ARTICLE: EPDM Membrane Re-Roof of Commercial Building Flat Roof Edmonton Alberta June 10, 2015.

The following roof report is of a GRS crew completing a full re-roof on a commercial building in Edmonton Alberta. This roof was 8600 sq. ft in size.  This consists of moving gravel from sections of roof.  Installing a new EPDM membrane to the surface of the roof.  Then covering the new EPDM membrane back up with the gravel. CREW ARRIVES FOR DAY ONE OF THE JOB. 10:00 am arrive on site. Filled out our hazard assessment form, then went up on the roof. We loaded our accessories on the roof with a rope, the main roofing materials were lifted with crane. Once it was all loaded, we started to move gravel on the right side of the roof. My original plan was to remove gravel in a 20' x 50' ft. areas on the roof. I changed my plan and just removed all the gravel from one side of the roof. That way we could just roof all weekend, rather then push gravel again tomorrow.  We managed to get all the gravel from one side of the roof to the other. Now have a nice chunk to roof in over the weekend. 5:00 pm leave site.   CREW ARRIVES FOR DAY TWO OF JOB. 7:00 am arrive on site. Had our daily tool box meeting. We then got up on the roof and started to cut the old EPDM membrane out. We Then laid down the new EPDM membrane. The way the lay-out worked was we had to put separate pieces up the parapet walls on the north side. If I didn't do it this way I would of ran into trouble with all the pitch pockets. We manged to put 2000 sq. ft. in today.  Most of the units we had in that area are all sealed in and form flashed on the corners. We did this with four guys. Tomorrow should go better with six. 6:30 pm leave site. DAY TWO PHOTOS.

  WEDNESDAY JUNE 10, 2015 CREW ARRIVES FOR DAY THREE OF JOB.

7:30 am arrive on site. Had our daily tool box meeting. Today we had a crew of six guys working on the roof. So all six of us then got up on the roof. I had two guys start doing detail work while I had two other guys start putting in pieces of EPDM membrane under the rooftop make-up air duct work. This wasn't easy because we could only do 15 feet at a time. The reason for this was we had to jack up the air duct and remove the rooftop pavers. We then had to put them back in once we got the piece lined up my work partner and I were laying the field - which is a lot of measuring and cutting to get the pieces to fit in around all the units. I had a half day on the north side of the roof which is the difficult side of the roof due to all the units and penetrations. We then will move to the south side, which will be easier side because there is very little detail work on that side of the roof. The EPDM membrane re-roof  is 50% complete as of day three.

  THURSDAY JUNE 11, 2015 CREW ARRIVES FOR DAY FOUR OF JOB. Today we had to finish the north section of the roof. We had to install the two last pieces of EPDM and roof in around three units. While myself and two others were doing that I had two other guys start gluing up the walls. At 2 o'clock there was a serious threat of rain so it was all hands on deck to get the exposed long lap sealed in around all the posts. We also had gum cups to do, which we managed to get done in just  the nick of time.   FRIDAY JUNE 12 CREW ARRIVES FOR DAY FIVE OF JOB.

When we arrived first thing in the morning we had to clean up some water from the rain the night before. After that I started on lap sealant where it was required and did a search of all the laps and corners to make sure they were all tight before we put all the rock back on that side of the roof. Once inspection was done we then put all the pavers back where they were before we took them out, we then filled in with gravel. Once the gravel was back in place we then turned our focus to the south side of the roof. We removed  80% of the gravel so we can start to lay EPDM down in the morning. This shouldn't take that long once the new membrane is down. I will get guys on gravel right away while others glue up the walls and start detail work.

Monday June 15th: Crew Arrives For Day Six Of Job.

Today we we cleared off the gravel on the s.w corner of the roof. The area was 20 x 110 feet. Once that was done,  we swept the area off  and laid out our first run of EPDM 10 x 100 ft. Once that piece was all installed I had one worker start the next run of EPDM 10 x 100 ft so he could start on the seams.  I then had another worker start on the walls while I was doing the details around the drain and post. At the end we started to put the gravel back on that section of the roof so we could start the next section the next morning.

