This is a site report for a liquid rubber roof coating to waterproof an industrial standing seam metal roof in Whitecourt, Alberta. Roof maintenance coatings will extend the life of a metal roof for many years avoiding costly roof replacement.
We started applying liquid rubber to metal roof systems in Canada about six years ago.
At first we were concerned because many of the elastomeric roof coatings are manufactured for the wider market - which is the USA. Of course this causes a challenge because most of the USA needs reflect or white roof coatings due to the temperature. If you have more warm days than cold days it is best to use a white or cool roof coating in most instances. If you have more cold days than warm days then a dark coating is typically the best choice.

Some Liquid Rubber Facts and Ten Benefits of Using Liquid Rubber on Metal Roofs:
- Liquid rubber will waterproof your metal roof. It is monolithic. In other words, when we coat a roof everything is tied in to the main coating. The penetration holes, the parapet walls, the flashing, curbs, crickets and more. There is nowhere for the water to back up or penetrate openings. This is the primary advantage of a coating vs. a membrane system or a metal panel system.
- It is a rust inhibitor. If you have a metal roof that is either rusting or will rust due to the materials stored inside, liquid rubber is the best choice.
- It is a net benefit for building efficiency in cold climates. Recent studies have confirmed what we knew all along. Simply google key word phrases such as "cool roofing studies for cold climates" and you will find that coating a roof with a cool or white coating in a cold climate is not a wise decision.
- It will melt ice dams quicker and it will melt ice in the gutter quicker. A common problem with metal roof systems in cold climates is ice. When ice dams form they cause havoc with metal roof seams between panels, roof vents and curbs and ice in the gutter can "wick" up and under the eave area and melt and cause leaks at the inner wall. We can tie in the gutter system, the wall area and the roof with liquid rubber so no ice can "wick" in to your roof system.
- Coating industrial, commercial and any sort of internal gutter system with liquid rubber will solve a lot of problems you may be experiencing with your gutter systems. Especially troublesome are steel erected buildings with parapet walls that have low slope metal roofs and internal gutter systems along the inside of the parapet walls. Liquid rubber can solve that by tying the roof, the gutter and the parapet wall all together as one monolithic membrane system.
- It is UV stable. It does not need a reflective coating. It does not need pea gravel. It doesn't peel and crack in the sun.
- Liquid Rubber is non toxic, VOC free and solvent free. It cures to provide a seamless, fully adhered flexible membrane. It protects from UV, salt, thermal cycling and harmful chemicals. It is both worker and environmentally safe and is available for commercial, industrial and residential markets.

November 7, 2014: Crew attends to site location near Whitecourt, Alberta.
This is a electrical sub station that added an addition on to their building. The first deficiency was where they joined the building together there was an open split on both sides. Water was running down and leaking in to the building. I sealed it in with seam tape and Liquid Rubber. After that we prepared the roof fasteners, seams, etc and then we started to roll in the roof. We didn't spray this roof because it was smaller in size. Unfortunately it started to rain when we got to the 70% mark and there is rain in the forecast for many days. We will have to return at a later date to finish the coating.
April 14, 2015: Roof Coating Crew Re-Attends to Site.
When we finished 70% of the roof last season the rain came in and lasted for days and then turned in to a snow storm so this roof had to be completed spring of 2015 when weather was suitable enough to apply liquid rubber.
9:50 am arrived on site.
We arrived on site and we did our daily tool box meetings. We then did a site orientation with the engineering company who hired us. 11:00 am we got on the roof. One of us started painting the ribs with Liquid Rubber while I started coating panels with Liquid Rubber. We coated about 1100 sq. ft. It took awhile due to the slope of the roof. At the end of the job the customer looked over the work and was very happy.

Flat roof repairs are required on every commercial and residential low slope roof - that is an unfortunate reality. However, repair costs can be mitigated through regular preventative maintenance.

Tar and gravel flat roofing is a type of low slope roof that can be repaired almost indefinitely if regular maintenance is done to the roof.
We recommend that inspections should be done every spring and fall. In spring to ensure that the winter cold hasn't caused damage that needs to be repaired before spring rain showers and in the fall to ensure the roof is in water-tight condition for winter months.
Performing regular maintenance inspections and doing any repairs required (in a preventative manner) will lessen the cost of repairs, damage to the interior of the building, and this will also extend the life of a tar and gravel roof at least 50% (if not more).
The report below includes a split in the tar membrane and other minor repairs which could have been avoided (or at least mitigated) through regular maintenance.
May 9, 2015: Customer Calls in to Call Center.
This customer works for a large commercial property management company in Edmonton. She has come to rely on our emergency roof repair dispatch quite regularly.
In this instance she had a tenant moving in to a strip mall location. The tenant was doing leasehold improvements on the interior at the time of the leaks. So needless to say, the tenant wasn't impressed.
May 9, 2015: Roof Repair Crew Attends to Roof.

