Residential EPDM and DecTec Flat Roof Replacement to in Edmonton, Alberta.

Below is a short roof report from the replacement installation crews that installed EPDM on one of the roofs and DecTec on the other roof on a flat roof residential property. June 12, 2015: Crew arrives on-site to begin old roof tear-off. We started the day with a toolbox meeting and then ripped the roof. The following supplies were picked up from the shop: paint brushes, roller cage, caulking, garbage bags. After we got back we cleaned up and started to replace the wood, framed in the back and the wall tie-in, installed our vapor barrier, then ISO boards, and secured the rock. After it was all screwed down we placed russ strip and started our EPDM membrane installation.

July 9, 2015: Crew Arrives to do DecTec in Front of Building.  When we got on site to do the DecTec Roofing, we first had to deal with a bunch of garbage from the other roof. So we cleaned up and started on the wall detail. I plan to do this roof with a drip edge and gutter instead of a parapet wall. It will be much easier to deal with the slope and eliminate a lot of details under a wall. But in order to do this I need to have the kick I brought bent at a ninety and order 4 DecTec corners from Calgary. I will also need to get a planer to drop the drip edge area in the plywood. There is a lot of rot around the perimeter and I will have to replace the wall substrate around 1/2 the roof area. I am going to need another 2 days to replace the substrate and a day to install the DecTec. July 10, 2015: Crew Arrives Back To Site.  We removed the old roof and wall substrate and floor. We then went to the dump to get rid of the garbage we had. I was going to go to Home Depot for the rest of the materials that I needed but it started raining so I just stopped there for some more poly to make sure no water got inside. We got the poly up in place and it stopped raining so we continued with the working of the trusses. It is rotten right through on the SE corner of the deck and extra time was needed to repair and cut down some of the trusses. We should be ready for new floor and wall substrate by noon tomorrow, at that time we will be at 50% completed. Receipts for job so far. Landfill $27.25. Fuel $116.67 when leaving Calgary. Poly $28.32 at Home Depot. $165.84 at the bolt supply house for screws, bits, counter bits, lock set, sawz-all blades. Approximately $175 at Acklands, can't find the receipt, might still be on the roof. If not I will have to go back to see if they can print out another one for me. For safety glasses, dust masks, cotton gloves, belts for sander, chemical masks, squencher, round sander. zip wheels. I still need approx $400 for 5 sheets for 5/8-4 x 8 select plywood, 1 sheet of half inch plywood, 3 more 2 x 4 s, (1 sheet of 3/8 plywood and 2 2 x 8 from Ravine), 2 putty blades and 6 tubes of construction adhesive. July 11, 2015: Crew Arrives Back to Site.  We spent the day replacing the rotten wood around the wall post and repaired the area so that there would not be a problem around the post again. We spent extra time correcting the slope in the SW corner so that water would not want to pond there. We also started on the first run of 5/8 plywood and go half way through lowering the edge for the drip metal to be flush. We still need another full day to complete the floor and wall substrate and install the DecTec patch II. July 12, 2015: Crew Arrives Back on Site. Today we completed the floor substrate so that there is a line of glue under every truss and 2 inch screws countersunk and spaced out every 8 inches. We then installed a drip edge behind the wall substrate and installed the matching wood to the walls. Then we installed metal 90 to the corners that had gaps over a 1/4 inch to reinforce them. Then we installed a metal kick under the patio door and window. Then we installed dec corners and drip edge. We then sanded down the whole area and installed dec patch to the laps. July 13, 2015: Crew Arrives Back On Site.  This morning we sanded the dec patch until 10 am, from that point on it was just installing the membrane. We almost finished, I still have some work with the building envelope and weld one spot in the front of the building. We still need to go to home depot and pick up some gutter and ends and brackets. We should everything completed by noon tomorrow. July 14, 2015: Crew Completes Job. This morning we went to site to confirm the measurements for the gutter and went to home depot. PVC Roof Repair Edmonton, June 1, 2015.

Article: PVC Roof Repair Edmonton, Alberta. Flat Roof. Industrial. Single Ply Membrane. DecTec.

