The following roof repair report explains a small repair job we completed in Edmonton Alberta. The repairs we needed to complete were filling in rooftop gum cups with mastic. Also we had to seal in a rooftop unit with seam tape and coat it with liquid rubber to waterproof it. Monday June 22, 2015 crew arrives to 12609 153 Ave Edmonton.

12:30 pm arrive on site. Filled out our hazard assessment and safety paperwork forms. The roof repair crew then went on the roof to begin the repairs. Once the crew was on the roof we filled three gum cups using mastic. There was also an rooftop air unit on the roof that the customer asked me to seal in as well. We sealed it in with seam tape and then coated it with liquid rubber with two coats.

We cleaned up the roof and our work site. The customer was happy with the work. We left the site at 2 pm.

Prep work included, patching holes and the center seam all the way down, also our corners. After that we started brushing in where the standing seams are. By the end of the day we had the roof 50% complete.

  June 18, 2014: Our Leduc Roofing Repair Crew Arrives On-Site for Repairs. Today we cleaned the roof with the pressure washer including the gutter. The gutter took awhile as it had three inches of mud in it. By the end of the day we got most of the units done and the ridge cap complete. I would say about 60% complete. Tomorrow we will finish the gutters and fasteners. We will have site 100% complete tomorrow weather permitting.

June 20, 2014: Crew Arrives on Site for Completion of Work.  Today we finished all the units and details. I got the other technicians to start the fasteners as we worked on the gutters. We had to coat and line the whole thing with liquid rubber and cloth and then a second coat of liquid rubber. When we finished we helped finish the fasteners and the roof was complete. I got the customer to come up to the roof and do a walk through. He was happy with the work. Materials:

Below you will find the process of installing a liquid rubber coating.  June 22, 2014: Crew Arrives on Site to Start Detail Work.  Today we did almost all of our seams, corners and details with mesh and liquid rubber. This took some time because all the seams where lifted and really dirty. We had to do them over all the detail and units we had use trowel grade over all them. There was holes and voids throughout them. We sealed them with liquid rubber brush grade. I will be returning Monday to finish site.

I also did the seems in the gutter with mesh and liquid rubber. The roof is 100% complete. The roof report below is a commercial roofing project in Sherwood Park, Alberta. It was a liquid rubber flat roof replacement (recovery). We also installed pitch pocket extensions, caps for pitch pockets, and grease trays on the roof. Commercial Roofing Sherwood Park. There were two primary challenges with this flat roof system. The first was that the rooftop units could not be shut down as the restaurant below needed them. And the second challenge was doing roof maintenance with-out removing units in such a small confined space. The decision was made to coat the flat roof with a liquid rubber coating instead of attempting spot repairs. This would enable repairs to be done with-out disrupting the business operation. We also extended pitch pockets, capped pitch pockets no longer in use, and installed proper grease trays so that the grease didn't break down the roof membrane. July 7, 2014: Crew Arrives On Site For Commercial Roof Pre-Install Meeting.  Site Location: 194 Ordze Avenue Sherwood Park, Alberta. I met with the client and did a pre-install meeting with him. I took all my measurements for pitch pocket extensions, new grease trays and caps for obsolete pitch pockets. I then went to the shop to get the metal fabricated. They will be done tomorrow late afternoon. This roof might take me two days - there is a lot of prep work and a lot of metal that has to come off and then be put back on to get the job done right. July 8, 2014: Crew Arrives at Commercial Roof Site To Complete Prep Work.  When we arrived on site we loaded our tools to the roof and started taking off the loose gravel (which was really excessive and coated in grease). After getting gravel off the roof we spud-ed out about a quarter of the roof but the hotter it got the spud would just wreck the roof so I notified project management of this and our customer. I informed our customer I would be back when temperatures cooled down with in a week or so and customer was fine with this. July 11, 2014: Crew Arrives Back On Site.  Today we finally got the roof spud-ed and it wasn't easy but we got it done. After that we cleaned the roof by hand cause I didn't want to use pressure washer on roof with customers walking nearby and vehicles in parking lot. But by the end of the day we got about 50% of our mesh on our detail and all the holes patched the job is 75% complete all that is left is finish around the unit then roll our rubber out and get the garbage off the roof. Site will be complete tomorrow.

  July 12, 2014: Crew Arrives On Site To Complete Liquid Rubber Recovery. Today we finished our prep work around the units, then we installed our pitch pocket extensions to 6 inch. While Ray and I rolled the roof I had the other guys download all the garbage to the truck to take to the dump. After first coat dried we applied a second coat. Material used. 3 pails of brush grade liquid rubber. Half pail of trowel grade liquid rubber. 1 can Sopra mastic. 120 ft of 6 inch mesh. 4 paint brushes. 2 rollers.

Article: Liquid Rubber Coating Spot Repair to Commercial Metal Roof.

