The issue with this roof was that a back-slope was required to get the water drainage correct. Once the back slope was installed on the flat roof the water drained from the roof much better. May 9, 2015: Crew Arrives to Complete Repair After filling out our safety documentation and a weekly safety meeting we went up on the roof to find about 2 inches of standing water along the back wall. We spent 2 hours getting the roof dry. Once the roof was dry we then installed our slope with screws and plates to correct the roof ponding issues. After that we put 3 inch seam tape around the perimeter of our back slope. Once that was complete we put latex in our rubber using 2 pieces as one piece. It would of been a hassle after we glued our rubber down. The crew then glued it to the seam tape all around to ensure a 100% seal. The slope turned out really good. The customer inspected the work and was happy. I also noticed 2 outside corners that where failing so I fixed them while I was there we then packed up our tools downloaded them to the truck and left site at 5 PM. Supply and Install: 32 penetrations (vents) will need roof nails removed and proper screws installed, 1 - 12 inch chimney vent with flashing installed 2 ft X 2 ft, replace old drains with new 4 inch retro fit drains with u flow and proper screens they also two major ponding spot and I recommend that we put in 2 - 6 inch scuppers with down pipe to relieve those areas of water the last thing is to remove all debris from the existing scuppers and roof its self. Materials needed: Sheet metal flashing for chimney and vent. 2- 4 inch drains with basket. 2- 4 inch u flows. 2 - 6 inch scuppers. 80 ft of 3 inch down pipe white. 5 elbows. 1 bag of 1.5 inch wood screws with rubber grommets 100 pieces. 1 can of spray primer. 1 roll of cap frost grey. 1 roll of 180 flam-flam. 1- 3 gal can of Sopramastic. February 27, 2015: Crew Attends to Location. Repairs Completed. Site Location: 10716 - 102 Street Edmonton, Alberta. This site's scope of work is specific to the engineers report to repair a number of issues relating to flat roof drainage. We started with the drains which took extra time to remove the old drains since they used gum to make their seal on the drop drain (the previous roofers). Which didn't work. Then we started on the repair of the external drainage scuppers and completed them. We then unloaded most of the tools and started with replacing the nails in the plumbing vent curbs with screws with rubber grommets. Article: Residential Flat Roof Repair Edmonton, Alberta. EPDM Low Slope Roof Membrane.Repair of an EPDM low slope roof on a residential home in Edmonton, Alberta. The low slope (flat) roof transitions to a pitched shingle roof. Penetrations and challenges include chimney, skylights, vents, drainage, ice damming, and insulating value on low slope. Additionally the transition between the low and steep roof systems posed challenges. Also a section on choosing the correct low slope membrane and roof assembly. This customer had originally called us when Edmonton had set records for snow-fall in January of 2012. She had significant snow loads on her roof and the concern was that her roof may collapse. So we removed the snow from her roof and discovered significant ice damming challenges on the low slope portion. We returned in 2013 and 2014 to do regular roof snow removal because every-time the snow built up on the roof the heat from inside her home would get to the underside of the low slope roof sheathing and cause ice damming. The ice dams would then get in between the laps of the existing roof membrane and result in leaks. Mid 2014 she contacted us to quote on the replacement of the low slope roofing with hopes of solving the problem. We quoted the various options for low slope roofing membranes, which included; Spray Foam (SPF), Tar and Gravel, SBS Torch-On, EPDM, TPO, PVC and Liquid Rubber. Our standard quotations include pricing for the different options available for flat roof system membranes, a roof inspection report, a write-up on the pro's and con's of each type of system and our recommendations for your most suitable roof membrane choices.
Our customer chose to replace her failing tar and gravel built up roof with an EPDM single ply membrane roof recovery (or retro-fit). This means that we removed the gravel and skinned the bitumen membrane off and then mechanically fastened a roof board and then fully adhered the EPDM. We also did some drain work and scupper work. Our customer did not opt for a complete removal, re-sloping with an engineered slope insulation system, or any additional R value added which could also have been done with simple rigid type insulation boards. In early 2015 our customer had called with leaks to the low slope membrane - the ice dams were back. This is an important lesson in choosing the correct roof membrane, insulation, drainage, re-sloping and more. Had we been able to re-slope the roof and been able to add insulation value, the heat from the inside of the home would not escape and get to the underside of the roof membrane and cause ice damming. But, the customer requested the least expensive options and even though our reports (see link above for sample quotation and inspection report) explain in detail most considerations, this is the way it was requested to be done by the customer. So this spring we returned to find the same ice damming causing issues with a now new membrane. We also found drainage issues which were expected - the roof was ponding because a re-slope was not in our scope. And there were some technical (debatable) installation tweaks that may or may not have been required. Nonetheless, we now had a new roof leaking the year after it was installed. So of course we once again suggested the upgrade options to alleviate the issue but the customer would have nothing with that and requested we simply do the repairs and move on. Below is an account from the crew of the type of repairs they did to try and mitigate any issues in the future (full well knowing that the prime aggravating factors are insulation value and sloping). May 5, 2015: Crew Attends to Residential Flat Roof Repair. We arrived on site at 9:58. We started the day with the toolbox meeting and safety documents. We then went up on roof to determine an installation plan. The scope of work we decided on and did is as follows. Scope of Work # 1 The first step was to pull all EPDM down to flat roof from under the shingles at the bottom of the sloped roof. This reinstall was to ensure no water could be coming from the flat roof to steep pitch roof transition. We then had to remove all metal flashing from around the two skylights and chimney on the roof. Once we had all the EPDM pulled we started lifting shingles along the first few rows of the sloped roof and applied the EPDM bonding adhesive. This was done under the first couple layers of shingles and to the underside of the EPDM. We then installed the EPDM back under the shingles. Then next step was to apply a bead of water block on the edge of the EPDM under the shingles. Once that was complete we secured EPDM by screwing a piece of turn-bar down on the edge of the EPDM where the water block bead was applied. Scope of Work # 2 The crew arrived on site at 1 pm and started working on the cricket behind the chimney. He started by cutting a piece of EPDM 7'x3'. He then had to take the Epdm bonding adhesive and apply in the same manner as the work in scope # 1 by applying the adhesive under the shingles as well as the under side of the Epdm. Once the 7'x3' piece was installed he started working on the corners. Using quick prime and seam tape he seamed in the corners of the Epdm around the chimney.Below is a sample flat roof quotation. Eavestrough Repair Edmonton. How to Maintain Your Eavestrough and Downspouts for Effective Building Envelope Water Proofing and Foundation Waterproofing.
