High River SBS Roof Replacement, October 2014

This commercial client required a roof replacement and elected to have GRS install a 2-ply SBS Modified Bitumen system. This was done in High River, AB, far to the north of the province.   Roof Report: October 24, 2014 The team arrived on site for 9am and began to get it prepared to commence work the following day. Material lists were organized and ready for purchase, and the tools were loaded onto the roof. The crew waited for the dump bin to arrive, and once it had they went off to the store to pick up the last of the materials needed for the job's beginning. They ended the day for 3:00pm, leaving the job site for the evening.   Roof Report: October 26, 2011 The four team members arrived for 8:00am and worked for a few short hours until 11:30. In their time on site, they stripped off the torch-on system and moved materials to the side of the roof where they would begin work the following day. The weather forecast called for heavy snow, and ice crystals were building on the roof even after torching. They called it for the day at 11:30am, and would return the following morning.   Roof Report: October 29, 2015 Starting the morning at 7:30, the team got to work with chipping away ice, blow-drying the roof, and cleaning it off for work. Once done, they got to stripping outer walls, putting up around 25' of fascia, and stripping the parapet walls too. They installed two high domes and starting putting more capping on. Heavy snowfall came in just before 5:00pm, so the team wrapped up the site for the day.   Updated Quotation Delivered: October 30, 2014 We sent over an updated quote to the client to show payments that had been applied to date. There was some uncertainty remaining about the amount of sheathing requiring replacement, so the final quote was yet to be confirmed.   Roof Report: October 30, 2014 This day saw a lot of ice chipped away and snow swept off of the roof. They team torched the capping and installed scupper drains and the necessary downpipes. They left the job site for 4:00pm once word arrived that some more of the materials for the job site on order had arrived. They got the materials and returned to the town; an 8-hour round trip. Roof Report: October 31, 2014 There was some light rain in the morning, but not enough to cancel the day's progress. The rest of the roof system was ripped off and the rotten plywood underneath replaced. The last scupper drain was installed, and some more of the parapet wall was stripped. Once done, the last of the capping was torched on and materials were moved and prepared for the next day. After clean-up, the team departed the site for around 5:30pm. The day's efforts saw 25 sheets of OSB plywood 7/16 installed, which allowed for a final quote to be delivered to the client as everything that would be exposed and inspected had been so. Fort Saskatchewan Roof Leak Inspection, October 2014

This report outlines an inspection carried out by the GRS team for a client in Fort Saskatchewan. The location of the water leak was determined and a recommendation was made for the necessary repairs. Inspection, October 30, 2014:
This client has a leak in the SW corner of the hotel roof. While on the roof I looked through all of the laps in the area where it was leaking, (and on the top side of the slope that would have run through the area) and they were all okay. I did find a couple of breaches in the system. One I fixed with TPO cover strip and the other with water cut off. I think the leak is coming from the stucco to the frame work as there are cracks and holes through it. There is also an electrical conduit that runs along the parapet walls which is mechanically fastened. The conduit is attached with 1 inch screws and they are popping out, this should be fixed to prevent any further breaches to the system.