Emergency dispatch. Our customer was experiencing a leak that was terminating on the ceiling inside directly below a make-up air unit. The scope was to find any source of the leak and repair it. I found four spots of concern for repair and regular maintenance.
Roof Repair # 1.
The first repair to be done was around a B-vent that was starting to lift from the base of the flange where it ties into the roof. I spudded the BUR membrane around the B-vent and installed a roof gum patch on it using mastic and mesh.
Roof Repair # 2.
The second repair was the make-up air unit itself. I located a previous gum patch 1 foot around the unit. I spudded the old gum patch out and also went another 1 foot beyond that to ensure a good seal. I gummed up on to the metal and meshed out 2 feet from metal on to roof and them sealed with mastic.
Roof repair # 3.
The third repair was a deleted vent that I didn't see anything wrong with it but it was close to where leak was so just to be sure I fixed it with mastic and mesh. I spudded out the area and put one coat of mastic then used mesh to seal the vent to the roof then one more coat of mastic.
Roof repair #4.
The fourth leak area was a seam that was starting to split and the seam was running into the make up air unit where the leak was located below on the ceiling of the location. I spudded it all the way up 11 feet total then used mastic and mesh to seal it in.
Man hours to complete = 4.5 hours x 3 men for a total of 13.5 hours.
Material used: 2 cans of mastic. 1 roll of 6 inch mesh.

ARTICLE: Roof Deck Drainage Problems. Waterproofing a 2 Ply SBS Modified Bitumen Roof Balcony in Edmonton, Alberta.Recommendations for Waterproofing Outdoor Decks Over Conditioned Living Space. Roof Deck Drainage and Waterproofing - Inspection and Repair of a Torch-On Flat Roof on Outdoor Balcony at Multi-Family Condominium. Customers regularly call on us to have roof assessments (inspections) completed. During a roof assessment our journeyman roofers assess the roofs condition. We assess the roof for preventative maintenance reasons as well as inspecting existing problems that the customer is pointing out. We then discuss different scopes of work fix the problems as well as potential materials and costs related to the repairs. One of the most common calls we get for inspections and repairs are rooftop decks, balconies and patios. The primary reason the failure rate on rooftop decks is so high is because of the original installation. It is common for incorrect membrane choice to be the reason. In other words, many people install an outdoor deck membrane that is intended only for an outdoor deck and not a membrane for over a heated living space. If your rooftop deck or balcony is over a heated living area you require a special membrane that is also intended for low slope roofing (as well as deck waterproofing) and is approved for use over a conditioned living space. Common products for this are Dura-Deck or DecTec, both of which are a PVC membrane that are suitable to be walked on (so they do not require a floating deck over top) and they manufacture membranes suitable for over a conditioned living space. We use DecTec extensively and have had great results with it. Or, also common is the installation of a membrane that won't hold up to the foot traffic associated with outdoor living areas. Other reasons include simple age, wear and tear, drainage and issues relating to penetrations or floating deck assemblies on top of the membrane. This particular inspection and subsequent repairs was more focused toward an aging membrane and the associated repairs that come with not properly maintaining the deck membrane and building envelope over the years. This customer is experiencing a problem with water getting in the roof system and it draining out on a low corner and destroying some exterior brick work. In the area of the leak there are 2 laps of the SBS modified bitumen that have come apart.
Scope: To repair this, degranulate the area and apply new torch-on stripping in and around the corner to seal in properly. Man hours: To complete 3 - 6. Material needed: 1 roll of SBS modified cap membrane.
The customer would also like a quote for the following scope: to fill 13 pitch pockets on the roof and also seal the voids around pitch pockets with some detail sealer.
Man hours to complete = 10. Material needed: 4 gallons of portable sealer. 1 box of IKO MS Detail.

