Edmonton Liquid Rubber Roof Replacement, April 2012

This post reflects the field reports of a GRS crew attending to a client's re-roofing request. At the onset, it would appear that they would like to explore Tough Roof or a liquid rubber system.
The homeowners at this location are in the midst of a complete remodel and are looking to eliminate all problems with their roof. Though smaller repairs could be made, it looks like they would like to replace the roof outright. After explaining the systems available to them, they appear most interested in Tough Roof or a liquid rubber system.
  Scope of the Work:
  • Sealants and tie-ins are dried, non-malleable, and cracking.
  • The drainage appears to be good. No clogs, No pooling.
  • The parapet walls consist of capping only.
  • Building structure interior and exterior appear solid
  • The current tar and gravel roof is splitting - there is no sponginess. Blistering was found in 2 areas, with the larger of the two nearly punctured.
  • Christmas Light holders have been screwed into the capping above the windows, this will have to be replaced.

  Update (May 30, 2012): We advised the client that roof preparation would commence the following day for the engineered liquid rubber application. Update (May 31, 2012):
After picking up some equipment from another job, the crew arrived on site for 9:20am, ready to begin preparing the roof for liquid rubber application. The gravel had to be removed first, followed by a thorough power washing to remove all possible debris from the roof. This took up the bulk of the day, but they received some extra assistance between 3:30 and 5:30 from another pair of crew members after they'd completed another job. Everyone on the main team departed at 6:30pm.
Update (June 1st, 2012): The crew returned to the job site for ~10:00am and continued pressure washing the roof and preparing it for the spray-on liquid rubber. They departed again for 2:30, having completed the preparations. Liquid rubber was then applied to the roof in what is called a 'flood coat'. The crew cited that the single coat was appropriate, and that another wouldn't be necessary. Update (June 13, 2012): The client called us to advise that a leak had developed at the skylight and that regardless of rain quantity, it appeared 'random' in how much water would seep through, and at what rate. The leak began after the Christmas lights were removed from the screw-in fixtures atop the window capping. The responding team went back up onto the roof and determined that the caulking around the windows was correctly applied.         Update (August 12, 2012): The client reached out to us again that the window is continuing to leak, and that they would like us to look at the flashing  on the roof where the Christmas lights had been screwed into. This recent bout of poor weather saw more water leaking in beyond a spot or two.   Update (August 28, 2012): The crew made it out to the client's location for further, more extensive repairs and safeguarding. They arrived at 9:15, and removed water from the roof, blow drying it clear as well. The capping metal was replaced and screwed down, and a trowel installed to the roof connection. After that, they installed scrim sheeting just before more rain came in. They had to leave the site between 4:30 and 6:30pm due to weather, but returned to tarp the site walls for an over-spray of more liquid rubber. Another coat was started, and the team continued to work until 8:15pm when more rain came rolling in. Tarps were left in place with the client's blessing, and the team promised their return in the morning.   Update (September 19, 2012): Once again, we arrived on location to address the area around the skylight/windows. Our crew member found a few holes and cracking that required repair. They were patched with seam tape and more liquid rubber. Edmonton Metal Roof Repair, March 2012

The details below cover a metal roof repair for a client's industrial building in Edmonton. Multiple sections of the existing roof are leaking, and they reached out to us for a quotation to put carry out the necessary repairs. The client reached out to GRS for a quotation for the several repairs necessary for their building's metal roof. After examining it, we found six problem spots that would need to be addressed (Shop 1, First Aid Room, Four units on upper level). We returned the desired quote to them, in addition to replacement and liquid rubber options for the lower roof, should they consider that avenue of approach. We advised that the best option for the failing roof would be a engineered liquid rubber application, as metal roofs swell and shrink with temperature changes and are prone to failures of that nature more than any other system. The liquid rubber stretches with the metal, and would be the best bet to have the leaks dealt away with. Repairs were carried out to the problem points, but the failing metal roof sprung more leaks that could not be guaranteed against in the initial repair attempt. We offered re-roofing or roof replacement services at a discount, but the client requested quotations for repairs to other areas of the roof in addition to a snow removal maintenance contract for the upcoming winter. Edmonton Built-Up Roof Repair, March 2012

