Edmonton Commercial Flat Roof Repair, March 2015

This commercial client in Edmonton required a significant amount of repair work to ensure their flat roof would pass inspection. The report follows our initial inspection and the subsequent repair process.
Inspection, March 13, 2015: We met with the client onsite at 10:30 pm to take a look at the BUR roof that needs a 2x2 ft. vent curb deleted and another new curb installed. He would like us to install two sleepers on the roof tied back into the membrane. Two gum boxes are to be installed as well, one for a gas line and one for an electrical line to go through the roof. This a single story with easy access all around the building. We did a cut test and found that the roof is made up of a 3 inch structural strammit with 2 layers of 1/2 inch fiberboard and mopped felt. The problem with this kind of roof is that the vapour barrier is the skin of the strammit and comes in 4x8 sheets. This means that any patch would have to be at least to the nearest truss and be supported with 2x4 boards under the cuts of the strammit opening. For any warrantied work, we should tie in the strammit vapour across the patch and this needs to be done from underneath after the patch is applied. This would also require a 3x3 ft. hole to be cut out of the ceiling and should be handled by the client ahead of time. The other option is to replace a full sheet of strammit which may include a new complete tie in around the next curb beside it (depending on the layout of the strammit). We could just cover the hole with 1 inch plywood using no insulation, then use peel and stick, and torch cap the BUR. I would not suggest warrantying this kind of repair, especially right on top of a large commercial stove. These are improvements to be made to pass inspection to get the restaurant operating again. Another issue is the amount of grease that has been dumped onto the roof. This will require a larger patch since the membrane close to the curb will not support a proper tie in of 2 ply torch patch, and will require a 4 ft. area of membrane to be spudded beyond the patch all the way around. The client has requested another 2 curbs, 1 for an exhaust vent and 1 for an intake vent for the RTU to sit close to the sleeper witch would add another 8 – 10 man hrs. to the job. He has requested that we wrap all 3 curbs with ISO and plywood which brings us up to approximately 50 man hrs. for: 1 deleted curb, 3 new curbs to be installed and wrapped, 2 sleepers, and 2 gum boxes. If the new curb is not prepped ahead of us then we will need another sheet of ISO (size to be determined by flange of curb) and plywood to wrap the curb. If there is no ceiling access when we are there then add another 3 man hrs. to cut out and clean up.
Materials Required:
  • (2) 4x8 sheets of 1 inch plywood.
  • 3 rolls of cap.
  • 3 rolls of torch grade peel and stick.
  • (2) 5 gallon cans of sam adhesive.
  • 2 sheets of 3 inch ISO.
  • (10) 2x6 10 ft. boards.
  • (3) 2x4 8 ft. boards.
  • (2) 4 inch gum boxes
  • 2 pails of gum.
  • Assorted screws.
  • 2 cans of spray primer.
  • 5 paint brushes.
  • 3 roller sleeves.

Roof Report, March 21, 2015: Today we deleted an old unit and added two curbs for new units. This was a difficult task as the roof is very old and quite frankly falling apart. There was also a section (6ft.x7ft.) that we had to remove because the grease from the grease trap had saturated the roof. Once we had all of this cut out and the insulation and plywood replaced, we roofed in the curbs and the greased section. All that is left to do is torch capping on the curbs and then add two more sleepers and roof them in.
As a side note, there are multiple areas around the added curbs that have positive leaks. There are also splits in the roof and major blisters. I pointed this out to the customer and he said he is aware of the leaks but has to wait for approval from property management before fixing them.
