Liquid Rubber Roof Repair, September 2015, Sherwood Park

This client's flat, metal roof required some patch work with liquid rubber. GRS sent out one of its technicians to carry out the quick repairs over the course of a few hours one day.   Roof Report: September 29, 2015 The three technicians began their day at 7:30, travelling to the garage to retrieve a trailer and some materials. Once loaded, they went out to the client's location and arrived around 10:15am. The technicians inspected the leak and subsequent water damage on the roof and loaded the work area with brushes and liquid rubber that would be suitable to this type of repair. They applied meshing to the expansion joint (approximately 25' long) and began applying liquid rubber to the new seam. Unfortunately, some rain rolling in hindered progress, but the crew took an early lunch and waited for the sun to break back out and help dry up the work area. All said and done, the crew was able to finish up the liquid rubber application by 2:00pm and depart the client's site without any problems arising to necessitate their return.

Edmonton Rooftop Balcony Leak Repair, July 2015

Rooftop Balcony Leak Repair Edmonton - Below you will find a series of ongoing reports for a residential client in Edmonton, Alberta. The client requires leak maintenance where a PVC rooftop deck and a tar and gravel flat roof connect and flat roof recovery or replacement to the tar and gravel flat roof. Project manager notes have also been included.  This single family home in Edmonton Alberta has a second story rooftop deck (a deck that is over a heated living space is considered a rooftop deck - it needs a membrane suitable for over heated living spaces such as a flat roof membrane). It issue is the homeowners recently purchased the home and came to realize the second story balcony was leaking in to the home causing significant damage. So they hired a deck company to replace the membrane on the deck, but the decking company could not re-connect the balcony membrane to the tar and gravel roof that runs around the house as a skirt. The home-owner asked us to inspect the tar and gravel flat roof skirt and the need for the rooftop deck membrane to be connected properly (the deck membrane that was recently installed is a PVC and the PVC will not of course bond to a tar and gravel roof so a break needs to be constructed and then both the PVC deck membrane and the tar and gravel roof need to be tied in correctly). They also asked us to inspect the tar and gravel flat roof on top of the house. Update (07-30-2015): More posts to come as the work continues at this site.   • We have small issue with the roof section that joins up with the deck. There is water infiltration culminating in leaks.
Background The client purchased their home a few years ago; it is two storeys. The second story has a walk-out balcony over a heated living space. The balcony itself connected to a tar and gravel roof skirt that goes around the house. The balcony membrane was in a failed condition, so they had it replaced with a "vinyl" deck membrane not long ago. An inspection will also be required for the tar and gravel flat roof on the main roof. Concerns:
  1. The flat roof skirt that wraps the house which connects to the vinyl deck needs an assessment for replacement options.
  2. Most recently, there was a water ingress as the previous decking contractor did not correctly set a temporary waterproof scenario where the deck meets the flat roof skirt. An infrared technologist was called in and said there is no considerable issues in the walls, but considering the flat roof skirt's age there may be an issue with rotting joists or sheathing.
  3. An inspection is required on the connection area between the vinyl deck and the flat roof skirt. Is there a suitable break between the two sections appropriate for us to roof in the skirt properly?
  4. Inspect the main flat roof above for any maintenance concerns and estimate the expected life-cycle for future replacement considerations.
  5. Ask the client for the manufacturer name of the vinyl used for the most recent roof/deck replacement. When a roof deck is installed over a heated living space, there needs to be a product that is intended not only for use as a deck membrane, but also as a rooftop (low slope) roof membrane.
Assessment, July 25 2015: We arrived on-site at 1:00 pm and the client asked how much it would cost for us to only tie-in the new DuraDek material to the little roof that goes around the house as well as both ends where the deck and roof meets. The roof itself is a BUR roof and it was leaking into the house on the left side. The other end is fine, but the client wants some tie-in maintenance done there as well. We also did a main roof inspection for completeness.

Ongoing Roof Leak Maintenance in Sherwood Park AB, May to July 2015

Assessment, May 7 2015: The site had a plumbing issue; the drain was backed up. Our client said if there were any roofing problems in the future, that they would definitely contact us. Surely enough, we received a call the next month. Scope of Work, June 1 2015: We are to locate and fix the leaks of a BUR roof and add one drain basket to the drain. When we got up to the roof, we had to locate two leaks which were both in the center of the roof but about 15 ft. away from each other. Once we swept all the gravel back, we noticed there had been two large gum patches that were previously installed by another contractor and had now failed. To test for failure, I pushed water out of the areas in the patch. We spudded both areas. One leak was 12 ft. x 1.5 ft. and the second was 10 ft. x 3 ft. Each tapered down to 1 ft. once both areas were spudded. Underneath, there were signs of water saturation, so we had to dry each area with a shop vac. Once dry, we then gave them a coat of asphalt prime to help the MASTIC bond on the BUR system. Once priming was complete, we then applied a coat of MASTIC to the entire system followed by a layer of reinforcement mesh. Another top coat of MASTIC was applied to seal in the mesh.