The report below is a metal roof inspection with recommendations and temporary repair and maintenance of a commercial standing seam metal roof in Edmonton, Alberta. The Product used for the repairs was liquid rubber. Commercial metal roofing systems require constant maintenance and repair to keep them from leaks. Depending on the slope (the higher the slope, the less leaks usually), the type of metal seams, age of roof and the initial installation quality your roof may need more or less repair or maintenance. For aggressive repair and maintenance of a commercial metal roof we would recommend a complete coating. For roofs that aren't leaking too badly we can do spot repairs. Sometimes roof penetrations can be replaced properly or even the fasteners can be replaced to stop leaking. There are different maintenance steps we can take dependent on the specific challenges. As far as the type of caulking or coatings we recommend... liquid rubber in Canada has been an excellent product for us and our clients. There are many products available on the market from the USA, but in most instances they peel and crack and do not last very long due to the harsh winters in Canada. The combination of a proper seam tape and liquid rubber will usually deal with any metal roof leaks you have. They are getting leaks from units on the roof as well as three big hood vents coming through the wall. The caulking has let go and would need be removed and resealed plus mesh the sides of them. There are 6 units and 10 penetrations on the roof - they would like them all sealed with mesh and liquid rubber. We would be looking at 40 to 50 man hours to complete job.

  August 6, 2014: Crew Arrives To Complete Repairs.  Today we had to remove old roof caulking from the hood vents and also around some spots around the units after we did that. We cleaned them and applied seam tape and then applied our liquid rubber. We applied two coats of liquid rubber to all. As for the hood vents, we removed all old silicone and applied new caulking and sealed in the sides with seam tape and liquid rubber. I also sealed in the caulking with liquid rubber for extra protection for all rooftop units, vents and penetrations. The roof leak issues are sealed 100% and site is 100% complete. Material used. 1.5 pails of brush grade liquid rubber. 3 rolls of seam tape. 5 tubes of chalking.

This site report is for an industrial location customer in Drayton Valley that requires metal roof repairs on a low slope standing seam roof and a roof replacement on a flat roof that had a PVC membrane that they wanted changed to EPDM. One advantage that liquid rubber has is that we can use it either as a full coating or use it for spot repairs. In this instance the customer only needed some specific site repairs on the industrial metal roof. The other scope of work was an EPDM install. The short site report is below.   December 14, 2014: Crew Finishes EPDM Flat Roof Replacement Drayton Valley. Removed old PVC roof. Installed new EPDM using bonding adhesives. Installed drain using water cut. Installed detail using primer with EPDM patches. Installed metal with new caulking. We sealed the laps with EPDM lap sealant.

This is a site report for a liquid rubber roof coating to waterproof an industrial standing seam metal roof in Whitecourt, Alberta. Roof maintenance coatings will extend the life of a metal roof for many years avoiding costly roof replacement.

We started applying liquid rubber to metal roof systems in Canada about six years ago.

At first we were concerned because many of the elastomeric roof coatings are manufactured for the wider market - which is the USA. Of course this causes a challenge because most of the USA needs reflect or white roof coatings due to the temperature. If you have more warm days than cold days it is best to use a white or cool roof coating in most instances. If you have more cold days than warm days then a dark coating is typically the best choice.

We used various elastomeric coatings in various areas of Canada and over time came to be most confident in applying liquid rubber.

Engineered coatings with advanced polymer technology has changed the game for coating roofs in Canada.

Now that we have millions of square feet of coatings on roofs in Canada we can confidently say that liquid rubber is the best coating you can get for cold climates.

Some Liquid Rubber Facts and Ten Benefits of Using Liquid Rubber on Metal Roofs:

  1. Liquid rubber will waterproof your metal roof. It is monolithic. In other words, when we coat a roof everything is tied in to the main coating. The penetration holes, the parapet walls, the flashing, curbs, crickets and more. There is nowhere for the water to back up or penetrate openings. This is the primary advantage of a coating vs. a membrane system or a metal panel system.
  2. It is a rust inhibitor. If you have a metal roof that is either rusting or will rust due to the materials stored inside, liquid rubber is the best choice.
  3. It is a net benefit for building efficiency in cold climates. Recent studies have confirmed what we knew all along. Simply google key word phrases such as "cool roofing studies for cold climates" and you will find that coating a roof with a cool or white coating in a cold climate is not a wise decision.
  4. It will melt ice dams quicker and it will melt ice in the gutter quicker. A common problem with metal roof systems in cold climates is ice. When ice dams form they cause havoc with metal roof seams between panels, roof vents and curbs and ice in the gutter can "wick" up and under the eave area and melt and cause leaks at the inner wall. We can tie in the gutter system, the wall area and the roof with liquid rubber so no ice can "wick" in to your roof system.
  5. Coating industrial, commercial and any sort of internal gutter system with liquid rubber will solve a lot of problems you may be experiencing with your gutter systems. Especially troublesome are steel erected buildings with parapet walls that have low slope metal roofs and internal gutter systems along the inside of the parapet walls. Liquid rubber can solve that by tying the roof, the gutter and the parapet wall all together as one monolithic membrane system.
  6. It is UV stable. It does not need a reflective coating. It does not need pea gravel. It doesn't peel and crack in the sun.
  7. Liquid Rubber is non toxic, VOC free and solvent free. It cures to provide a seamless, fully adhered flexible membrane. It protects from UV, salt, thermal cycling and harmful chemicals. It is both worker and environmentally safe and is available for commercial, industrial and residential markets.
  8. When we coat your roof it is considered a maintenance invoiced service. Many customers tell us there are tax benefits to maintenance vs. replacement. Check with your accountant.
  9. Liquid Rubber works well in cold climates. It has an expansion rate of up to 1000%. Unlike other products, buildings that have liquid rubber installed by us in cold climates with heavy snow loads are doing well. We have liquid rubber installations in the coldest areas of Canada with snow loads over ten feet and liquid rubber has performed like no other product we can find (specifically for cold climates).
  10. It has an excellent cost value. In other words, to replace a standing seam industrial roof it can cost between 9.00 - 30.00 per square foot. Liquid rubber is a fraction of the cost. It has a ten year warranty with an optional twenty year service agreement available from us. If you need R value, we can spray your roof with foam and cover it in liquid rubber. But if you just need waterproofing, liquid rubber is all you need.

