Article: Commercial Tar and Gravel Flat Roof Repair Edmonton.
Below is a brief roof site report from our Edmonton roofing repair crew. It is a commercial roof with a tar and gravel roof that has aged and dried. The layers of bitumen have dried and contraction is causing the layers to pull away from the wall.
Tar and gravel roofing is one of a number of flat roofing systems available. Tar and gravel is one of the original systems. Torch on modified bituminous membranes then came out (manufactured in rolls), then single ply systems such as EPDM, TPO and PVC and fluid applied membranes.
The advantage tar and gravel or built-up roofing (BUR) has is that if it is maintained regularly by a professional it can last almost forever. The disadvantage tar and gravel roofs have is the cost to replace. Tar and gravel roofing requires significant labour and as such is more expensive to replace than most roof systems.
Below you will find a tar and gravel roof experiencing age related repair issues. Over time, as UV breaks down the bitumen and dries out the roof it will begin to contract and pull away from the edges. A common repair with tar and gravel roofing is at the roof edge.

We met with the client to inspect the leaks and the roof. When I got up on the roof I noticed that the client had tried to fix the leaks himself using tar, and lots of it. But where he put the tar was not the source of the leak, the leak was along the wall under the metal and the 4 ply of paper was split from the old BUR roof. It was split about 20 feet along the cant metal on both ends of the building. We performed a temporary repair to the roof using sopramastic and mesh. This should fix the problem of the leaks.