This client required small repairs to a Built-Up Roof on their industrial building. We provided a verbal quotation at first (when attending the site), then forwarded a proper copy shortly after returning to the office. In the agreement, we also promised to closely inspect the roof while on site and advise the client about the structural integrity. Inquiry Received, March 9 2012: We attended to the minor repairs a few days after providing the original quote, and took photos of the site’s roof for any future work that the client would have us do. Repairs were carried out without incident, and the client was pleased with the work performed. We provided another quote, this time for the various systems and services that GRS can provide to the low-slope roof system currently on the building. Our recommendation was to have the engineered liquid rubber recovery or replacement, and we left it in the client’s hands to make a decision and get back to us. Field Report, March 11 2014: We heard back from the client nearly a year and a half later, looking for the liquid rubber recovery for their roof. We placed the order for necessary materials, and awaited their arrival to begin the job. Materials Ordered:

Field Report, March 13 2014: We arrived on-site for 10:00am after finishing the last of the repairs to another building. The first thing to do was shovel away gravel and waste from a rip in the existing roof. Edmonton Full Residential Shingle Re-Roof, May 2011

This residential client required a full re-shingling of their roof because of several issues that were discovered upon inspection by our team. The inspection revealed that the shingles were beyond their useful life expectancy as well as a possible issue with the ventilation system. Inspection Notes
  • 3 Tab shingles are beyond useful life expectancy.
  • Moderate slope and intermediate difficulty.
  • Chimney flashing needs detailing.
  • Front drive is appropriate for bin.
  • There is access for a crane load of shingles.
  • The house is a candidate for a premium shingle product as roof shows to street view.
  • Attic inspection required prior to installation as ventilation likely needs correction (exhaust seems too low).

We started our inspection from the top-down. All rooftop appliances, the ridge cap, valleys, and gutter systems were checked for deficiencies.

The roof did not have valley flashing, and some of the shingles on this section showed early signs of fish mouthing. As can be seen in the valley, there were also exposed pockets formed by improper spacing between the shingles.

The shingles also showed signs of heavy weather damage. Over time, the asphalt on shingles wears away. This is usually caused by hail or heavy rain.

There were some signs of spot repairs that had previously been attempted on weather-damaged shingles.

Finally, we looked for damage around each of the rooftop appliances, including plumbing boots and ventilation units.

Edmonton EPDM Roof Replacement, May 2011

Below you will find a series of reports pertaining to a residential client in need of some work to their roof. They sought an EPDM installation with some retro-fitting/installation of skylights, gutters, and downpipes. After receiving our quotes for services to be tendered, the client was interested in an EPDM re-roof with some additional features to be installed during the project (skylights, gutters, downpipes). Our quote, however, assumed that insulation would need to be entirely removed and replaced, which was not the case. We re-quoted the job (with minimal insulation work) and advised the client on the warranties available for materials and workmanship. Assessment, April 29 2011:
We arrived at the client's house to assess the building and existing roof system so that we might come to a better understanding of the scope of the work to be completed. We came up with some notes, and sent them to the client for review:
1. In terms of scheduling, we are held up on a commercial site that may put us a number of days off May 2, 2011 will keep [the client] abreast. As soon as they are off the job they will be ready to begin this project - likely Wednesday or Thursday [May 2nd or 3rd].
2. The disposal bin: when the truck goes up onto the lawn and unloads/loads the bin, there could be some damage to the lawn and beds by the sidewalk. We will do what we can to alleviate, but it is of concern.
3. In terms of scope, here is what we are ordering and planning for;
House
  • Remove shingles.
  • Remove sheathing, insulation, and poly.
  • Insulators come in.
  • Re-sheet deck (we are supplying material).
  • Install EPDM system.
  • New skylights installed.
  • Edge flashing to be white.
  • Gutters and downs replaced to be white.
Garage
  • Remove shingles.
  • Reapply new green shingles.
4. We have spoken to three insulators that we normally use and will be deciding this weekend on whom we will be using; also have to speak to the fourth insulator that [the client] provided the contact information for (before making a decision). Inspection, May 11 2011: After selecting and contacting/contracting an insulator, we sent them on location to take measurements of the work area to understand how much material will need to be ordered. They were curious about the existing insulation, and whether they were to remove it or not. We put them in touch with the client to sort out the details on insulation removal. With respect to the spray foam insulation, however, the contractor advised us that they can only do the rooftop insulation in the event that weather permits and is not too windy. Roof Report, May 16 2011: Our crew loaded the metal and trim for two jobs, and drove into town to make the delivery. From 1:00-2:00pm they dropped the supplies for the first job, then made their way over to this job's site for 2:00pm and unloaded the tools and metal for the job. Roof Report, May 17 2011: The team, being yet unable to work on the roof, delivered the Ice & Water shield in addition to the tools required to work with the barrier. They left the site shortly after arrival to continue deliveries of materials to other job sites in the city. After picking up the necessary wood for this roof, they returned around 8:30pm and dropped it off; departing the site at 9:00pm. Roof Report, May 23 2011: One of the project leads met with the client to answer some questions about the job's progress. They discussed how the ridge vent is venting, and some of the desired changes to existing roof features. The client wants a guard installed on the gutter behind the house, and the eavestrough on the right side of the house raised to meet the new downpipe. The EPDM system was also discussed, and how the skylight installation would be performed. This meeting took just over an hour, and the project lead departed around 9:30 Roof Report, June 23 2011: We installed one of the two skylights, but the second was incorrectly sized and the order needs to be placed again. The client was very understanding, and we will get back to them as soon as the replacement comes in. Roof Report, July 12 2011: We received the replacement skylight last Thursday [July 7] but were unable to install it with inclement weather over the weekend. The plan is to install it the next nice day that comes about; we need at least one hour of dry weather to perform the installation. Roof Report, October 26 2011: The client notified us that there was some moisture coming in from the roof in an area where renovations were still in progress. Give that there was no rain this day, we were confused about where the moisture could be coming in. We sent over one of our crew members to attend to the concern and evaluate what repair options are necessary. Roof Report, October 27 2011: The client notified us again about a problem with the roof, this time the concern lay with the recently installed skylight. It would appear that some moisture was dripping down around the lower edge, so they requested that we look into it and make the necessary repairs before winter. Our teams were backed up with work, but we promised to send out a repair crew as soon as possible. Roof Report, November 10 2011: We arrived on-site for 1:30pm, and spoke briefly with the client before they had to leave for another meeting. The crew assessed the skylight and determined the materials needed for a proper repair. Furthermore, we cut open the bathroom fan flashing and the roof deck to access the connection at the master bedroom. As the flashings were about to be replaced with new ones, it began to rain. Temporary patches were put in place, and the client was advised not to use the fan for the evening and that we would return the following day.

