Ongoing Roof Leak Maintenance in Sherwood Park AB, May to July 2015

Assessment, May 7 2015: The site had a plumbing issue; the drain was backed up. Our client said if there were any roofing problems in the future, that they would definitely contact us. Surely enough, we received a call the next month. Scope of Work, June 1 2015: We are to locate and fix the leaks of a BUR roof and add one drain basket to the drain. When we got up to the roof, we had to locate two leaks which were both in the center of the roof but about 15 ft. away from each other. Once we swept all the gravel back, we noticed there had been two large gum patches that were previously installed by another contractor and had now failed. To test for failure, I pushed water out of the areas in the patch. We spudded both areas. One leak was 12 ft. x 1.5 ft. and the second was 10 ft. x 3 ft. Each tapered down to 1 ft. once both areas were spudded. Underneath, there were signs of water saturation, so we had to dry each area with a shop vac. Once dry, we then gave them a coat of asphalt prime to help the MASTIC bond on the BUR system. Once priming was complete, we then applied a coat of MASTIC to the entire system followed by a layer of reinforcement mesh. Another top coat of MASTIC was applied to seal in the mesh.

Our second scope of work was to install a drain basket. Unfortunately, this could not be accomplished because it had been completely covered with MASTIC. There was nothing to fasten the basket to. Materials:
  • 25 ft. of 3ft. mesh
  • 3x pails of MASTIC roof patch
  • 1x can of spray primer
Followup - Installation Report, June 17 2015: After filling out safety documentation, we met with the client to go over leaks on the main roof when we had performed repairs on during the previous visit. From the client's assessment, there was still apparent leaking. A crew member went up on the roof and searched but could not finding anything. We will need to return when it is leaking actually occurs to get a better idea of where it is coming from. As for the roof above the restaurant, we tracked the leak to an air unit. Once we removed the metal, paper around the base was splitting and water was getting in, evidenced by moisture. We spudded the entire perimeter and applied a coat of MASTIC, followed by a layer of reinforcement mesh, and finally a top coat of MASTIC. We then reinstalled the metal and cleaned up the site.

Quotation, June 23 2015:
  • SBS 2-ply patch along entire down-slope (60 ft. x 20 ft. patch)
  • Drain replacement with u-flows
Scope of Work: Remove all gravel in the area, spud out 10 ft. on either side of the drains, and 60 ft. down the low ride of the roof. Roll on asphalt primer and torch down the base. Add new drains with u-flows and cap the entire area. Materials:
  • 9x rolls of cap
  • 9x rolls of base
  • 10x gallons of asphalt primer
  • 2x 4 in. drains
  • 2x 4 in. U-flows
  • 2x pails of MASTIC
The client approved our quotation on the 25th of June:

Field Report, July 13 2015: We had our safety meeting and went up to the roof to shovel all the gravel away from the work-site and spudded the segments of interest in preparation of a patch. It started to rain and we had to call it a day.

Roof Leak Repair in Edmonton AB, December 2014 and July 2015

Below you will find an assessment and field report from the Edmonton roof leak repair crew for a residential client. The roof had been experiencing leaks on two occasions due to a lack of proper ventilation and insulation. Assessment, December 12 2014: By the time we had arrived, the leaking had stopped. However, our client still had buckets out in her kitchen for water collection. The client also showed me the garage, where there appeared to be water damaged on the ceiling. Again, no evident leaking at the time of assessment. A roof inspection was also completed, and we found 4 in. of ice damming.

  Installation, July 20 2015: When I arrived on-site, the client showed me two leaks. One was in the living room and another in a bedroom. Both leaks were in line with each other. On the roof, a crack running half the length of the roof was found - the same cracked that was fixed the year before. The crack had probably reoccurred due to a lack of insulation and venting. We fixed the crack again with LR and the client was notified about the insulation and ventilation.

Below you will find a report from the flat roof repair crew. The issue with this roof was that a back-slope was required to get the water drainage correct. Once the back slope was installed on the flat roof the water drained from the roof much better. May 9, 2015: Crew Arrives to Complete Repair

