet insulation and packed it with dry insulation that the client had on hand, nailed and caulked the membrane in to place, and caulked the inside as well as the outside of the cap itself. We also caulked the neighbouring cap even though there was no suspected leak from it. The customer did mention during conversation that we are supposed to conduct a moisture test some time this summer.

(this client needed a final repair done two years after the warranty service). This roof is in good shape. Seam tape and seam sealants are in place on all laps and detail. However the roof is missing parapet metal caps. Some of the membrane is temporary held down by clamps but can still allow water to enter the system. One of the seven scuppers has a patch that is fish mouthing which is enabling leaks. All other scuppers were sealed. The leak in question above the bathroom was a rip in the membrane beside the plumbing stack. Reason for the rip looks like an ice pick may have penetrated membrane. Membrane ripped below window metal flashing in corner joining into parapet.

  • Repaired 1 patch fishmouthing beside scupper.
  • Repaired one rip on wall under a window joining to parapets.
  • All repairs were achieved using weathered membrane cleaner to remove dirt and dust etc.
  • Primer/ep95/ patch installed then sealed with EPDM seam sealant.

Spruce Grove Industrial Roof Inspection, February 2012

This client in Spruce Grove, Alberta required an inspection for their industrial rooftop. The client needed options for a full roof replacement. This report outlines the initial inspection of the site. Inspection, February 14, 2012: All of the sloped sections on the rear of the building are 3/12 pitch, one has shingles and the other 3 have rolled roofing. None are properly flashed (steps, wall flashing), and they have mastic at the transitions. The one lower section has no siding and the OSB board is exposed to the elements. You can tell the wood is worn due to the weather. This roof is leaking and the insulation is wet where they do have it. I would expect there to be substantial wood rot. All sections will need to be re-insulated underneath. The curb here is built over the south parapet and has many flaws (exposed plywood, sitting on a gas line boot, pipes going through that aren't properly sealed). The metal flashing is sealed with duct tape, wires are going through metal with no sealant, plus storm collars that aren't caulked. We have loose metal on the parapet and against the wall. This appears to be ready to come off in a stiff breeze.

Plywood is splitting and is not covered with ballast at the transition. There is a hump in the roof, not a blister. This runs east/west approximately every 15', this has to be on a structural beam. Drain cover caps are broken and the A/C unit is sitting on rotten wood. Three gum boxes need filling. There is a serious crack in the lower roof which appears to go right through to the deck.

Edmonton Commercial Flat Roof Inspection, August 2011

This report follows an initial inspection for a commercial client requiring a roof replacement. Also included is a correspondence sent to the client by our project manager. Inspection, August 19, 2011: This roof is accessible by hatch. The current roof system is tar and gravel and is experiencing multiple leaks. Upon inspection I found approximately twenty blisters, numerous spots of surface erosion, and sealants cracking around vents. The client would like a quote for replacement. He will be removing the outside lighting which is set on the parapet walls, but would like us to remove the satellite dish.

Please find attached the pricing you requested, sorry about the delay - if there is any problem opening the attached let me know and I will resend in a different format.

Beyond attempting repairs, there are two different methods to do your roof.
One method is to rip the old roof off (a complete replacement) and the other is a new Roof Recovery System.
A Roof Recovery would have our crew scraping the gravel off, taking the old membrane and soaked insulation off (as required only) and then mechanically attaching a fiber board and putting a new roof over top (SBS Torch On, Tar and Gravel Mop On, EPDM, TPO, or PVC per quote).
Typically a roof recovery is what is done. A roof recovery is less intrusive, it is more environmentally friendly as the old bitumen layers don't end up in the land fill, the old system also has an inherent R Value of usually around 7, it is less costly, and the life-cycle is the same as a complete replacement.
However, if you find that you want or are required to completely remove the old system down to the substrate (the sheathing or metal Q deck), we can accommodate this and the pricing is included in the attached documentation also.
Additionally, there are a number of different membranes available, which I've detailed in the quote. Essentially, it comes down to 1) A traditional 4ply mop on tar and gravel (BUR), 2) 2ply SBS Mod Bit (torch down or cold apply), or 3) Single ply; black rubber membrane (EPDM) or a white membrane (TPO or PVC) depending on whether you want to draw the sun in or not. EPDM, TPO, PVC are available in multiple colors, however EPDM out of the box is typically black and TPO / PVC are typically white.
Single ply systems are what are being installed more and more now (for GRS singly ply is about 80%), however, we install all system types. I would encourage you to consider the life-cycle costing and maintenance / repair benefits of a single ply system prior to choosing a system.
