Edmonton Roof Underlay Installation, March 2011

This Edmonton client wanted an Roof Ice and Water Underlay (peel and stick) installed to the roof in one corner of their residence to mitigate against ice dams. GRS provided a quote for the job and scheduled roofers to go on location to make the necessary repairs. Inquiry Received, March 13 2011: We heard from the client in mid-March after they had a big buildup of snow and ice on their sloped, shingle roof residence. The client is in an ongoing partnership with GRS for another job, so the bulk of correspondence was done over the phone or in-person with administrative staff handling the other contract. The scope of the work is as follows:
  1. Remove the shingles on both sides of both dormers.
  2. Install valley and/or step as required.
  3. Install the Ice and Water Membrane under valley and step areas to both dormer areas.
  4. Ice and water membrane, then metal, then ice and water membrane on they valley metal sides.

Edmonton Residential Roof Leak Repair, March 2011

This report outlines a relatively small repair on a residential roof that had been leaking water. The eight penetration vents and stacks on the roof were not installed properly and needed to be attended to. An estimate was sent by our project manager and subsequently approved by the client. Following that, the crew headed to the site to perform the repairs. The crew had to lift the surrounding shingles from each penetration and re-seal in order to waterproof. The shingles then needed to be placed back in their original positions. From start to finish the repairs only took about 4 hours time. Edmonton Residential Leak Repair, November 2010

This client reported a leak around their chimney and contracted GRS to carry out the necessary repairs. The service was done quickly, and the leak issue resolved. Inspection: October 21, 2010 The technician carrying out the investigation on-site found that there is a leak coming in on an inside wall up near the vaulted ceiling. They took photos of the roof and possible fault sites to help give the repair crew a better idea of where to make the necessary repairs.

Our inspection of the gutter system and eaves-trough revealed crumpled metal and improperly fastened components throughout the assembly.

Next, we moved onto the shingle roof. Our technicians looked for signs of weather damage, missing or broken shingles, and any holes or tears in the roof surface.

Next, we moved onto the ventilation units. Signs to look out for include holes or dents on the unit itself, crumpling around the base, and unsealed seams.

We found that some of the step flashing at the wall connections was not sealed properly, or the caulking was wearing out.

The downspout only extended a quarter way to the gutters. Although some water was draining, there was a significant amount of moisture that had seeped through the shingles and into the building on the way down.

Roof Retrofitting in Unity SK, August to October 2010

Below you will find a series of Roof Reports and photos from our roofing repair crew in Unity, Saskatchewan. The client asked us to perform some retrofitting and approved some assessments that were made on-site. Roof retrofitting and leak mitigation was provided.

Roof Report, August 24 2010:

We opened one ventilation unit which was found to have traces of moisture. It was water-tested, which came back positive as a leak area. We also found areas that had open wire penetrations and gas lines going into the building. A cut-test was also performed, where 4-ply styrofoam insulation (5") and a vapour barrier was found. This might explain why water had to travel some distance before it appeared as a leak, since the rest of the roof is in good shape. Areas requiring maintenance were sealed with mash, mastic and additional caulking as required. Client Callback, October 21 2010: After TPO recovery, the client found more water leaking at grade-level. Edmonton Flat BUR Roof Repair and Maintenance, September 2010

This Edmonton client required repairs to an existing built up roof system. Some areas on the roof appear to be blistering and others have ponding water. A crew was dispatched to perform the repairs once the weather was suitable. Note: This report contains several separate repairs and maintenance reports completed at different times.

  • 7 areas of the roof have blistering that requires repair.
  • 3 areas of the roof have ponding that requires repair.
  • 2 units show water penetration to the interior.

We removed the gravel around sections of significant moisture buildup to expose the roof surface. We found small pockets of waterpooling, which was also entering the building through the various blisters and tears that were identified.

Parts of the underlay that bordered with the edge of the shingle roof section were curling up, and required refastening. Moisture was entering the building through here.

Cement was applied over the sections of the roof where we had found significant standing water.