One material available to flat roof (low slope) owners is the single ply PVC roof membrane. The roof report below is specifically a DecTec type of PVC. PVC is an acronym for Poly Vinyl Chloride. PVC roofing is a single ply membrane. There are three different single ply roof membranes typically used in the market. One is PVC, the other is TPO (or thermal plastic polyolefin) and the other is EPDM (ethylene propylene diene terpolymer). PVC and TPO are welded with hot air welders (which would be different than using a torch when installing 2 ply torch-on SBS modified). EPDM seams are not welded using a hot air welder - EPDM is seamed with adhesive. PVC, TPO and EPDM are available in different colors but typically PVC and TPO are installed white and EPDM black. In all three instances (with PVC, TPO and EPDM) the roof membrane is attached to the roof assembly in one of three ways:
  1. Fully adhered. Fully adhering a roof membrane is the process of using a specialized adhesive to adhere the roof to the substrate or roof assembly. We typically install a residential home this way because it is lighter than ballast.
  2. Mechanically fastening means that the roofing contractor is installing the membrane with fasteners. Mechanically fastening a system is faster and less expensive than fully adhering it but we tend not to choose this method.
  3. And finally there are ballasted roof systems. A singly ply ballasted roof is typically one where the membrane is loose laid (seams are either welded or adhered) and then a smooth rock is then installed on top of the membrane to ballast it. Fully ballasted systems are less expensive and quicker to install than fully adhering the membrane, however, when possible we choose to fully adhere the system. After install service is more difficult and more costly with ballasted roofing because it takes considerable time to locate and repair leaks with ballast covering the membrane.

February 19, 2015: Crew Arrives at Industrial Location to Complete Repairs to PVC Flat Roof.

Today we had to roof in one roof curb with DecTec PVC. The curb was 18 inches x 40 inches. We had to wrap it with PVC and weld in 4 corners. The only issue we had today was the amount of melting snow. We were repairing and working on a down slope portion of the roof. The melting water was continually running in to our repair of the membrane laps, but we managed to get the membrane dry enough to weld.

Edmonton Commercial Roof Welding, February 19 2015

Below you will find a field report from our Edmonton roofing repair crew responding to a commercial client. The client advised us that we would supply all the materials required, requiring only our labour. 
Field Report, February 19 2015:
Today we had to roof in 1 curb that was 18 inch x 40 inch. The curb was then wrapped with PVC and welded in four corners. This was a little difficult due to the amount of melting snow that was surrounding the area. What also made this process tricky was being situated on a downward slope, as all the melting snow and water was pouring into our work area. We were able to manage the pooling water enough to keep the work site dry to complete welding in the DecTec and furnace.

Athabasca DecTec Balcony Assessment, February 2015

Our client, located north of Edmonton, reached out to GRS to explore the option of installing DecTec Membrane on a balcony off the second floor of their building. Scope of Work: 1) Removal and disposal of existing roof assembly under the existing membrane that would interfere with new surface installation. 2) Removal/replace rotten sheathing (if any). 3) Mild increase to slope to encourage drainage. 4) Door openings may have to be customized to account for new slope. 5) Flashing may have to be re-done to accommodate new slope as well. 6) Deck railing removed and replaced to ensure safety. 7) Waterproofing of walls to allow for vertical installations. Ensures watertight fit. 8) Upon completion of 1-7 (as necessary), floating deck can then be installed to support viable systems (SBS Modified Torch, EPDM, TPO, or PVC), though DecTec does not require a floating deck to sit atop the membrane.   Proposed Solution DecTec bore GRS's recommendation for this project, as we employ all of the technicians typically required to see a successful installation. Edmonton EPDM Roof and Dec-Tec Installation, June 2014

This residential client in Edmonton required an EPDM roof replacement on the back portion of their property. A subsequent dec-tec installation was also completed. The report outlines the work conducted by the GRS crew. Roof Report, June 26, 2014: When we arrived on site I directed a crew member to take off all of the metal while I left briefly to pickup supplies.
Upon my return we removed the old roof and noticed that there was a lot of rot in the ply wood, so we had to cut it out and replace it with new wood. The area around the skylight was also rotten so we had to rebuild it which took quite a while.

Roof Report, June 29, 2014: 
We arrived on site and had our tool box meeting then began to clean the roof. Next we started with our ISO install, once it was fastened down we placed the russ strip on the perimeter. After this was done we started to lay out the rubber which took some time as there are 11 corners, a skylight, and a scupper on this roof. As we were gluing down the rubber I was going behind and down all the corners with flash form.
At the end of the day we resealed the skylight and lap-sealed all of our corners and details. Lastly we cleaned up the site. The back roof is now complete but the dec-tec installation still remains.