Our second scope of work was to install a drain basket. Unfortunately, this could not be accomplished because it had been completely covered with MASTIC. There was nothing to fasten the basket to. Materials:
  • 25 ft. of 3ft. mesh
  • 3x pails of MASTIC roof patch
  • 1x can of spray primer
Followup - Installation Report, June 17 2015: After filling out safety documentation, we met with the client to go over leaks on the main roof when we had performed repairs on during the previous visit. From the client's assessment, there was still apparent leaking. A crew member went up on the roof and searched but could not finding anything. We will need to return when it is leaking actually occurs to get a better idea of where it is coming from. As for the roof above the restaurant, we tracked the leak to an air unit. Once we removed the metal, paper around the base was splitting and water was getting in, evidenced by moisture. We spudded the entire perimeter and applied a coat of MASTIC, followed by a layer of reinforcement mesh, and finally a top coat of MASTIC. We then reinstalled the metal and cleaned up the site.

Scope of Work: Remove all gravel in the area, spud out 10 ft. on either side of the drains, and 60 ft. down the low ride of the roof. Roll on asphalt primer and torch down the base. Add new drains with u-flows and cap the entire area. Materials:

  • 10x gallons of asphalt primer
  • 2x 4 in. drains
  • 2x 4 in. U-flows
  • 2x pails of MASTIC

Field Report, July 13 2015: We had our safety meeting and went up to the roof to shovel all the gravel away from the work-site and spudded the segments of interest in preparation of a patch. It started to rain and we had to call it a day.

Residential Roof Leak Repair in Edmonton AB, July 22 2015

Below you will find an initial assessment for an ongoing residential site by our Edmonton roofing repair crew. More reports will be posted as they become available. Initial Assessment, July 22 2015: We arrived on-site at 1:00 pm and were lead by the client to two leaks in the shop. One was coming from around the skylight, and another one around the chimney stack in the middle near the edge of the roof. Upon inspecting the roof top-side, we observed that the acrylic MASTIC around the chimney was cracking and lifting in areas. It should be removed and replaced with seam tape and liquid rubber. The penetrations require the same. It is only a matter of time until it begins to leak around the entire skylight. There are also cracks and splits in the skylight, which seems to have had been coated with spray foam. The metal gum box also needs to be topped off. There is a metal boot top-side as well that looks like it was only spray foamed. The roof measurements are 85 ft. long by 51 ft. wide, and the skylight was 4 ft. x 4 ft. Roof Leak Repair in Edmonton AB, December 2014 and July 2015

Below you will find an assessment and field report from the Edmonton roof leak repair crew for a residential client. The roof had been experiencing leaks on two occasions due to a lack of proper ventilation and insulation. Assessment, December 12 2014: By the time we had arrived, the leaking had stopped. However, our client still had buckets out in her kitchen for water collection. The client also showed me the garage, where there appeared to be water damaged on the ceiling. Again, no evident leaking at the time of assessment. A roof inspection was also completed, and we found 4 in. of ice damming.

  Installation, July 20 2015: When I arrived on-site, the client showed me two leaks. One was in the living room and another in a bedroom. Both leaks were in line with each other. On the roof, a crack running half the length of the roof was found - the same cracked that was fixed the year before. The crack had probably reoccurred due to a lack of insulation and venting. We fixed the crack again with LR and the client was notified about the insulation and ventilation.

Nisku Liquid Rubber Roof Recovery, August 2011

The report below follows services carried out on a metal roof for one of our industrial clients. They sought GRS' assistance in recovering their roof with engineered liquid rubber, with some other spot repairs to complete as needed. Inspection: June 2, 2011 The GRS crew went on location to inspect the existing roof system and take photos that will help the project management group form a better idea of what service will be needed at this location. The photos appear below.

Our client had an industrial-grade metal roof. A crew was dispatched to perform an initial inspection with regard to the scope and requirements of performing a roof recovery using engineered liquid rubber.

Each of these deficiencies contribute to common leak entry points and a loss of a metal roof's water shedding properties.