For smaller holes and blistering, we applied spudding, mesh over top, and then followed up with a second layer of spud.
  Roof Report, January 28, 2011: Investigated roof leak, approximately 18" frozen snow on roof. Checked all repairs done previously and no deficiencies could be found. Possible leak area (small leak now, did not show for 6 months) could only be related to metal flashing/roof flashing interface, which right now is frozen together.
I told our site contact that as soon as we have a good break in the weather we would be back to source the leak. She also asked me to check how the drains were, which were exposed and working fine. The client then showed me interior cracks in her ceiling, which with the amount of snow on the roof are more than likely due to extra weight on roof.  She told me their condo board has no money to pay for snow removal and they would take care of it themselves.
Annual Maintenance Follow-up, April 25, 2012: Arriving on site we walked around the building to look for any signs of potential problems ie. open mortar joints and general degradation, and nothing stood out. As we entered the premises interior ceilings and walls did not show any signs of water damage/problems.  Once we proceeded to the roof there was nothing that stood out. Closer examination showed some caulking drying up and cracking. We proceeded to caulk all units/protrusion on the roof and also caulked all seams and screws on the parapet flashing. There were a few minor repairs needed near the scuppers. We used MS Detail to do these repairs. Otherwise the BUR portion of the roof showed no signs of any deficiencies, such as blistering or ridging etc. Once the body of the roof was inspected for these deficiencies we then proceeded to broom the entire roof.  We would level out gravel where the wind around some units would push the rocks away and create a bare spot which would be open to exposure/ UV rays. Then we leveled out the gravel on the entire roof looking for low spot and making sure they were covered. There are only two areas of concern.  The first is the shingles under the scuppers; they are badly worn and are in need of replacement. The second is the gyp rock cover the hatch door. It came off when we opened the hatch, we would have fixed it but it had been re-screwed back on so many times that the edges of the gyp rock were nothing but torn paper. There were several different types of nails and screws around the edge to further indicate it was repaired many times. Roof Report, June 20, 2012:
Removed 18 inches of gravel around vent. The plys are wet and soft so we applied 12" of plastic cement around.

An email sent from our project manager to the client:
Hi, Our report, that was copied to you, determined that there are a number of areas of concern that will cause leaks; 1. Areas such as the caulking on the heat stacks (you don't need to call anyone to replace heat stacks) - maintenance issue. 2. Ice damming glacier effect - again maintenance. The previous repairs are not the issue. You have a failed roof that is going to fail in a number of areas at any time, as with this report. When the roof fails the leaks will manifest on the inside at the lowest points, the same points as always because water finds the lowest point in that area and manifests. Flat Roof Drain Installation and Repair, Edmonton, 2010-2011

This client sought GRS' assistance in alleviating leak and ponding problems on their tar and gravel roof. The first visit made out to their location had us install a new drain, and the second visit (the following year) had several vents and roof penetrations re-sealed to stave off water ingress.   Quotation Delivered: September 10, 2010 The GRS Project Manager sent over the quotation that the client requested, covering the roof drain installation and surrounding area patch. The job itself was scheduled to be a quick install, to be completed on a single visit to the site sometime during the following week as time provided. Roof Report: September 16, 2010 The GRS technicians arrived on site for 11:30am and met with the client regarding the roof drain and low spot that required attention. Once they'd assessed the site, it was decided that the repair would proceed on this day so the pair drove to the local shop to pick up the necessary supplies and materials. They returned an hour later and went up to the roof, beginning the repair on the drain. The job itself only took two hours, so they departed at 4:30pm for the day.

The drain repair entailed applying a new liquid rubber patch over the deficient sections. We found some holes in the membrane surrounding the drain itself, as well as old sealant which was cracking.

Next, we moved some gravel to exposed sections of the roof which we suspected were leak entry points. We found some minor tears and holes in the membrane and spudded over them.

After affixing the drain back into place, we put a mesh over the coatings and then sprayed primer around the drain.
Quotation Request & Delivery: June 20, 2011 GRS received another phone call from this client about a leak coming through the roof. This time, they sought the replacement of two plumbing vents and two gooseneck vents. As the current roof is tar and gravel, the repairs can be done with a torch-on system. We sent over the quotation for the work to be completed and scheduled them in with the roofing crews.. Roof Report: July 29, 2011 The crew returned to the client's site an hour after a heavy storm had subsided. They spent a little bit under an hour and a half on-site before getting rained out once again. Regrettably, they were unable to fix the root problem and would have to return when next possible. Roof Report: August 7, 2011 After the previous week's delays, the pair of technicians arrived on location for 7:00am, completing the safety documents and beginning the day's preparations for torch-on repairs. They picked up some more supplies once the store opened, and got to torching on the repair patches at 10:20am. By the time 12:30pm rolled around, the repairs were completed and the team had to remain on fire watch duty for the prescribed hour before the site could be safely departed. Without any issues presenting themselves, the crew packed up the site and left the job site a completed project.

There was significant standing water around this cluster of rooftop appliances. The client wanted their vents replaced, although we recommended replacing a section using torch-on.

We began by torching down some rubber around the plumbing boots, and then applying coatings over the seams.
