Spray Foam Roof Repair Request, September 2015, Esterhazy SK

This client in Esterhazy, SK had some problems in 2014 after a big storm. The third-floor rental units of this building had some water damage then, but none since. They reached out to GRS to find a local roofing company that specializes in flat roofs. Our project management worked with them to begin scheduling a team to come out from Regina or Saskatoon. Request For Service: September 24, 2015 The client called in to GRS to see if any roofers could make their way out to the small town of Esterhazy, SK and inspect their roof to see what might've caused water damage in the rental units below a year prior (July 2014). There have been no reports of further water ingress since, but their insurance company required that the roof be attended to before they can proceed with the claim. With Esterhazy, SK being so far away from major centres of operation for GRS, scheduling was a little bit difficult, so the project manager sought as much up-front information as possible about the site and the state of the roof before dispatching crew to go on-site. Submitted Photos: September 25, 2015 The client sent in photos that show the state of the roof and what kind of system the GRS crew would be dealing with upon their arrival. In doing so, it ensures that everybody handling this project with GRS understands what would need to be done in order to correctly patch the roof without any excess travel time such a distance from Regina, where the repair team would be departing from.

There had been some residual water standing that had culminated around blistering that had also formed in the assembly.

On top of the blistering, some air/gas bubbles had become trapped. If not addressed, these can eventually lead to tears and holes.

The foam joining the roof and the edge flashing was exposed up to the downspout. Water had not been draining correctly, which also culminated into leaks.
  Correspondence: September 25, 2015 The project manager receiving these photos noted the poorly state of the roof system and asked how long ago it was installed. The client responded that it had been installed in 2008 by a Spray Foam company. In dealing with these types of failures, it's important to consider if the system is under warranty or not. Most of the systems and materials that GRS installs on flat roofs come with 20-40 years of expected lifetime and warranty coverage. The project manager relayed this information to the client, as the repairs could be covered by the company that performed the original installation, or the material manufacturer. The client then located the paperwork from the 2008 installation and found that their roof bears a 10-year warranty against leaks. It was at that point that the GRS  project manager advised returning to the original roofing company and advising them of the problems with the structure. Roof Leak Repair in Edmonton AB, December 2014 and July 2015

Below you will find an assessment and field report from the Edmonton roof leak repair crew for a residential client. The roof had been experiencing leaks on two occasions due to a lack of proper ventilation and insulation. Assessment, December 12 2014: By the time we had arrived, the leaking had stopped. However, our client still had buckets out in her kitchen for water collection. The client also showed me the garage, where there appeared to be water damaged on the ceiling. Again, no evident leaking at the time of assessment. A roof inspection was also completed, and we found 4 in. of ice damming.

  Installation, July 20 2015: When I arrived on-site, the client showed me two leaks. One was in the living room and another in a bedroom. Both leaks were in line with each other. On the roof, a crack running half the length of the roof was found - the same cracked that was fixed the year before. The crack had probably reoccurred due to a lack of insulation and venting. We fixed the crack again with LR and the client was notified about the insulation and ventilation.

  June 1, 2014: Crew Arrives back on Site.  Ripped a 20×40 section. Would've ripped a little more but we ran into some rotten roof, so that delay took some time. It was calling for thunder and rain. Late afternoon. We got rain . Timing couldn't have been better. All sealed up and just got in the truck when the sky opened up.

  June 4, 2014: Crew Arrives back on Site.  Today the rain prevented us from tearing off a larger selection than what we did. Another crew came over from their site to help us. They couldn't tear off unless he was going to tear it all off so he came to help us because I can easily seal off what we do on to the existing tar and gravel. We got a 25×25 ft section ripped , covered and sealed up before the rain came. Sky opened up around 4:00 and it has been pouring ever since June 8, 2014: Crew Arrives Back on Site After Rain Had Stopped.  Finished up the last of the plate/screw patches. We got a couple runs of cap down. Unloaded unnecessary items like brooms shovels rippers. Materials ; Peel and stick and fr board.

  June 17, 2014: Crew Arrives Back on Site After Rained for Days.  We got all the goose-necks installed right before it started to rain . At least it didn't rain to long or to hard. Considering that there were 13 goosenecks to install. Time consuming detail work. Now roof is completely sealed around every penetration and ready to finish cap sheet. All combined there are 24 penetrations coming up from roof. 13 goose-necks. 9 plumbing vents & 2 drains. (1 full-time drain & 1 overflow) And 3 existing curbs(1 dryer vent curb. 1 gas vent curb. 1 roof hatch).