November 7, 2014: Crew attends to site location near Whitecourt, Alberta.

This is a electrical sub station that added an addition on to their building. The first deficiency was where they joined the building together there was an open split on both sides. Water was running down and leaking in to the building. I sealed it in with seam tape and Liquid Rubber. After that we prepared the roof fasteners, seams, etc and then we started to roll in the roof. We didn't spray this roof because it was smaller in size. Unfortunately it started to rain when we got to the 70% mark and there is rain in the forecast for many days. We will have to return at a later date to finish the coating.

April 14, 2015: Roof Coating Crew Re-Attends to Site.

When we finished 70% of the roof last season the rain came in and lasted for days and then turned in to a snow storm so this roof had to be completed spring of 2015 when weather was suitable enough to apply liquid rubber.

9:50 am arrived on site.

We  arrived on site and we did our daily tool box meetings. We then did a site orientation with the engineering company who hired us. 11:00 am we got on the roof.  One of us started painting the ribs with Liquid Rubber while I started coating panels with Liquid Rubber. We coated about 1100 sq. ft. It took awhile due to the slope of the roof.  At the end of the job the customer looked over the work and was very happy.

Metal Roof Coatings. Considerations When Choosing Metal Roof Repair, Refurbishment and Maintenance. Metal roof systems don't last forever and will eventually require repair, maintenance, replacement or refurbishment of some kind. In central and northern Alberta metal roof systems experience significant expansion and contraction of panels. This expansion causes the fastener holes to become larger, causes fasteners to loosen, panels will come apart and the rooftop vents and other penetration areas are prone to leakage. Also, snow and ice can build-up at the eaves-trough and back up under the panels causing leaks. One method to repair or refurbish a metal roof is a metal roof coating. In this example our customer was experiencing various intermittent leaks. The leaks were primarily in the winter and spring - ice damming and snow melt were causing leaks. The challenges and considerations when coming to the right solution for our client were:
  1. The allowable budget did not allow for a complete metal roof replacement.
  2. Recovery systems such as putting another metal roof over-top or a membrane such as EPDM, TPO or PVC. All scenarios has disadvantages due to weight, cost, and street view.
  3. Spray foam (spf) was considered but the main motivating factor was waterproofing the roof and not R value. Spray foam shouldn't be considered unless R value is a significant reason to consider it.
  4. The client did not want to risk spot repairs and the aggravation with possibly having to do spot repairs year after year.
  5. Standard metal roof coatings in the market were considered, but conventional roof coatings do not last very long in extreme climates like central and northern Alberta.
  6. Liquid rubber was highly considered because of its success in cold climates, but the challenge was that that it comes in black and this particular roof wasn't a low slope industrial roof that you do not see from the street. It is a sloped industrial roof that is part of the street view facade.
  7. The customer chose liquid rubber with an acrylic color coating over the black liquid rubber knowing that at some point the acrylic coating would need to be re-painted on as acrylic will eventually start to peel and crack. This option solved the problem of street view appearance and also waterproofing the metal roof.
August 22, 2014: Journeyman Arrives On-Site for Metal Roof Leak Inspection and Assessment. 
We arrived on site and spoke with the maintenance manager. He showed us two leaks on west side of the building. When I attended to the roof and inspected the panels, fasteners and flashing I did not observe any obvious sign of the leaks. It was determined that due to when the leaks occur (winter and spring with ice damming and snow melt) that a roof coating would be best. Our customer does not want spot repairs and wants the problem solved for some time.

  October 15, 2014: Roofing Crew Arrives to Coat Metal Roof.
We arrived on site and conducted the morning safety meeting. The scope of work today was an acrylic roof coating color match and liquid rubber coating to base to complete lower roof. We couldn't roll the acrylic product on for some reason (it would change color in spots - we think due to specific blend), so we had to brush the whole roof. Brushing was the only way to get the acrylic to look good and consistent with the color that was already on there. Completed the whole roof and had it coated by the end of the day. The discoloring you see in the photos below are due to drying (curing) of acrylic coating. After about 30 mins the darker areas blended with the lighter areas.
