Edmonton Industrial Grade Roof Gutter Install, December 2013

This commercial client in Edmonton required a gutter installation on their metal rooftop. A GRS crew was dispatched to complete the work; this report outlines part of the installation and includes photos of the site. Roof Report, December 20, 2013: We set up the scaffolding but first had to dig out ice so that we had an area to put the scaffold. Then we put up 2 pieces of gutter (caulked and sealed) but can't put up anymore because a truck is parked in the way. We have to pick up and move the scaffolding by hand due to the ice (we cannot use wheels).
The riveting and 2 downspouts are done on the portion that we have up, unfortunately the truck is still blocking us from doing more. We had to break 6-8 inches of ice every 4 feet for scaffolding and downspouts. We cleaned up the site before leaving.

Below you will find a report of a gutter installation from the metal roofing repair crew in Edmonton, Alberta. December 17, 2013: Metal Crew Arrives on Site.  The crew filled their safety documents We then boxed the ends of the two existing gutters on the side of the building. We then boxed one end of the new gutter and worked on installing gutters on the front east end of the building. The crew then started to install more gutters and two pieces of flashing that had come off the building. The crew continued to install the rest of the gutters that we had on site 11 pieces total. We then made holes for the downspouts and removed snow on the west end of the roof where we will be installing gutters.

Edmonton Leak Inspection, December 2013

This report covers a leak inspection and repair carried out by GRS to one of our commercial client's metal roof system. We had to look through insulation and drain away some collected water from the ceiling. Inspection: December 21, 2013 We isolated the leaks to the southwest (about 20') and east (40' - 50') corners of the upper roof near the gutter systems. There was ice and snow buildup that had to be cleared away before a rooftop investigation could continue, so it was dealt with and we confirmed some potential areas for water ingress. The team also removed insulation from the ceiling one piece of plywood from the wall to inspect the area underneath the gutters. Findings: There was a great deal of moisture on the back of metal roof panels (that even poured out a bit when insulation was removed. The standing seam was wet to the touch (on the interior) and nearly dripping. This was likely caused by the amount of ice overfilling the gutter by 2" or more. There is also a possibility that the downpipe and gutter connection is leaking. In cases such as this, it could be that water freezes in the pipe, creeps over the connection, and seeps into the walls when it thaws out. Both of the leaks reported seem to stem from the same cause, which leaves us hopeful that repairs can be made to one location and prevent the problems in two. We advised the client of these possibilities, but informed them that there may be a few attempts made over the course of the season, considering the existing ice makes for difficulties in the repair attempts. Edmonton Rooftop DecTec Installation, December 2013

The report below follows repairs made to this client's residential roof deck. They sought a DecTec installation, replacing the existing system with one to be more reliable. Unfortunately, the in-progress roof reports' photos are no longer available; the placeholder image above is another project of GRS' that illustrates a similar roofing system.   Inquiry Received: September 9, 2013 When we first heard from the client, they told us that their deck is built right into the roof (as a cutout), and the flat floor seems to have leaked. It appears that their previous repair job was not done properly, and they had worries that there would be more existing issues that had not yet been discovered.   Quotation Delivered: September 11, 2013 After hearing about the situation, GRS project management delivered a quotation was for roof deck repair and/or replacement options. We booked them in for service, set to repair the problematic areas.     Roof Report: December 7, 2013 Given the temperatures and snow buildup, the technician began their time on site by bringing up the heater to warm up the deck. By raising the temperature of the decking surface, it would be better prepared to accept the patching material. While the deck surface was warming up, the technician planed and sanded the deck joints to give a flush connection. At that point, the servicing technician installed the deck patch to alleviate problems with the reported leaking. They went over the next steps with the client, letting them know that the existing slope of the deck is moving water into the drain nicely. The rest of the job should be completed the following Monday with the DecTec installation. The GRS technician waited for the deck patch to set and dry in place. They put together a plan for the scope of work yet to be completed; details below.
  • Sand the deck patch down.
  • Cut the plywood on the walls to a height of 6", as the old membrane will not come off the walls and there is a gap from where the deck was lowered.
  • Replace the removed plywood with 1/2" plywood boards.
  • DecTec to then be installed.
  • Must then install peel-and-stick membrane to the door frames, power outlets, and lights in the area.
  • The vapour barrier must also be installed where needed.
  • The handrail, which is currently in a rotten/poorly state, will need to be removed and replaced with a new piece of lumber (2" x 8" x 12')
  • Install more peel-and-stick membrane to the top of parapet walls and the new hand rail.
  • In Spring 2014, Hardie Board and metal trims can be installed. It may be able to be done sooner, as the product doesn't need to be painted.
Unfortunately, the photos for this site are unavailable - please accept our apologies!   Roof Report: December 10, 2013 The GRS crew arrived on site for 8:00 with the day's paperwork only taking them until 8:15am. They began tearing out the plywood walls, working through 11:00am. After that, the area was cleaned and prepared for the floor membrane over the next couple of hours. The DecTec was installed between 1:30 and 6:45, with one of the team members departing for the evening around 4:00pm. The site was cleaned up between 6:30 and 6:45pm, with garbage disposed of and the materials and tools packed away.     Roof Report: December 11, 2013 The team started their day for 8:00 once again, filling out the pertinent paperwork and bringing all tools and materials into the work area by 8:30am. They began preparing the walls for the Tyvek wrapping by removing all of the preexisting staples and nails from the structure and surface. Half an hour later, they began installing the Tyvek wrapping, taped up the joints, and affixed peel-and-stick membrane to the area. The membrane was all installed by 5:00pm, so the team spent the next hour and a bit cleaning up the site, removing the materials and tools from the work area. St. Albert Liquid Rubber Coating, December 2013