The scope of work for this work site covered a number of waterproofing essentials. The primary waterproofing issues that were fixed were:
1. Foundation Waterproofing. The objective being terminating water away from your foundation for proper drainage and extending the life span of your basement.
To effectively waterproof your basement you must have a yard that is sloped away from the basement and you must also terminate roof rain water away from the foundation of your building.
In this instance the crew installed downspout extensions to achieve the goal.
2. Building Envelope Waterproofing. A. The objective in this instance is for rain water coming down the slope of the roof to terminate in the eaves-trough and not run between the fascia and gutter. B. The secondary objective is to prevent ice dams that build up in gutters to creep up under the shingles and on to the roof deck causing deck rot and possibly leaks.
A. When water comes off the roof and misses the gutter and goes between the gutter and fascia it may cause problems with your foundation and may cause ice dam problems or water ingress in to your soffit area. This can rot out your roof assembly at the soffit and fascia area.
To correct this our crew installed roof eave edge drip flashing along the length of the eave deck sheathing. This will cause the rain water to terminate in the gutter instead of running between the gutter and fascia.
B. Installing drip edge will also help (nominally) ice dams not get to the sheathing and rot out the roof deck. For optimum waterproofing at the eave edge you would want to install ice and water membrane on the sheathing so that if the ice from the gutter gets up and under the shingles and over the drip edge and on to the sheathing and melts then the ice and water underlay will protect the sheathing and avoid leaks. In this example it was not in our scope of work.
May 21, 2015: Crew Attends Site for Eaves-trough Maintenance and Waterproofing Tasks.
Site Location: 16310 Stony Plain Road Edmonton, Alberta.
Location Type: Commercial, Institutional.
3:30 pm we arrived on site. Performed safety protocol and site meeting.
SCOPE OF WORK: We installed 80 feet of drip edge metal flashing along the south side of the building (by the side entry) as well as to the north side of the building. To install the drip edge flashing we used roofing nails to secure the drip edge flashing to the deck side of the eave edge of the roof to allow for water run-off to enter gutter. The problem the customer was experiencing was water running down the sloped roof and getting between the gutters and the fascia and not actually getting in to the gutters.
After that was complete the next scope of work was install downspout extensions and to build brackets out of wood to help the down pipes stay off the ground. The extensions will now run the water away from the foundation of the property. For the brackets we cut and measured pieces of wood to rest the down pipe on. Once these were built we painted them brown to match the down pipe.
We also had to replace two pieces of down pipe as they were damaged .
6 pm leave site.
Man hours: 7 hours Materials used: 10 pieces of metal drip edge. 2 down pipes that we replaced. 6 2 x 3 (boards) for downspout extensions. Spray paint for downspout extensions. 100 roof nails.

Roof Deck Drainage and Waterproofing - Inspection and Repair of a Torch-On Flat Roof on Outdoor Balcony at Multi-Family Condominium. Customers regularly call on us to have roof assessments (inspections) completed. During a roof assessment our journeyman roofers assess the roofs condition. We assess the roof for preventative maintenance reasons as well as inspecting existing problems that the customer is pointing out. We then discuss different scopes of work fix the problems as well as potential materials and costs related to the repairs. One of the most common calls we get for inspections and repairs are rooftop decks, balconies and patios. The primary reason the failure rate on rooftop decks is so high is because of the original installation. It is common for incorrect membrane choice to be the reason. In other words, many people install an outdoor deck membrane that is intended only for an outdoor deck and not a membrane for over a heated living space. If your rooftop deck or balcony is over a heated living area you require a special membrane that is also intended for low slope roofing (as well as deck waterproofing) and is approved for use over a conditioned living space. Common products for this are Dura-Deck or DecTec, both of which are a PVC membrane that are suitable to be walked on (so they do not require a floating deck over top) and they manufacture membranes suitable for over a conditioned living space. We use DecTec extensively and have had great results with it. Or, also common is the installation of a membrane that won't hold up to the foot traffic associated with outdoor living areas. Other reasons include simple age, wear and tear, drainage and issues relating to penetrations or floating deck assemblies on top of the membrane. This particular inspection and subsequent repairs was more focused toward an aging membrane and the associated repairs that come with not properly maintaining the deck membrane and building envelope over the years. This customer is experiencing a problem with water getting in the roof system and it draining out on a low corner and destroying some exterior brick work. In the area of the leak there are 2 laps of the SBS modified bitumen that have come apart.
Scope: To repair this, degranulate the area and apply new torch-on stripping in and around the corner to seal in properly. Man hours: To complete 3 - 6. Material needed: 1 roll of SBS modified cap membrane.
The customer would also like a quote for the following scope: to fill 13 pitch pockets on the roof and also seal the voids around pitch pockets with some detail sealer.