Engineered Liquid Rubber Roof Recovery in Edmonton AB, October 2014

Below you will find a quotation, project manager notes, and a field report for an engineered liquid rubber roof recovery for an industrial metal roofing client in Edmonton, Alberta. Quotation, October 15 2014:
  • Engineered liquid rubber recovery to complete metal roof.
  • Pressure washing to clean, water test, and assess.
  • Fasteners will be tested and replaced as required to complete the roof deck, penetrations, and gutters.
  • Sheet metal repair and penetration saddle fabrication as required.
  • Remove old caulking as required.
  • Hand trowel all penetrations, roof to wall connections, fasteners, ridge, horizontal sheet seams, hidden gutters, and roof edge at external gutters with mesh and high grade rubber as required.
  • Apply liquid rubber coating, allow cure time, repeat hand trowel process above, and apply second coat of liquid rubber.
  • Liquid rubber to full inside face of parapet and top of parapet cap.
  • Ten year manufacturer warranty is extendable to twenty year maintenance agreement.
Project Manager Notes This roof structure may be a candidate for either a repair-maintenance program or an engineered liquid rubber coating - you may not have to replace it. I would not recommend a standard reflective elastomeric coating, or the SPF spray foam (with standard reflective coating), as this standard does not last well in a Western Canadian climate. Liquid rubber performs well in our climate as it has up to a 1200% expansion/contraction rate. If considering SPF for R-value, we strongly suggest covering the spray foam with liquid rubber or EPDM. Our crews do this work everyday with success. Generally speaking, metal roof systems are constant aggravating roof structures. Industrial systems have a deficient design - they are water-shedding, and not waterproofing, coverings. Metal expands and contracts more than any other roofing material and tend to leak from ice/snow loads. Leaks are also intermittent at seams (vertically where sheets are seamed together and horizontally where seams meet between sheets), penetrations, fasteners, around the perimeters at gutters, under the eaves, and at joints between roof and wall connections. Rust and corrosion may also develop. Traditional caulking or coating lasts a few seasons at best. Remedies are either spot repairs - maintenance with caulking or engineered coatings. Our recommendation in this instance is a high and engineered 2-ply liquid rubber polymer coating with a 10 year warranty, with the option of a 20 year maintenance contract for extended leak protection. Our client approved the quotation the same day for a roof recovery. Field Report, October 22 2014: After picking up the liquid rubber, we went to the work site and prepared the roof with seam tape around all seam tapes and penetrations. We then began coating the roof with liquid rubber and completed this site by the evening.

Edmonton Commercial Roof Penetration Install, October 2014

This commercial client reached out to us about having two roof penetrations installed properly on their EPDM roof. The roof was very muddy and needed to be cleaned before the installation could begin. This was an EPDM roof which the client needed two penetrations installed on. The roof was very dirty and covered in mud which took some time to clean. They had used silicone to put a temporary seal which we had to remove once we had cleaned the area. We roofed it in with form flash and the job is now 100% complete. This was an hourly dispatch plus materials.

Edmonton Residential Flat Roof Maintenance, September to October 2014

Below you will find an assessment, field reports, and photo journal from the Edmonton roofing repair crew for a maintenance on a residential flat roof. The roofing system is due for replacement, but required immediate leak repairs and vent installations. Assessment, September 24 2014: The roof is a low-slope system with existing tar and gravel. There is an approximately 3 in. insulation on top of the plywood roofing below the tar and gravel. The client would like some insulation of their patched areas. The roof was installed in 1981 and needs to be replaced soon. There have been no leaks to date.
  1. There are two holes that need to be filled in - one where the old chimney was and the other where there was formerly a kitchen exhaust. Everything below the roof line has been removed, so the scope involves removing metal roof caps and installing pieces of plywood, insulation, and roof membrane.
  2. There is one hole in the roof requiring a new range hood. An HVAC contractor has already marked out a location on a roof where this hood will be installed. The hole needs to be 7 in. in diameter. The ducting requires installation and sealing.
  3. There is a small 2' x 12' addition over the front stairs that needs a roof membrane. There is no need to insulate this area, as it is just over the exterior stairs.
  4. There are two plumbing vents approximately 4 in. in diameter that need to be cut off and sealed.
Field Report, October 8 2014: The scope of worked was changed slightly. Rather than eliminating three vents, one was eliminated and covered in the drilled hole marked by the HVAC contractor. Another vent was then sealed that was leaking. I also ripped an old vent off and replaced it with a new one supplied by the customer. When our other crew member arrived back on-site with SOPRAMASTIC, we sealed all the vents in. Afterwards, we started work on the overhang above the front door. A drip edge was installed around the perimeter along with a 3 inch sheet metal angle at the wall connection. Seam tape was then applied all around it to get a good seal as we glued to the plywood surface. Finally, EPDM was glued down near the end of the day. Materials

  • 14 ft. of EPDM
  • 1x roll of 6 in. mesh.
Field Report, October 9 2014: We finished off the drip edge with seam tape, rolled it in, and then cut our access-rubber off. At this point, the site was completed.