Below is a site report from a low slope roofing crew of ours in Edmonton. Service order per engineer roof inspection was roof drainage repairs. This was to include work to external scuppers, internal drains, flashing and down-spouts on a torch-on SBS modified bitumen flat roof system. February 21, 2015: Roof Inspection and Scope of Work Determined. Maintenance and Repairs (per Engineer report). Supply and Install: 32 penetrations (vents) will need roof nails removed and proper screws installed, 1 - 12 inch chimney vent with flashing installed 2 ft X 2 ft, replace old drains with new 4 inch retro fit drains with u flow and proper screens they also two major ponding spot and I recommend that we put in 2 - 6 inch scuppers with down pipe to relieve those areas of water the last thing is to remove all debris from the existing scuppers and roof its self.

February 27, 2015: Crew Attends to Location. Repairs Completed.  Site Location: 10716 - 102 Street Edmonton, Alberta. This site's scope of work is specific to the engineers report to repair a number of issues relating to flat roof drainage. We started with the drains which took extra time to remove the old drains since they used gum to make their seal on the drop drain (the previous roofers). Which didn't work. Then we started on the repair of the external drainage scuppers and completed them. We then unloaded most of the tools and started with replacing the nails in the plumbing vent curbs with screws with rubber grommets. We then started to install the down spouts.

ARTICLE:  Roof Deck Drainage Problems. Waterproofing a 2 Ply SBS Modified Bitumen Roof Balcony in Edmonton, Alberta.

Recommendations for Waterproofing Outdoor Decks Over Conditioned Living Space. Roof Deck Drainage and Waterproofing - Inspection and Repair of a Torch-On Flat Roof on Outdoor Balcony at Multi-Family Condominium. Customers regularly call on us to have roof assessments (inspections) completed. During a roof assessment our journeyman roofers assess the roofs condition. We assess the roof for preventative maintenance reasons as well as inspecting existing problems that the customer is pointing out. We then discuss different scopes of work fix the problems as well as potential materials and costs related to the repairs. One of the most common calls we get for inspections and repairs are rooftop decks, balconies and patios. The primary reason the failure rate on rooftop decks is so high is because of the original installation. It is common for incorrect membrane choice to be the reason. In other words, many people install an outdoor deck membrane that is intended only for an outdoor deck and not a membrane for over a heated living space. If your rooftop deck or balcony is over a heated living area you require a special membrane that is also intended for low slope roofing (as well as deck waterproofing) and is approved for use over a conditioned living space. Common products for this are Dura-Deck or DecTec, both of which are a PVC membrane that are suitable to be walked on (so they do not require a floating deck over top) and they manufacture membranes suitable for over a conditioned living space. We use DecTec extensively and have had great results with it. Or, also common is the installation of a membrane that won't hold up to the foot traffic associated with outdoor living areas. Other reasons include simple age, wear and tear, drainage and issues relating to penetrations or floating deck assemblies on top of the membrane. This particular inspection and subsequent repairs was more focused toward an aging membrane and the associated repairs that come with not properly maintaining the deck membrane and building envelope over the years. This customer is experiencing a problem with water getting in the roof system and it draining out on a low corner and destroying some exterior brick work. In the area of the leak there are 2 laps of the SBS modified bitumen that have come apart.

ARTICLE: Tar and Gravel Roof Repair Edmonton, Alberta. Flat Roof. Multi-Family Condo. Repairs to Scuppers, Edge Flashing Leaks and Entrance Canopy.

Many of our customers are of course regular repeat customers that have over time come to trust the expertise of our journeymen roofers. This particular customer is no different. The manager for this property owner originally called us three or so years ago and since then we have likely worked on most or near all of their properties in the Edmonton area.
The reports below are for the original inspection of the roof and the repair work that the crews did on the condominium property. A front entry canopy required re-construction, there were scupper repairs, and some leaks around perimeter flashing on the built-up tar and gravel roof.

Our customer called today for Edmonton roof repair service to one of their condo holdings in the Edmonton area. I have dispatched a journeyman to inspect the roof in accordance to our customer's requests.
April 20, 2015: Journeyman Roofer Attends to Roof for Inspection.