  Tuesday June 16, 2015: Crew Arrives For Day Seven On Job. Today we started by moving the rest of the gravel off the SE portion of the roof so we could then lay down the last two pieces of the EPDM membrane. Once all the gravel was moved we laid in the 2 pieces of EPDM 70 ft by 10 ft. Once they were in we installed our seam tape and started our laps on the EPDM. Once the final pieces of EPDM were installed and complete I had a worker finishing the walls and I was finishing all the detail work. At the end of the day we put all the perimeter metal back on and spread all the gravel out. We then packed up all of our stuff and down loaded it off the roof to the truck and trailer. Flat Roof Repair Pitch Pockets Edmonton Alberta June 22, 2015

The Following Article is of a small Flat Roof Repair doing  pitch pockets in Edmonton. The repairs we completed were sealing pitch pockets.  as well as adding cap stripping to areas of the deck that were starting to split. Wednesday June 17, 2015 Crew Arrives at 116 St. Edmonton Alberta for Repairs.

9am arrive on site. First thing we had to do was clean the inside of the pitch pockets the best we could. Once they were clean we then could complete the flat roof repair of pitch pockets. We then added portable sealer in to the pitch pockets to ensure water can not breach the system.

Once that was all done. We then added a bead of caulking around the perimeter of the pitch pockets to ensure a good seal.

As for the cap  stripping, We added 3 peices to the s.w corner of the deck where the old cap was starting to split.

Flat Roof Repair Edmonton Emergency Repairs June 22, 2015.

The following roof report is of an emergency roofing repair call we received during a rainstorm here in Edmonton, Alberta. The customer wanted us to come to his place of business and repair the leaks that were occurring. Monday June 22, 2015 Crew arrives at 14630 128 Avenue, Edmonton to complete repairs. I got a call from this customer at our regular customer location. He is the new head of maintenance on site. He was saying they have a leak on the west wall of the building, in the center. Upon inspection I found numerous rips in the roof along with the membrane completely separated from the drain.

There were two different scopes of work we had to complete to stop all the leaks.

They are as follows:

Gum patches to 3 or more areas.

For this repair we had  to use mastic and reinforcement mesh to seal up leaks. This consisted of  putting one layer of mastic on the affected area, followed by reinforcement mesh on top of the mastic. We then added one more layer of mastic to seal in the mesh.

Replace the roof drain with new drain "3 inch" and roof the drain in using SBS 2 ply torch-on system.

For this scope we had to rip out the old drain. and install a new one. Once the new drain was installed. We had to roof it in using a 2 ply SBS system. for this we laid out the base and torched it to the deck of the roof. We then installed the cap layer to the base layer.

Materials needed: 5 ft of cap. 5 ft of base. 1 can of spray primer. 1-3 inch drain. 1 can of mastic. 1 roll of 6 inch reinforcement mesh.

Flat Roof Repair Edmonton Gum Box June 22,2015.

The following roof repair report explains a small repair job we completed in Edmonton Alberta. The repairs we needed to complete were filling in rooftop gum cups with mastic. Also we had to seal in a rooftop unit with seam tape and coat it with liquid rubber to waterproof it. Monday June 22, 2015 crew arrives to 12609 153 Ave Edmonton.

12:30 pm arrive on site. Filled out our hazard assessment and safety paperwork forms. The roof repair crew then went on the roof to begin the repairs. Once the crew was on the roof we filled three gum cups using mastic. There was also an rooftop air unit on the roof that the customer asked me to seal in as well. We sealed it in with seam tape and then coated it with liquid rubber with two coats.

We cleaned up the roof and our work site. The customer was happy with the work. We left the site at 2 pm.

Below is a brief article on patching leaks on a BUR flat roof in Edmonton. Our crew had to locate leaks and patch them using mastic and reinforcement mesh. to prevent anymore leakage from occurring. Thursday June 18,2015 Crew arrives at 11408 Jasper Ave to Complete Repairs.

11 am arrive on site. I had 4 guys on site when we first got there. We had to  search for the leak for awhile, the leak was above the drain in the center of the roof. Once we shoveled back the gravel and located potential leak spots. We then had to patch the leaks with mastic to prevent any further leakage. For this we covered the leak with a layer of mastic. Once the first layer was down, we then cut reinforcement mesh to place on top of the layer of mastic. We then covered the mesh with one last layer of mastic to seal in the mesh that we installed.