When we got to the site we began by cleaning up our work area. Then we started to cut down the stucco and original metal cap flashing so that we could replace the wall substrate. Rain was starting to fall and the roof area was leaking; we built a cover over the roof area so that we could continue without getting a seal.

We removed the old roof, the wall substrate, and floor. Then we went to the dump to get rid of the garbage we had. We also had to cut a lot of stucco off the post so that we could get a proper tie in with the dec-tec.

Edmonton Commercial Roof Deck Installation, March 2014

This commercial client in Edmonton required a Dec-Tec roofing installation by the GRS crew. Several decks are being installed on this site. This report follows the deck installations, however additional roofing work was completed on this site at a later time. Additional reports will be made for the subsequent work. Note: This report is text based and does not contain progress photos.
Roof Report, March 23, 2014: This morning we removed the old deck down to the substrate and found some rotten plywood in the corners which we will have to replace with 1/2 plywood. The entire perimeter will also need to be replaced with 3/8 plywood as it was coated with asphalt which is not compatible with this system. I need to alter the ordered slope package to include a drain. I cut some wires while prepping the wall, so I am going to need some heavy rubber gloves, wire strippers and some heat shrink wrap. We removed the roof until 4 pm and download garbage until 7 pm. Materials Required:
  • 11 pieces of 8 ft. drip edge.
  • 5 pieces of  3/8 plywood.
  • 3 pieces of 1/2 plywood.
  • 10 short sawsall wood blades.
  • 1 roll of garbage bags.
  • 3 drains.
  • 3 scuppers.
  • An industrial heater (for dec patch and gluing).
  • Heavy rubber gloves.
  • Wire strippers.
  • Heat shrink wrap.
Roof Report, March 24, 2014: I got the crew going in the morning and then went to the landfill. Once I returned I started on repairing the wires that I cut the day before. I realized that there was a lot more damage to the wires and I had to go back to home depot for more supplies. Once I fixed the wires and the crew fixed the substrate we then had a hard time fitting in the drip edge behind the building membrane. An important note about the decks is that they will have to be insulated from underneath. Vapour barrier needs to placed on top of the ceiling drywall to ensure an energy efficient building. This should not be that much extra for them since the ceiling drywall is damaged in those areas. I am thinking I could use another crew member to assist with this site. We may also require an electrician to assist with the wiring.
Roof Report, March 26, 2014:
Once I got to site this morning I knew I had to fix the back slope of the substrate on the west side.  The electricians showed up at 10:15 am and fixed the wiring on the roof.  The power is working and their repair is to code. We finished the slope repair and then went to drop off the sliding door screen for repair, and pick up the slope package from Plastifab.  Unfortunately the package we picked up turned out to be the wrong size. I am going to get the guys to remove and download the floating deck until I come back with the right slope package.
Roof Report, March 28, 2014:
We completed the slope package and the install of 5/8 plywood. During the process I saw the need for light gauge 90 degree metal to minimize gaps around the perimeter. Short of the scupper which we should have by noon tomorrow, we are ready for the dec patch and heaters. Tomorrow we will start with relocating the scupper from the outside and if time and weather permits, tarp and start on the removal of the the next deck in the NW corner until the proper size scuppers arrive. We would have started on these items but high wind in the afternoon made our next set up too hazardous.