Roof Type: BUR (tar and gravel).
Our customer would like a quotation to seal in 5 scuppers using a gum patch method and not torch-on with open-flame. He would also like us to remove all the perimeter metal and fix any spots that are splitting along the membrane with gum patches. When we put the metal back on he would like us to put silicone on the laps of the metal. There may also be entry roof canopy reconstruction involved.
Man hours to complete: Approximately 50 hours.

April 29, 2015: Roof Repair Crew Attends for First Day.
The following site is a condo building in Edmonton Alberta. We were sent here to complete three scopes of work. 1) Flat roof spot repairs around perimeter (remove flashing, repair, return flashing to roof). 2) Fix cracks on edge of scuppers to avoid future leaking scuppers. 3) Fix a canopy roof that was sagging on the front left side.
Scope # 1: Perimeter spot repairs on main tar and gravel flat roof.
We started the day with the toolbox meeting. Got set up on roof. The roofers started stripping metal flashing around the perimeter while I went and got supplies. We did two different scopes of work on the roof.
1st scope was patching around the perimeter of the cant flashing which consists of spraying down asphalt primer on area where patch is needed. Then putting one layer of mastic on top of the asphalt primer. We then put the green mesh on the layer of mastic. The next step in the process is to add one more layer of mastic on top of the green mesh and let it dry. Final is to re-install the roof flashing.

The second scope of work we completed was to fix the scuppers as they had cracks around the edge of them and they were leaking. To do this we screwed each side of the scupper tight against the cant metal. We then put on one layer of mastic on the cracks. We then added the green mesh to the first layer of mastic. Followed by one more layer of mastic on top of the green mesh. This is an alternate method to using open-flame torching.

This report is based on visual observations of the roof system. No destructive testing was conducted to analyze the underlying components of the roof system. With proper maintenance the remaining service life of the roof system is approximately Three (3) to Six (6) years. Tile Roof Inspection, April 2013, Edmonton

This client reached out to GRS for work on their multi-home building's roof. It is a tile system, with several reports of water ingress and expected damage to the roof itself. GRS sent out a technician to investigate the problems. Unfortunately, photos of the roof taken during inspection are no longer available. The placeholder image above simply provides context to the roofing system style.   Quotation Delivered: April 3, 2013 GRS delivered a quotation to the client covering the services they'd requested. The scope of the work, as outlined in the document, was to remove the tile, check the underlying membrane and valleys, carry out any repairs, then reset the tile system back on top. Before scheduling the work, however, we felt that it would be best to send an inspector out to investigate the problem areas to ensure that the quotation would be fair to both parties in the arrangement.   Inspection: April 22, 2013 The inspection crew went on-site to examine the extent of reported damages. For four of the suites in the building, they checked the roof above and found some major damages that required repair. Near the first suite, there was a major hole in the firewall where both sides of the lead wall's flashing were bent and folded back. The extent of the damage was allowing water to run in behind the flashing and through the hole, spreading down to the suites below as far as the first floor. There was also a piece of wall flashing missing on the front of the turret in the same section, with potential leaks on either side of the chimney in the area. The chimney itself was missing a proper installation and application of ice and water membrane/shield installed around it. Across from these affected areas, on the back of the building, there were several cracked and/or missing tiles in the valley, exposing the roof deck to water and snow that had allowed water ingress to the suite below. In this section of the roof, all of the tiles would need to be removed and the ice and water membrane installed underneath so as to prevent further leaking. Then, with the tiles put back in place, the missing/cracked ones will need to be outright replaced with new ones. Above yet another unit (on the northern corner of the building) there is a long valley that might be overflowing its metal flashing sidewalls and into the attic. Above this valley is a set of short, attaching valleys that separate at 6/12 grade roof from a 4/12; creating a 2/12 grade roof in the middle. On this last 2/12 roof section a great deal of snow could/would pile up during the winter, creating ice dams that allow for a backup of water. These problematic valleys should have the ice shield material on either side of the metal to help keep water in the valley itself. When the crew first attended the site to investigate problem areas and leaks, there were only three that they knew to be coming in. While atop the roof, however, they found that there was no ice and water membrane used alongside any of the roof valleys (not just the ones noted above). Given their absence, it's possible that any and all of the valleys could become future candidates for leaks or further roof damages, especially when any of the surrounding tiles are cracked or otherwise broken/misplaced. The investigative team advised that the roof be cleaned off of leaves and debris, which would allow for a thorough accounting of all of the tiles and the existing system. Rubber-modified sopramastic should be applied to all cracked tiles around the roof to prevent further leakage, and the side cap tiles should be refastened in any places where the nails seem loose or missing.   This post will be updated with roof reports should the client elect to contract GRS to carry out the required work.   CODE: 6703 Contact Us Call our 24 hour emergency roof repair at 1.780.424.7663. Edmonton Multi-Family Flat Roof Replacement, May 2012