Having quality journeyman roofers ensures our work is always top quality. The  following installation report is a SBS Modified Bitumen Torch-On Residential Flat Roof Replacement in Edmonton, Alberta. May 14, 2015: Flat Roof Crew Arrives to Start Re-Roof. 7:30 am arrive on site. We started the day with our tool box meetings. We then set up ladder and brought all tools needed for job up to roof. We started removing the metal flashing from perimeter of roof. We also began shoveling gravel in to rows. Once all the gravel was off the roof, we then started to rip up the old roof. Once we had the old roof half ripped up the trailer was full so we did a dump run. We also stopped at Home Depot to pick up some 5/8 plywood for re-sheathing. Once back on site we filled the trailer again and then swept the roof. We had to re-sheath two areas; one on the east side of roof and one on the south side of the roof. Both were 4 ft x 8 ft sections, so 64 sq. ft. total. Once we had that done, we then layered in our fiber board (FR board). We  mechanically fastened the FR board to the roof using screws and plates. I then started torching while the other guys continued to screw in plates and start peal and stick on the perimeter. We managed to get the base sheet done 95%. There is just one small section left to torch (of the base sheet portion).

  May 8, 2015: Crew attends for day two of flat roof replacement. We got to site and finished torching in the base. Once the base was complete we had to take off the 2 bottom rows of siding because the coating on the back of it was highly flammable. Once it was off, we also had to use peal and stick to seal of the siding so no flames would enter in behind. After this was done we started capping. By the end of the day we got 80% of the field capped. By late afternoon the wind was too strong and kept blowing out torch so we left site at 5 pm.

May 19: Crew Arrives for Day 3 Completion. We finished the roof capping on the field area of roof and started our cap stripping. Once all the stripping was complete, we started our fire watch. We also put all the metal and siding back on. Site is now 100% complete and customer is happy with the work we did.

Whitecourt Industrial Liquid Rubber Roof Coating, June 9 2015

Article: Liquid Rubber Roof Coating. Industrial Waterproofing. Whitecourt, Alberta.

This is a site report for a liquid rubber roof coating to waterproof an industrial standing seam metal roof in Whitecourt, Alberta. Roof maintenance coatings will extend the life of a metal roof for many years avoiding costly roof replacement.

We started applying liquid rubber to metal roof systems in Canada about six years ago.

At first we were concerned because many of the elastomeric roof coatings are manufactured for the wider market - which is the USA. Of course this causes a challenge because most of the USA needs reflect or white roof coatings due to the temperature. If you have more warm days than cold days it is best to use a white or cool roof coating in most instances. If you have more cold days than warm days then a dark coating is typically the best choice.

We used various elastomeric coatings in various areas of Canada and over time came to be most confident in applying liquid rubber.

Engineered coatings with advanced polymer technology has changed the game for coating roofs in Canada.

Now that we have millions of square feet of coatings on roofs in Canada we can confidently say that liquid rubber is the best coating you can get for cold climates.

Some Liquid Rubber Facts and Ten Benefits of Using Liquid Rubber on Metal Roofs:

  1. Liquid rubber will waterproof your metal roof. It is monolithic. In other words, when we coat a roof everything is tied in to the main coating. The penetration holes, the parapet walls, the flashing, curbs, crickets and more. There is nowhere for the water to back up or penetrate openings. This is the primary advantage of a coating vs. a membrane system or a metal panel system.
  2. It is a rust inhibitor. If you have a metal roof that is either rusting or will rust due to the materials stored inside, liquid rubber is the best choice.
  3. It is a net benefit for building efficiency in cold climates. Recent studies have confirmed what we knew all along. Simply google key word phrases such as "cool roofing studies for cold climates" and you will find that coating a roof with a cool or white coating in a cold climate is not a wise decision.
  4. It will melt ice dams quicker and it will melt ice in the gutter quicker. A common problem with metal roof systems in cold climates is ice. When ice dams form they cause havoc with metal roof seams between panels, roof vents and curbs and ice in the gutter can "wick" up and under the eave area and melt and cause leaks at the inner wall. We can tie in the gutter system, the wall area and the roof with liquid rubber so no ice can "wick" in to your roof system.
  5. Coating industrial, commercial and any sort of internal gutter system with liquid rubber will solve a lot of problems you may be experiencing with your gutter systems. Especially troublesome are steel erected buildings with parapet walls that have low slope metal roofs and internal gutter systems along the inside of the parapet walls. Liquid rubber can solve that by tying the roof, the gutter and the parapet wall all together as one monolithic membrane system.
  6. It is UV stable. It does not need a reflective coating. It does not need pea gravel. It doesn't peel and crack in the sun.
  7. Liquid Rubber is non toxic, VOC free and solvent free. It cures to provide a seamless, fully adhered flexible membrane. It protects from UV, salt, thermal cycling and harmful chemicals. It is both worker and environmentally safe and is available for commercial, industrial and residential markets.
  8. When we coat your roof it is considered a maintenance invoiced service. Many customers tell us there are tax benefits to maintenance vs. replacement. Check with your accountant.
  9. Liquid Rubber works well in cold climates. It has an expansion rate of up to 1000%. Unlike other products, buildings that have liquid rubber installed by us in cold climates with heavy snow loads are doing well. We have liquid rubber installations in the coldest areas of Canada with snow loads over ten feet and liquid rubber has performed like no other product we can find (specifically for cold climates).

November 7, 2014: Crew attends to site location near Whitecourt, Alberta.

This is a electrical sub station that added an addition on to their building. The first deficiency was where they joined the building together there was an open split on both sides. Water was running down and leaking in to the building. I sealed it in with seam tape and Liquid Rubber. After that we prepared the roof fasteners, seams, etc and then we started to roll in the roof. We didn't spray this roof because it was smaller in size. Unfortunately it started to rain when we got to the 70% mark and there is rain in the forecast for many days. We will have to return at a later date to finish the coating.

April 14, 2015: Roof Coating Crew Re-Attends to Site.

When we finished 70% of the roof last season the rain came in and lasted for days and then turned in to a snow storm so this roof had to be completed spring of 2015 when weather was suitable enough to apply liquid rubber.

9:50 am arrived on site.

We  arrived on site and we did our daily tool box meetings. We then did a site orientation with the engineering company who hired us. 11:00 am we got on the roof.  One of us started painting the ribs with Liquid Rubber while I started coating panels with Liquid Rubber. We coated about 1100 sq. ft. It took awhile due to the slope of the roof.  At the end of the job the customer looked over the work and was very happy.

Article: Residential Flat Roof Repair Edmonton, Alberta. EPDM Low Slope Roof Membrane.

Repair of an EPDM low slope roof on a residential home in Edmonton, Alberta. The low slope (flat) roof transitions to a pitched shingle roof. Penetrations and challenges include chimney, skylights, vents, drainage, ice damming, and insulating value on low slope. Additionally the transition between the low and steep roof systems posed challenges. Also a section on choosing the correct low slope membrane and roof assembly.
This customer had originally called us when Edmonton had set records for snow-fall in January of 2012. She had significant snow loads on her roof and the concern was that her roof may collapse. So we removed the snow from her roof and discovered significant ice damming challenges on the low slope portion.
We returned in 2013 and 2014 to do regular roof snow removal because every-time the snow built up on the roof the heat from inside her home would get to the underside of the low slope roof sheathing and cause ice damming. The ice dams would then get in between the laps of the existing roof membrane and result in leaks.
Mid 2014 she contacted us to quote on the replacement of the low slope roofing with hopes of solving the problem.
We quoted the various options for low slope roofing membranes, which included; Spray Foam (SPF), Tar and Gravel, SBS Torch-On, EPDM, TPO, PVC and Liquid Rubber.
Our standard quotations include pricing for the different options available for flat roof system membranes, a roof inspection report, a write-up on the pro's and con's of each type of system and our recommendations for your most suitable roof membrane choices.