  After filling out our safety documentation and a weekly safety meeting we went up on the roof to find about 2 inches of standing water along the back wall. We spent 2 hours getting the roof dry. Once the roof was dry we then installed our slope with screws and plates to correct the roof ponding issues. After that we put 3 inch seam tape around the perimeter of our back slope. Once that was complete we put latex in our rubber using 2  pieces as one piece. It would of been a hassle after we glued our rubber down. The crew then glued it to the seam tape all around to ensure a 100% seal. The slope turned out really good. The customer inspected the work and was happy. I also noticed 2 outside corners that where failing so I fixed them while I was there we then packed up our tools downloaded them to the truck and left site at 5 PM. Below is a site report from a low slope roofing crew of ours in Edmonton. Service order per engineer roof inspection was roof drainage repairs. This was to include work to external scuppers, internal drains, flashing and down-spouts on a torch-on SBS modified bitumen flat roof system. February 21, 2015: Roof Inspection and Scope of Work Determined. Maintenance and Repairs (per Engineer report). Supply and Install: 32 penetrations (vents) will need roof nails removed and proper screws installed, 1 - 12 inch chimney vent with flashing installed 2 ft X 2 ft, replace old drains with new 4 inch retro fit drains with u flow and proper screens they also two major ponding spot and I recommend that we put in 2 - 6 inch scuppers with down pipe to relieve those areas of water the last thing is to remove all debris from the existing scuppers and roof its self.

February 27, 2015: Crew Attends to Location. Repairs Completed.  Site Location: 10716 - 102 Street Edmonton, Alberta. This site's scope of work is specific to the engineers report to repair a number of issues relating to flat roof drainage. We started with the drains which took extra time to remove the old drains since they used gum to make their seal on the drop drain (the previous roofers). Which didn't work. Then we started on the repair of the external drainage scuppers and completed them. We then unloaded most of the tools and started with replacing the nails in the plumbing vent curbs with screws with rubber grommets. We then started to install the down spouts.

Edmonton Flat Roof Drain Installation, July 2013

GRS returned to a roof recovery job performed the year prior, when we recovered a tar and gravel roof with a new EPDM system. The client was worried about water ponding and reached out to us for quotation on drain installation. The client reached out to us to address water ponding on their flat roof, recently recovered with EPDM. There is 4-5 inches of standing water atop the roof for many days after rainfall, and would like to know what options are available for drainage to prevent structural strain. We sent out one of our journeymen to inspect the site, and their recommendation was that we install two drop drains and one scupper to facilitate better drainage. One of the problems observed by the crew member is that the dimensions of the house require eight feet of slope to properly drain the roof, something obviously not present in the flat-roof system as it is. Shortly after assessment, we provided the customer a quote for drain installation (two drop drains and one scupper). The client agreed and we set out the following day to carry out the intended work. Note: When attempting roof recovery, GRS notes that the existing roof is resurfaced as-is, unless you opt for re-engineering of the existing slope (typically more common with replacement, rather than recovery jobs). Whatever water ponding that was present before the recovery will be present after! The servicing technician installed both requested drains (one 3" flat aluminum, the other as 4" flat aluminum). The scupper drain (6" x 4") was also installed with U-Flow clamps. We needed to wait for the proper colour of downpipe to accompany the scupper, so arrangements were made with the client to return within a few days once the pipe has arrived. Edmonton Commercial Flat Roof Repairs, February 2012

This client required repairs to their flat roof, and contracted GRS to carry out the service. We arrived for an investigation and were met with a roof report assessment from a year ago - many of the third-party's investigative findings stand true, and gave us an idea of the scope of work to complete. Inquiry Received: November 15, 2011 The client first called in looking for a quote or estimate on repairs that needed to be carried out on their flat roof system. We scheduled them in for a visit a few days later so that we could perform an investigation on areas needing repair. Investigation: November 17, 2011 We sent a technician out to the job site to investigate the client's identified areas for improvement. They presented a report conducted a year ago (via third party), giving the technician an idea of where to examine. Going up to the roof to double-check all of the locations, it seems like the problem areas still need to be addressed. That concluded the investigative stage, and we prepared to deliver a quotation. Quotation Delivered: November 26, 2011 After reviewing the third-party roofing report and undertaking our own investigation to corroborate their findings, we delivered a quote to the client for their consideration.   Roof Report: February 23, 2012 The team arrived on site to work on the problem areas of the roof. One of the client's employees showed them the roof access hatch and left to continue with their work. The equipment was loaded onto the roof; safety equipment was checked and fully functional. One of the team members got to working on topping up the gum cups (five in total). The other member used their torching trowel to check all of the seams on the upper level. They are in good condition, as is the metal flashing. With that inspection carried out, the team departed the site briefly to procure some materials (storm collar, caulking, etc.). They returned to install the storm collar and seal it with caulking, then moved on to the lower section of the roof. One of the crew cleared the drain of debris, but snow, ice, and water build-up on the lower roof prevented further progress. This site will have to be revisited once the lower roof is dry and the weather is cooperating.