We cut open the bathroom fan roof flashing to access the master bedroom. The insulators we were working with needed to know the amount of materials they would have to requisition and whether any or all of it required removal.

The client had also reported leaks entering the building around the vicinity of this plumbing vent.

Coupled with a failing sealant system, the base of the unit was also peeling apart.

We removed the vent and decking to inspect for moist insulation and general water damage at the connections.
 
Roof Report, November 11 2011: Our repair crew spent the day on-site to address the leaking skylight. They began by removing the skylight itself and cleaned off the old membrane. Next, the curb was rebuilt to an 8-inch height, and the bottom was detailed with 2" x 2" for a solid sub-straight for drywalling. The entire skylight had to be dismantled for proper access to the membrane, so it was reassembled, caulked, tooled, and reinstallation. After the skylight was dealt with, we spoke to the client and let them know that we would return the following morning to give the same examinations and repairs to the bathroom fans and the soft spots at the each end of the ridge. Roof Report, November 14 2011: On this day, the GRS crew members arrived for 9am and spoke with the client to let them know of the scope of work for the day. We managed to repair both of the bathroom fan details, and half of the lower skylight (ran out of materials). All that remains (beyond the skylight) is the soft spot on the ridge, which should be repaired tomorrow with proper materials on-hand.

We began the skylight replacement by removing the flashing and exposing the roof around the fixture.

Next, the unit itself was removed.

A new frame was installed. The previous skylight had been installed directly into the roof.

Liquid rubber coatings were applied over the corners and the seams.

Our repair of the bathroom fan details entailed installing new vents and replacing the insulation in the master bedroom connection.

After replacing the exposed section with a new board, it was patched over with EPDM.

This report serves to show the before-and-after difference that a rooftop patio reconstruction can make. There are no in-progress reports to cover; just a photo gallery to highlight the expertise that GRS can bring to your household upgrades.

After removing the original roof membrane and step flashing from the perimeter of the patio, we applied new roof boards to the surface.

This custom fit section is where we would later install a drain. We ensured that the piping was in full repair and that the surrounding roof surface had no deficiencies.

Once the boards were installed, we began laying EPDM over the roof.

EPDM was secured against the wall connections using termination bars around the perimeter. This contributed to the watertightness we were aiming for.