Our customer chose to replace her failing tar and gravel built up roof with an EPDM single ply membrane roof recovery (or retro-fit). This means that we removed the gravel and skinned the bitumen membrane off and then mechanically fastened a roof board and then fully adhered the EPDM. We also did some drain work and scupper work. Our customer did not opt for a complete removal, re-sloping with an engineered slope insulation system, or any additional R value added which could also have been done with simple rigid type insulation boards.
In early 2015 our customer had called with leaks to the low slope membrane - the ice dams were back. This is an important lesson in choosing the correct roof membrane, insulation, drainage, re-sloping and more. Had we been able to re-slope the roof and been able to add insulation value, the heat from the inside of the home would not escape and get to the underside of the roof membrane and cause ice damming. But, the customer requested the least expensive options and even though our reports (see link above for sample quotation and inspection report) explain in detail most considerations, this is the way it was requested to be done by the customer.
So this spring we returned to find the same ice damming causing issues with a now new membrane. We also found drainage issues which were expected - the roof was ponding because a re-slope was not in our scope. And there were some technical (debatable) installation tweaks that may or may not have been required. Nonetheless, we now had a new roof leaking the year after it was installed.
So of course we once again suggested the upgrade options to alleviate the issue but the customer would have nothing with that and requested we simply do the repairs and move on.
Below is an account from the crew of the type of repairs they did to try and mitigate any issues in the future (full well knowing that the prime aggravating factors are insulation value and sloping).
May 5, 2015: Crew Attends to Residential Flat Roof Repair.  We arrived on site at 9:58. We started the day with the toolbox meeting and safety documents. We then went up on roof to determine an installation plan. The scope of work we decided on and did is as follows.
Scope of Work # 1 The first step was to pull all EPDM down to flat roof from under the shingles at the bottom of the sloped roof. This reinstall was to ensure no water could be coming from the flat roof to steep pitch roof transition. We then had to remove all metal flashing from around the two skylights and chimney on the roof. Once we had all the EPDM pulled we started lifting shingles along the first few rows of the sloped roof and applied the EPDM bonding adhesive. This was done under the first couple layers of shingles and to the underside of the EPDM. We then installed the EPDM back under the shingles. Then next step was to apply a bead of water block on the edge of the EPDM under the shingles. Once that was complete we secured EPDM by screwing a piece of turn-bar down on the edge of the EPDM where the water block bead was applied.
Scope of Work # 2 The crew arrived on site at 1 pm and started working on the cricket behind the chimney.  He started by cutting a piece of EPDM 7'x3'. He then had to take the Epdm bonding adhesive and apply in the same manner as the work in scope # 1 by applying the adhesive under the shingles as well as the under side of the Epdm. Once the 7'x3' piece was installed he started working on the corners. Using quick prime and seam tape he seamed in the corners of the Epdm around the chimney.
 
WORK LEFT TO DO: -patch corners -more turn bar and water block -install and or replace shingles Roughly 6 hours of work left to complete.
MATERIALS USED: -7'x3' piece of EPDM -EPDM bonding adhesive 1/3 of a pail -screws -30 ' of termination bar - 2 tubes of water block -tube of caulking for skylights -half a tube of lap sealer for temporary seals -6 feet of seam tape - quick prime 1/8th of a pail.

May 8, 2015: Residential Flat Roof Repair Crew Attends.
We started at 7:30 AM with a daily tool box meeting. We then got up on the roof and started shoveling snow away from work area so we could complete today's scope of work.
Scope #1. Scope one consisted of applying corner patches to the rear corners of the chimney. The next step was to apply tape primer to the EPDM surface on the corner of the chimney. We then cut 6"×6" squares of 6" covers strip  to use at the corner patch.  We applied  this piece on top of the tape primer and let it sit to cure.
Scope #2. Install termination bar for the EPDM on the front of the skylights. For this we measured and cut a piece of turn bar to fit the front side of the sky light. We then screwed (mechanically fastened) the termination bar.
Scope #3. We had to take the bottom two layers of shingles off and replace with new ones. For this we had to carefully lift the bottom rows of shingles and pry out the nails so the shingles would slide out. We then took the new shingles and installed them. This consisted of laying down the first layer and nailing in place. The next step was to put on the second row of shingles which slid under the old existing one and nailed in place half way down the first shingle we layer down. Job is complete.