We inspected the wall connection, noting whether any components on the wall itself needed to be replaced, and whether we had to order any new flashing as part of the recovery.

Sealant had previously been applied to the window sills, flashing, along the wall seams, as well as on the intersection between the flashing and the standing seams on the roof. Besides showing signs of cracking, there was also more rusting along the walls.

Significant rusting on the flashing, with an unsealed base for the rooftop appliance. As well, the edging over the window sills is not flush with each segment. Further down, it can be seen to be curling up from the window.
  Quotation Delivered: June 6, 2011 After seeing the roofers' investigation photos and measurements, GRS' project management could deliver an accurate quotation for services to be carried out of the roof. Included in the quotation were two separate services; the engineered liquid rubber application and an EPDM installation for the area around two eaves. Also attached to the quotation were the documents and web links surrounding GRS' workmanship guarantee, system methods, schedule availability for the season, and more. There was another note mentioned that regarding schedule availability, it's best to book liquid rubber jobs earlier in the season for when it's warmer. Even though the solution will bond, it performs best when applied in warmer weather.   Roof Report: July 20, 2011 The crew went out to the client's building and got to administering trowel-grade liquid rubber to all penetrations, joints, and problematic areas that has been previously discovered. They also did a lap around the perimeter, ensuring watertightness on the high-risk parts of the roof. They then set up the pump to apply the spray-on liquid rubber and managed to cover roughly one-quarter of the roof itself. Their plan was to finish the entirety of the roof the following day, so they packed up the equipment, cleaned the site, and closed the site for the evening.

By the end of the day, our technicians managed to coat one-quarter of the entire roof.
    Site Inspection: August 1, 2011   One of the senior members of GRS' crew went on-site to inspect the liquid rubber application and found it to be forming a good seal. There was some water that had formed a small bubble in the rubber, but once popped it was deemed fit for continued use as the rubber still formed a solid barrier to the metal.   Roof Report: November 25, 2011 Several months after the initial liquid rubber coating, the client call in to report some other leaks in separate areas of the roof. GRS sent a team out to the site to investigate and carry out the necessary repairs. They administered sealant to the flashing where the wall meets the north-facing roof edge, and again on the south-west corner of the building. They also sealed in the wall-to-roof spots on the west-facing wall and inspected the existing wall spray. After carrying out the spot repairs, they had a better idea of what else needed to be done to the roofing system, and returned the following report:
  • The west-facing wall where the windows are is 3' x 78'. Will need 100' x 6" skrim sheet, and roughly 16 man-hours to install it.
  • The north-facing wall is 3' x 40'. Need 50' x 6" skrim sheet for another 12 man-hours to install.
  • The west-facing wall's upper roof is 3' x 24'. Need 25'x6" skrim sheet and 10 man-hours to finish.
The site was cleaned up, and the crew departed, leaving the repair options in the hands of the client.   This report will be updated as more reports come in, should the client elect to move forward with repairs. Commercial Roof Recovery for Existing Client in Edmonton AB, April to June 2015

Below you will find a series of quotations for an existing commercial client. We had previously dealt with some leaks for them as outlined here. This time, the client required a roof recovery for a 28 ft. x 44 ft. garage. Client files request, April 20 2015:
I know that you quoted on the small garage, we would like another quote that requires the following: layout, retrofit, TPO roof, no asphalt.
Quotation, April 20 2015:
  • Layover, remove stone.
  • Install new 2 in. polyisocyanurate and 0.45 mm TPO membrane.
  • New flashing is required all around to match the front of the building.
Assessment, June 22 2015: We arrived at 8:00 am and searched for roof leaks around the unit for two hours. With no luck, there was still the remaining task of installing the last drain unit over another one of the units which needed work. The roof on the second building is a 28 ft. x 44 ft. BUR roof on a wood deck that leaks in too many places to fix. One drain on the northwest corner and three other penetrations, as well as two vents and a motor exhaust are going through the roof. There is a 4 in. wood detail around the edge and one scupper. We suggest an EPDM roof recovery. The maintenance manager for the site also gave us a call to tell us that a leak was found on the west wall of the building. The crew found numerous rips in the roof along the membrane; it had been completely separated from the drain.

Materials:

  • 5 ft. of cap
  • 5 ft. of base
  • 1x can of spray primer
  • 1x 3 in. drain
  • 1 can of mastic
  • 1x roll of 6 in. reinforcement mesh
New quotation based on assessment, June 22 2015:
  • Gum patches to three or more areas
  • Replace the drain with a new 3 in. unit
  • Roof replacement using an SBS 2 ply system
  • Estimated time: 20 hours