TPO Roofing or Thermal Plastic Olefin Roofing is a single ply roof system that is used extensively world-wide. In most instances TPO is installed as a white or cool-roof. It can be installed in one of three ways. 1. Fully Adhered, 2. Mechanically Fastened, and 3. Loose Laid Ballasted. Single ply roof systems came along after tar and gravel and then torch-on SBS modified systems. It's primary advantage is that it is less costly for supply and install than torch-on and tar and gravel due to labor costs. Market acceptance in the USA (or in warm climates) is considerable and the product is effective in those climates. In colder climates, such as with most of Canada, TPO isn't installed as often as the USA and there are considerable studies that suggest that reflective roofing in Canada results in a negative net benefit and that reflective or cool roofing in Canada is prone to condensation issues. Repairing a TPO Roof (or any single-ply) Does Have Advantages Over Torch-On and Tar and Gravel.One advantage that single ply roofing systems have (TPO, PVC and EPDM) is that they are usually quicker to inspect and easier and quicker to repair. As long as it isn't a ballasted single ply roof. If it's ballasted with rock then this becomes a negative and not an advantage because it takes more labour to remove the rock for inspection and repair. Single ply roofing such as TPO, PVC, and EPDM also do not need open flame work such as with torch on modified bitumen roofing. If you get a roofer to work on your 2 ply SBS modified bitumen roof BE SURE they are insured for open-flame work! Also to consider is that torch-on roofing typically requires a more experienced technician than does single-ply and as the years go on there are more and more single ply techs and less that can repair torch-on and tar and gravel. The issues or pro's and con's listed above are why we typically encourage customers that are looking at single ply to install EPDM in a cold climate and not TPO or PVC. The net benefit is a consideration but also is the cost of installation and the cost for repairs and maintenance over the years. They have a leak in the south-west corner of the hotel. The roof is TPO. When I got up on the roof I picked at all the laps in the area in where it was leaking and on the top side of the slope that would of run through the area and they were all good. I did find a couple breaches in the system. One I fixed with TPO cover strip and the other with water cut off. Personally, I think the leak is coming from the stucco to frame work - there are cracks and holes all through it. Considerations When Choosing Metal Roof Repair, Refurbishment and Maintenance. Metal roof systems don't last forever and will eventually require repair, maintenance, replacement or refurbishment of some kind. In central and northern Alberta metal roof systems experience significant expansion and contraction of panels. This expansion causes the fastener holes to become larger, causes fasteners to loosen, panels will come apart and the rooftop vents and other penetration areas are prone to leakage. Also, snow and ice can build-up at the eaves-trough and back up under the panels causing leaks. One method to repair or refurbish a metal roof is a metal roof coating. In this example our customer was experiencing various intermittent leaks. The leaks were primarily in the winter and spring - ice damming and snow melt were causing leaks. The challenges and considerations when coming to the right solution for our client were:
- The allowable budget did not allow for a complete metal roof replacement.
- Recovery systems such as putting another metal roof over-top or a membrane such as EPDM, TPO or PVC. All scenarios has disadvantages due to weight, cost, and street view.
- Spray foam (spf) was considered but the main motivating factor was waterproofing the roof and not R value. Spray foam shouldn't be considered unless R value is a significant reason to consider it.
- The client did not want to risk spot repairs and the aggravation with possibly having to do spot repairs year after year.
- Standard metal roof coatings in the market were considered, but conventional roof coatings do not last very long in extreme climates like central and northern Alberta.
- Liquid rubber was highly considered because of its success in cold climates, but the challenge was that that it comes in black and this particular roof wasn't a low slope industrial roof that you do not see from the street. It is a sloped industrial roof that is part of the street view facade.
- The customer chose liquid rubber with an acrylic color coating over the black liquid rubber knowing that at some point the acrylic coating would need to be re-painted on as acrylic will eventually start to peel and crack. This option solved the problem of street view appearance and also waterproofing the metal roof.
We arrived on site and spoke with the maintenance manager. He showed us two leaks on west side of the building. When I attended to the roof and inspected the panels, fasteners and flashing I did not observe any obvious sign of the leaks. It was determined that due to when the leaks occur (winter and spring with ice damming and snow melt) that a roof coating would be best. Our customer does not want spot repairs and wants the problem solved for some time.October 15, 2014: Roofing Crew Arrives to Coat Metal Roof.
We arrived on site and conducted the morning safety meeting. The scope of work today was an acrylic roof coating color match and liquid rubber coating to base to complete lower roof. We couldn't roll the acrylic product on for some reason (it would change color in spots - we think due to specific blend), so we had to brush the whole roof. Brushing was the only way to get the acrylic to look good and consistent with the color that was already on there. Completed the whole roof and had it coated by the end of the day. The discoloring you see in the photos below are due to drying (curing) of acrylic coating. One of our advantages in the roofing industry is our ability to respond 24 hours a day 7 days a week to any type of roof repair emergency. This particular emergency call-out was for a tar and gravel roof. Tar and gravel built up roofs have one advantage in that usually we can repair them almost indefinitely. As long as the maintenance inspections are done regularly and repairs done each year then chances are you will avoid having the roof become saturated with moisture. If too much of the roof assembly becomes saturated with moisture then it becomes impossible to repair tar and gravel roofs. This location is experiencing two primary roof leaks. One leak is on the east side of the building. The other roof leak is on the west side of the building.When we attended to the roof we found a number of splits in the tar and gravel roof membrane. We also located a number of blisters. There are also two pitch pockets that need to be topped up as a matter of regular maintenance.
Even though only two leaks were reported inside the building there were a number of repairs required at roof level.Today we fixed 12 problem areas on the roof that were a significant concern. We also filled up 2 pitch pockets. All repairs were gum patches on the tar and gravel roof.
- Replace two drains with new drains and u flows.
- Screw down all metal vents with metal screws instead of the nails they have now.
- Clean all debris from the scuppers that are already exist.
- Add two scuppers to the roof as well as a downpipe.
- New flashing needed around the chimney.
- 1 roll of cap frost grey.
- 1 roll of base.
- (2) 4 inch drains with covers.
- (2) 4 inch u flows.
- (2) 6 inch scuppers .
- 80 ft. of 3 inch down pipe.
- 5 elbows.
- 1 bag of 1.5 inch wood screws.
- 1 can of spray primer.
- (1) 3 gallon can of sopra mastic.
- 1 box of 0.5 inch metal screws.
- Materials Used: 1x roll of cap 1x roll of base 1x20 lb. bottle of propane 1x can of spray primer 1x pail of SOPROMASTIC 1x U-Flow® Mechanical Seal 1x Retro-Drain with Drain Screen