This report covers the second liquid rubber coating job in a series of repairs made to this client's roofing system. This visit, they required some newly-found leaks to be repaired with another application of liquid rubber solution. GRS went on-site to dry off the roof surface and make all the necessary repairs.   Roof Report: November 4, 2013 The team started their day when they arrived at the liquid rubber shop for 9:30am. They picked up five pails of brush-grade liquid rubber for the work site. Knowing that the scope of work entailed bringing the liquid rubber to 2' height from the roof surface to the adjoining wall, they made sure to pick up the appropriate amount for the project. As this team is based out-of-town, they travelled to the work site and arrived for 4:30pm with all gear on hand. They filled out all of the safety documents and paperwork, then went up on the roof to begin. An area heater was brought up to the roof, and the existing snow and plastic was removed to make room for the affected areas in need of repair. For the final order of business, the team called the client (then-currently away from the location) to inform them that work on the repairs would commence the following morning. They departed the site around 5:30pm with everything in order for the next day's work.   Roof Report: November 7, 2013 This day had the GRS crew arrive on site for 11:30am, where they got to removing the tarps and examining the area for moisture. Most of the surface was dry, save for some spots near the chimney. A tarp and the heater was set up to assist in drying off the roof some more, and they began the liquid rubber application to the areas dry enough for adhesion. The damp area required some more time to dry, so the team left the site around 12:00pm; set to return when the damp spots were ready.   Roof Report: November 15, 2013 The team arrived for 9:45am on this day, ready to remove the tarp, heater, and get to applying more of the brush-grade liquid rubber. They applied the liquid rubber to the now-dry spots near the chimney, completing this round of temporary repairs to the roof. Edmonton Emergency Roof Ice and Water Removal, November 2 2013

Our team arrived on location in response to an emergency call for a Torch On flat roof with ice and water build up. There was a few inches worth of ice with up to six inches of water buildup underneath. They broke apart the ice, but found the scupper drains to be frozen up (causing water backup and subsequent freezing). Needing a water pump to dispose of the flooding, they put in a requisition one and had to wait some time for one to become available. Returning to the site a few hours later, they successfully pumped the water off of the roofing, and turned to inspect the scupper drain. Inside had frozen up, and it could not be cleared without causing more immediate damage. Edmonton Residential EPDM Roof Recovery, October 2013

This client in Edmonton required a quotation for an EPDM roof recovery. The report outlines the recovery process carried out by one of the GRS crews. Roof Report, October 25, 2013: We arrived on site at 9:30 am to measure the roof and order the material for the job. The bin arrived at 12:00 pm. We started to remove the gravel and were about half way done by 6:00 pm. Roof Report, October 28, 2013: The front entrance is finished but the back one is only just started and I will have to continue in the morning. There are some issues with the metal beyond my capabilities but as far as the roof is concerned it will look great when complete.
Roof Report, October 30, 2013:
Today we completed the small EPDM roof at the back of the building and then left to work on another site. We then returned to remove water from the roof area that we are starting on tomorrow.
Roof Report, October 31, 2013: We managed to lay out the first 20 ft. run across the main roof and through most of the details on the roof. The EPDM was not fully relaxed and I have some wrinkles to deal with tomorrow. We will push through and have it sealed by Friday afternoon.
I will require another crew member to assist with the metal wall detail on the smaller roof. There is only a 2 inch lip on the outside perimeter of the main roof, but the existing metal seems to still fit well. I had the crew dry out and prep the next area to be completed and I worked on getting the details done from the previous day. Then we were shut down by high winds.