Edmonton Flat Tar and Gravel Roof Repair, June 8 2015

Inspection and repair of commercial tar and gravel flat roof repair in Edmonton, Alberta. Repairs include a rooftop vent, a B vent stack, make-up air unit curb, and a split in the tar membrane.

Flat roof repairs are required on every commercial and residential low slope roof - that is an unfortunate reality. However, repair costs can be mitigated through regular preventative maintenance.

Tar and gravel flat roofing is a type of low slope roof that can be repaired almost indefinitely if regular maintenance is done to the roof.

We recommend that inspections should be done every spring and fall. In spring to ensure that the winter cold hasn't caused damage that needs to be repaired before spring rain showers and in the fall to ensure the roof is in water-tight condition for winter months.

Performing regular maintenance inspections and doing any repairs required (in a preventative manner) will lessen the cost of repairs, damage to the interior of the building, and this will also extend the life of a tar and gravel roof at least 50% (if not more).

The report below includes a split in the tar membrane and other minor repairs which could have been avoided (or at least mitigated) through regular maintenance.

May 9, 2015: Customer Calls in to Call Center.

This customer works for a large commercial property management company in Edmonton. She has come to rely on our emergency roof repair dispatch quite regularly.

In this instance she had a tenant moving in to a strip mall location. The tenant was doing leasehold improvements on the interior at the time of the leaks. So needless to say, the tenant wasn't impressed.

May 9, 2015: Roof Repair Crew Attends to Roof.

Emergency dispatch. Our customer was experiencing a leak that was terminating on the ceiling inside directly below a make-up air unit. The scope was to find any source of the leak and repair it. I found four spots of concern for repair and regular maintenance.

Roof Repair # 1.

The first repair to be done was around a B-vent that was starting to lift from the base of the flange where it ties into the roof. I spudded the BUR membrane around the B-vent and installed a roof gum patch on it using mastic and mesh.

Roof Repair # 2.

The second repair was the make-up air unit itself. I located a previous gum patch 1 foot around the unit. I spudded the old gum patch out and also went another 1 foot beyond that to ensure a good seal. I gummed up on to the metal and meshed out 2 feet from metal on to roof and them sealed with mastic.

Roof repair # 3.

The third repair was a deleted vent that I didn't see anything wrong with it but it was close to where leak was so just to be sure I fixed it with mastic and mesh. I spudded out the area and put one coat of mastic then used mesh to seal the vent to the roof then one more coat of mastic.

Roof repair #4.

The fourth leak area was a seam that was starting to split and the seam was running into the make up air unit where the leak was located below on the ceiling of the location. I spudded it all the way up 11 feet total then used mastic and mesh to seal it in.

Man hours to complete = 4.5 hours x 3 men for a total of 13.5  hours.