This client required a full flat roof replacement due to water leaking into the roof penetrations of this vintage roof. Drain openings are also clogged with liquid tar which had pooled on the roof in the past. Amateur repairs had been conducted previously however a proper roof replacement is needed. Inspection, April 22, 2012: The client reported that this is a 1968 building with the original roof still attached. The building currently has many leaks. This roof is rectangular in shape and measures at 53' X 67'.  Upon inspection this roof must be replaced immediately. Amateur repairs have been attempted, but have left the roof in desperate shape. On the south east corner of the building there is a pool of liquid tar. It is pouring into a penetration in the roof that was likely once a drain or plumbing vent. Tar has now clogged that opening. Drains have deteriorated to a non-functional stage. At some point a torch down repair was attempted, however it now appears water is getting underneath it and spreading throughout. The rear parking lot should leave ample space for bins and equipment. Materials Required:
  • 50 2x4's (12 ft. long).
  • 45 sheets of plywood 4x8 x 1/4 inch.
  • 6 bags of bat insulation (r value 20).
  • 1 box of 3" wood screws.
  • 1 bag of roller sleeves.
  • Iso 4x4 @ 2"  lifts.
  • Fiber board 4x4 @ 1/2" (250 sheets).
  • 1 box of  1/2" roofing nails.
  • 2 pails of hex plates.
  • 10 rolls of non perforated felt.
  • 6 rolls of armour bond flash (peel and stick).
  • 12 pack of quick dry primer (asphalt).
  • 4 rolls of fabric 6".
  • Ardon hoses.
  • 3 barrels of liquid rubber.
  • 2 pails brush grade.
    Roof Report, May 26, 2012:
Arrived on site and started ripping the old roof off. Once the roof was close to being cleaned off, two crew members started building walls. Wall frames were all put together and the roof was cleaned and prepared. We put all of the finished walls on the roof and then had lunch.
After we laid and fastened the iso, then the slope package with fiber board was fastened to that. There were high winds so we didn't spray, but we rolled on liquid rubber (embedded the mesh in it and rolled on over top of that).
Additional Scope, May 28, 2012: The following emails between our project manager (italicized) and the project coordinator show the discovery of a new issue related to joists:
The crew just called me from subject site. They have torn off the rotted sheathing and found 5 of the 2x4 joists rotted beyond use. What is the protocol here? Do we need to call an engineer? Can we sandwich the rotted joists with new 2x4's (assuming there is anything left to nail to)? If we need an engineer is there someone we use?
Joists can be spliced on either side with simple spikes. However, I need to see photos and need measurements (span of splice) to ascertain the next step of execution. Ultimately the splicing is typically a sister joist attached to either side for full length simply nailed together (unless laminated beams which require bolts). You will need approval in writing for the scope they prefer, waiving of our responsibility to their preferred scope, and the agreement to change order costs which cannot be ascertained until I see detailed photos. Saw there was rotted wood so we laid paper and iso/slope package up until the rotted wood. Went to Consolidated and Totem to get some lumber and other materials We brought all of the rubber right to the rotted areas. By the time we got the go ahead to fix the rotted area it was too late to start the repair (we had rain in the forecast).

Arrived on site and offloaded all materials and tools on roof. Then we set the sprayer up and sprayed our 1st coat. We let that cure and then sprayed a 2nd coat. After this we brushed the rubber on the canopies.

Today I measured the cap flashing for the roof and noted some roofing material and wood still on site from the roofers. There is loose fascia and missing fascia. All plumbing vents still require caulking where the neoprene rubber meets the aluminum.
I left the site and went to Sinclair's to order metal for the project. Sinclair's informed me that the order should be done in 1 week.
