Edmonton Commercial Tar and Gravel Roof Repair, Feb 2015

This client had leaks coming through their commercial tar and gravel flat roof. The roof itself is in good shape, but was in need of very minor maintenance.

  Inspection: February 13, 2015 The client is experiencing a small leak in the roof 15' away from the front doors, which appears to be originating around an electrical conduit penetration through the roof. The penetration itself is some two feet from the roof edge, which is among the highest points on the roof (drains are in the center). It's believed that the leak could be one of two things. First, it could be leaking around the gum box (which is starting to crack) or second, where the stack is fastened to the roof. To fix the problem, we could first need to patch the gum box, and tighten up the bolts around the conduit and seal the area with some caulking. Otherwise, the 130' x 160' roof is in good shape, and only ten years old. 20150213_093523_resized 20150213_093536_resized 20150213_093608_resized 20150213_093610_resized 20150213_093658_resized 20150213_093707_resized 20150213_093708_resized 20150213_093712_resized 20150213_093740_resized Roof Report: February 21, 2015 The crew confirmed the problem area to be the gum box, caused by a few separate issues. First, the steel pipe had moved slightly under the weight of the wire hanging off the pipe itself. Second, the crew that had installed the pipe and/or roof only filled the gum box one-quarter full of gum and three inches of insulation filler. Over time, the gum began to dry, crack, and settle; allowing water ingress and ponding. The gum box was emptied of the previous solutions and filled 3/4 with pourable sealer, which should now be a permanent solution to the problem. As a precaution, we added a bead of lap sealant around the base of the gum box and a bead of high-quality caulking around the metal support (which had metal bolts going right through the parapet without any sealer at all). IMGP2608 IMGP2609 IMGP2611 IMGP2610 Investigation: March 6, 2015 The client called us to assess the roof once more for three reported leaks in the northwest corner of the building. The roof is an EPDM ballast system, so gravel relocation is necessary to uncover root problems in these types of roofs. We sent out a technician to investigate the causes of these three leaks, for which they found two (need to search under ballast for the third). It would appear that there are two holes in the roof with a near-3" diameter that require patching. Edmonton Roof Parapet Flashing Installation, September 2012

This client requested a quotation for replacement cap flashing at their residential building in Edmonton. We provided the quote in late September and carried out the work in short order. They returned to us in November for further work, which we were happy to assist with. Inquiry Received: September 25 2012: We first heard from this client when they requested cap flashing done on their building. The day after we delivered a quote, we sent out one of our crew members to take exact measurements and order the metal flashing. We carried out the first part of the flashing installation, but with the building’s roof incomplete at the time, we could not do 100% of the initial scope. Field Report, November 6 2012: The GRS team returned to the site to finish the cap flashing that was originally requested, now that the roof is finished and ready for the installation. We installed 170ft of flashing as per request, and completed the job in a single day. Edmonton Roof Flashing Repair, May 2011

The report below covers an inspection and repair to a client's residential building. Their failing low-slope roof required some re-flashing, but upon first inspection it was clear that there would be more work to carry out beyond this simple job. Inquiry Received: May, 2011 The client reached out to us to provide a quote for re-roofing their low-slope residence. We sent out a technician to inspect the roofing system, and they provided the following notes. Inspection: May 7, 2011 After inspecting the roofing system and taking photos of the area, the technician carrying out the inspection send in some note about the potential project, and discussed options for replacement.
  1. The roof (overall) is in poor condition.
  2. Apart from the usual blistering and gravel wear, there are two locations where cracks have appeared.
  3. The cracks themselves are very deep, so much so that one could touch the joists below with a finger.
  4. There was what appeared to be a small hole found in one of the cracks, but when it was traced out it was found to be about a foot long. Another hole was found to similar result. Unfortunately, there's no way to tell how many such deficiencies exist.
  5. A number of on-roof drains are clogged and unusable. Will need attending to.

There are splits in the roof from top to bottom and across the top of the roof. It looks like the skin and board will need to be removed, so the client would need to be made aware of that once they returned home. As the metal is also unusable, dimensions will be taken and sent over to GRS' metal expert/journeyman for ordering new material. Roof Report: May 25, 2011 Inclement weather dogged the team as they loaded the materials onto the roof, but the rain got progressively worse. Unable to work in such conditions, the team contacted the client and explained the situation. They were very understanding and accepted the rescheduling for the following day. Roof Report: June 7, 2011 The shipment of metal came in, ready for installation. The team had it picked up and delivered onsite, then loaded it onto the roof.