A roof site report documenting the installation of a small flat roof on a residential property. We replaced the roof with EPDM membrane in Edmonton, Alberta. The old roof was a roll on built up roof. About EPDM Roofing. Ethylene Propylene Diene Monomer (EPDM) roofing is now one of the more used roof systems in North America. EPDM roofing is a single-ply roof membrane like TPO and PVC. The single-ply membranes came along more than forty years ago after tar and gravel and SBS modified torch-on. The most popular single-ply roof membrane systems in Canada are EPDM (rubber roofing), TPO (thermal plastic) and PVC (poly-vinyl). Single-ply membranes are more affordable than tradition BUR and torch on roofing systems due primarily to labor savings. Single ply roof material is also less costly, but the main savings comes as a result of installation time being less. In warmer climates, white or reflective roofs produce a net benefit for building efficiency. In colder climates (like Alberta), a black membrane such as EPDM produces a net benefit because we have more cold days than warm days. EPDM can assist with snow melt being faster and this improves overall building performance and efficiency by lessening the roof dead weight load. A dark roof will also melt ice dams quicker resulting in less maintenance due to membrane damage caused by ice and snow. EPDM also has the benefit of thermal shock durability. The EPDM roofing association states that EPDM has expansion of 300 percent. When you add the UV stability EPDM possesses to its expansion qualities it makes sense to use it in any environment. Traditional BUR and torch on SBS do not have the same expansion quality or UV stability. Tar and gravel requires pea gravel and SBS requires granules to protect it from the sun’s rays. Even TPO and PVC do not have the expansion qualities of EPDM. A significant benefit of using EPDM is that science tells us in many recent studies that in a cold climate single ply reflective roofs are prone to condensation issues – EPDM is black and doesn’t pose that issue. EPDM can last more than 40 years because of its high resistance to ultraviolet (UV) radiation according to the EPDM Roofing Association (ERA). EPDM’s resistance to moisture absorption allows it to be installed on roof systems with less of a slope than other single-plies. EPDM is also used for waterproofing reservoirs, geo-membranes, ponds and has many other uses. Choosing the Right Membrane for You. When choosing a low slope roof membrane we suggest examining the various options available on the market. Many contractors only install one or two options and are therefore not your unbiased source. Obtaining quotes from contractors that represent all system choices will help you determine which system is right for your building considering budget, performance, warranty, climate, efficiency and many more considerations. We see it all the time (the wrong choice) because we are roof repair experts - we process thousands of incoming inquiries every  year. We have seen people purchase EPDM when their roof was a high traffic area, which is not the correct membrane. We have seen large sophisticated operations in northern or central Alberta and Saskatchewan opt for a reflective membrane citing their green initiatives, which is not usually going to produce a net benefit and if you study it out will likely not hit the end goal target relating to green objectives. We have even had building operators in areas as far north as Dawson Creek or Rainbow Lake ask for a spray foam (spf) roof with a reflective covering such as polyurea on a metal roof system because their goal was to achieve waterproofing. Spray foam (spf) roofing of course will insulate but it doesn't assist in waterproofing and a reflective roof in a cold climate works against building efficiency. If you want waterproofing on a metal roof use liquid rubber in a cold climate. If you want R value then spray foam is a great option. But why pay for the insulation if you don't need it? There are many more examples. It is very important when choosing a low slope roof membrane to consult the sources and be sure it is the right system for your location and goals. Below is a report from Edmonton, Alberta that has a homeowner choosing EPDM because they wanted a better net benefit than white or cool roofing could offer. They chose a complete replacement vs. a roof recovery (retro-fit) because the existing roof assembly was not sound and there was existing moisture in the old built up roof. They did not require more R value so there was no added spray foam (SPF) or roof insulation boards to the roof. 7:30 am we started our day by going to pick up all materials needed to complete this roof . 9:30 am arrive on site . We did our daily tool box meeting for safety and then went up on the roof and started to tear up the old roof. This was not easy as there were three different roof systems on top of each other. This took 4 hours to do. Once it was fully tore up I started to replace the rotten areas with new sheathing, which wasn't much. We also had to install sheathing on the back portion of the roof.  To install the sheathing we used nails and nailed down the sheathing to the roof framing where it needed to be changed out.

May 24, 2015 - Day two on site.

8 am we arrived on site and had our daily tool box meeting. We then went on the roof and started sheathing in the entire roof. Once I got the guys installing plywood on other side of roof we went to install the EPDM on the back portion of the roof. Once that was complete we helped finish the sheathing along the parapet walls.

Once the roof was fully sheathed we then started to lay rubber on our open field. We managed to get most of it done, but we will have to return for 5 hours tomorrow to finish the roof.

May 25, 2015: DAY 3 completion.

We started the day with our daily tool box meeting. We went up on the roof and we started finishing the EPDM on field of the roof. We then started on the parapet walls.

When one side of the parapet wall was complete we then started on the other side of the parapet walls. When the parapet walls were done we then started to seal in the drain with form flash and install all the seam patches and corner patches also with form flash.

Once that was finished I helped the guys finish the other parapet wall. The crew then cleaned up the roof and the ground while I sealed in the other drain and corners with form flash. When the roof was complete I then put lap seal in the corners with patches and all three laps. The home owner did a quick inspection when we where finished and was extremely happy with the work.