Roof Report, March 29, 2014:
We started the day with the repair of some installed screws and then sanded the laps in the 5/8 plywood dec-tec substrate. We also installed caulking and dec-tec kick under the patio door and window. At 12 pm we then started to tarp off the area around the next deck and began removal. This area has been damaged by water for some time and is full of mold.  We may have some framing issues as the original substrate has been water damaged as well. I strongly suggest that the drywall on the ceilings and walls under this deck be completely removed to check for water damage and mold. The proper installation of insulation and vapor barrier under the deck above the ceiling drywall is necessary as well. There is also the issue of the siding as it has been cut as high as 4 ft in some places. We need to consult the client about what they want done for this. It will look a little strange if I bring my membrane that high. We should find out if they want the same type of siding installed (which would require all of the siding to be redone), or if they would prefer a different type of siding.
Roof Report, April 15, 2014:
This morning we had to work on fixing an area that wrinkled while we were installing the dec-tec. Bringing up the membrane even 12 inches is making the install difficult. There is 15.5 inches of unfinished wall that will have to be completed when the other siding is installed.
Roof Report, April 16, 2014:
We continued with installing the second dec-tec today, short of a couple of pieces to finish. I had to put a patch over the scupper because of dripped glue. Tomorrow I will be finishing the seal on the second deck and down loading the tools from there. We should be done the second dec-tec installation by 10 or 11 am tomorrow morning, short of one lap that I need the 90 degree tool for. Then it will be ready for the Tyvek building paper and the scupper box install. All of the deck areas above the metal cap flashing need to be patched of holes that we put in to build the temporary roofs. This should take us a half a day and the repair of the back wall should take 2 days. I still need to take the trailer to the dump one last time, but I am waiting till the end of the job to do that. We have some matching downspout pipe and 90's for the drainage so there will be no extra cost to us moving the scupper from the original location. I have already bought the matching paint for the scupper boxes.
Roof Report, April 17, 2014:
Today we finished off the dec-tec and installed building wrap to the substrate walls to ensure no water gets into the system. Most of the upper area that is not covered by the membrane is 10 inches and the open area by the scupper is 15.5 inches.
The lowest part of the membrane is 12 inches off the field which is at the peak of the slope package. We worked on the membrane until 12:30 pm and then started to secure the roof and download the most important tools. I will drop off the mountain of receipts and paperwork some time this weekend. Depending on the weather when I go back to Edmonton, I may need to pick up some heaters again.

Edmonton Rooftop DecTec Installation, December 2013

The report below follows repairs made to this client's residential roof deck. They sought a DecTec installation, replacing the existing system with one to be more reliable. Unfortunately, the in-progress roof reports' photos are no longer available; the placeholder image above is another project of GRS' that illustrates a similar roofing system.   Inquiry Received: September 9, 2013 When we first heard from the client, they told us that their deck is built right into the roof (as a cutout), and the flat floor seems to have leaked. It appears that their previous repair job was not done properly, and they had worries that there would be more existing issues that had not yet been discovered.   Quotation Delivered: September 11, 2013 After hearing about the situation, GRS project management delivered a quotation was for roof deck repair and/or replacement options. We booked them in for service, set to repair the problematic areas.     Roof Report: December 7, 2013 Given the temperatures and snow buildup, the technician began their time on site by bringing up the heater to warm up the deck. By raising the temperature of the decking surface, it would be better prepared to accept the patching material. While the deck surface was warming up, the technician planed and sanded the deck joints to give a flush connection. At that point, the servicing technician installed the deck patch to alleviate problems with the reported leaking. They went over the next steps with the client, letting them know that the existing slope of the deck is moving water into the drain nicely. The rest of the job should be completed the following Monday with the DecTec installation. The GRS technician waited for the deck patch to set and dry in place. They put together a plan for the scope of work yet to be completed; details below.
  • Sand the deck patch down.
  • Cut the plywood on the walls to a height of 6", as the old membrane will not come off the walls and there is a gap from where the deck was lowered.
  • Replace the removed plywood with 1/2" plywood boards.
  • DecTec to then be installed.
  • Must then install peel-and-stick membrane to the door frames, power outlets, and lights in the area.
  • The vapour barrier must also be installed where needed.
  • The handrail, which is currently in a rotten/poorly state, will need to be removed and replaced with a new piece of lumber (2" x 8" x 12')
  • Install more peel-and-stick membrane to the top of parapet walls and the new hand rail.
  • In Spring 2014, Hardie Board and metal trims can be installed. It may be able to be done sooner, as the product doesn't need to be painted.
Unfortunately, the photos for this site are unavailable - please accept our apologies!   Roof Report: December 10, 2013 The GRS crew arrived on site for 8:00 with the day's paperwork only taking them until 8:15am. They began tearing out the plywood walls, working through 11:00am. After that, the area was cleaned and prepared for the floor membrane over the next couple of hours. The DecTec was installed between 1:30 and 6:45, with one of the team members departing for the evening around 4:00pm. They began preparing the walls for the Tyvek wrapping by removing all of the preexisting staples and nails from the structure and surface. Half an hour later, they began installing the Tyvek wrapping, taped up the joints, and affixed peel-and-stick membrane to the area. The membrane was all installed by 5:00pm, so the team spent the next hour and a bit cleaning up the site, removing the materials and tools from the work area.