Roof Report, November 4, 2013: With the crew being down to 3 of us for the day and me leaving for the weekend, I needed to make sure that the roof was 100%. We completed the rest of the details and cleaned up the metal for re-use. Then we installed a tie in and prepped the roof for snow.
Roof Report, November 8, 2013: I am going above and beyond on the details to ensure that the roof will last and not leak. We have 12 ft. x 47 ft. of roof left to install as well as the metal. I am going to need both trucks to get all my supplies and tools back to Calgary.
We managed to finish the field and have a few details left to complete the roof. We had just enough rubber to finish with a few scrap pieces left over. The roof should be completed by Sunday afternoon, short of some metal on the inside walls of the lower roofs. I need another crew member to install those properly as it could cause problems later if not done right. Roof Report, November 8, 2013:  
After dealing with both trucks in the morning we didn't get to start roofing until 10 am. It was slow going due to the weather, but we managed to get 30 ft. of perimeter detail, 1 plumbing vent, 2 curbs, and another 4 ft, of outside detail done on the other side. We still have another 15 ft. of perimeter detail to seal and an over flow scupper to seal in. Then the upper roof will be completed with regards to the EPDM install.
Roof Report, November 10, 2013: We completed the EPDM part of the roof, and I got all my tools and supplies back to Calgary. There were a lot of wrinkles on the roof after we were done but I made sure none of them went through laps.
All of the original metal is secured on the main roof. There were some hinges on the roof hatch that if reinstalled would have made the roof leak, so I left them alone. I left a message with bins by Joe and they will contact me when the bin is removed. After that I will let the crew know that the plywood and clean up can begin. < End Report >

Edmonton Residential Flat Roof Inspection and Repair, October 2013

The report follows a repair on a residential rooftop that is in fairly good condition. No leaking is present however there are issues with the penetrations on the roof as well as the flashing and vents. The home owner requires an inspection of the roof to pass and therefore needs the repairs completed immediately. Roof Observation Report: With respect to the request to observe the roof assembly at said location, the following are noted: The roof overall is in fair to good condition and looks to be approximately 10 – 15 years old. No leaks identified. No soft spots observed. There are however deficiencies with the penetrations on the roof. It appears as though the roofers installed the roof penetrations without a proper tie into the BUR and just graveled over the flanges. Hence, the lead flashing on the plumbing vent(s) is slowly sliding down hill and bending. Additionally, there is some minor damage at the front end of the house were the felt has been exposed to the sun and has dried due to UV and separated from the house. This will lead to leaks if not repaired. At the back of the house, there are some sun dried spots due to UV along the gable drip edge but this will not be an issue for another 1 - 2 years approximately. The roof definitely requires one plumping vent replaced and a small area of gum and jewt in the front of the house to pass inspection. The other vents are going to cause problems within the next 5 years or sooner. I would need approximately 16 – 24 man hrs. to replace the one plumbing vent and remove some flashing at the front of the house which would bring this roof to a “pass” condition. However additional time is required to properly install all penetrations (approximately an extra 32 - 38 man hours). 1 2 3 4 5 6 The crew arrived on site to begin repairs on the roof. The lead flange for the plumbing stack (completely cracked) was fixed. Next they spudded the field and installed a high top. Finally it was gummed and then poly was applied on top. Gravel was added for the finish. Materials Used:

  • High Dome Flashing for 4" Vent.

Edmonton Industrial Gutter Installation, October 2013

This client requested a quotation for an industrial gutter installation, downspout installation, and snow rakes. Our crew was dispatched to the site to perform the necessary work. Inspection, October 19, 2013: The crew arrived for their initial inspection and measured the gutters, downspouts, and snow guards. Roof Report, December 16, 2013: The crew unloaded their tools and materials at the work site. Two crew members started removing snow and ice so that the old gutters could be removed. The ice rake also needed to be removed. By day's end all of the old gutters had been removed and the new gutters were prepped for install the following day. Roof Report, December 17th, 2013: At 8am the crew filled out safety documents before beginning to work. Then they boxed the ends of the two existing gutters on the side of the building. Following that, they boxed one end of the new gutter and worked on installing gutters on the front east end of the building.

After lunch the crew continued to install more gutters as well as two pieces of flashing that had come off of the building. Holes were then made for the downspouts. Finally snow was removed from the west end of the roof where gutter installation is to continue.
